Was staying in Sanford for two nights for business. Got out of work late the first night and went to the IHOP as it was close to the hotel. Heather took our orders, and the food arrived very quickly and hot. The next night, Heather greeted us, asked us if we wanted the same drinks we had the night before, took our order, and again the food arrived quickly and hot. The place was clean and the staff pleasant. Would go back there again.

I'm an IHOP fan. This location is still fairly new. Perfect for our family since we live in Sanford. It's very convenient for others as well since its right off I-4 in Sanford. It's very clean, staff is friendly and food is fresh & hot. Our food always arrives in a timely manner as well. How can one not love a place that has a full pot of freshly brewed coffee right on your own table?!

Very clean...... coffee is good.. at 9 pm they brewed me a fresh pot. I had the pleasure of having Samantha as my waiter. She was very pleasant to have serving me, she knows how to work the room and Insuring she knows your enjoying your dining experience. Her multitasking is superb.. I will come here again in the morning. I rate this in the top I've been too.

I really had low expectations for this place. Their menu is loaded with very few healthy options. I just don't see why you need 12 pancakes when you order a coffee. But we had a great experience. Waitress Kelly made it awesome. She was super friendly and picked up on us wanting to eat healthy and offered some suggestions. We ate great! Fast and friendly service and our waitress should teach clinics to other servers she was that awesome. We didn't have to wait on anything! Place was clean and within walking distance of our hotel (Springhill). We also got a discount on our meal by showing our room key from Springhill.

This IHOP just recently opened, and we thought we'd give it a try for breakfast this morning. We arrived at about 9:00, and there was no wait for a table. The atmosphere was busy and bustling, but not frantic. The greeter was friendly and quickly got someone to seat us. Our server was Mary, and she was cheerful and attentive throughout our visit, offering more juice, picking up empty plates, and stopping by to see if there was anything at all that she could get for us. My husband ordered country fried steak, eggs, hash browns, and pancakes. The country fried steak was piping hot, and it stayed that way throughout the meal. The gravy was perfect, better than any he's had elsewhere. He ordered his eggs sunny-side-up, and they were just right. The hash browns were just seasoned enough and crispy on the outside. He mentioned that his pancakes, though tasty with the butter pecan syrup, could have spent about 30 more seconds on the griddle. Also, he suspects the batter may have been mixed a little more than needed, as the pancakes could have been a little fluffier. I ordered the Cinna-Stack pancakes, and they satisfied my cravings for both cinnamon rolls and pancakes all in one shot! Very tasty! My over-easy eggs were cooked like they were supposed to be, and my bacon was fine. Some may want theirs crispier, but I thought it was a good "in between" crispy and chewy. My 10-year-old son had no complaints about his pancakes and bacon. He gobbled them up. He also ordered scrambled eggs, and I sampled them. They were cooked more than I would have ordered them, but were not overdone. They were probably cooked the way most kids like them! Overall, we were very pleased and plan to return. Maybe we'll try lunch or dinner, as there were some things in that section of the menu that caught my eye.

Great place to eat breakfast at any time,this location is kind of hidden next to a gas station and by Don Pablo's next to I-4 in Sanford. Service was great and fast plus we got seated quick and got our food fast,our server Tammy was nice and friendly and took good care of us. I had the banana pudding pancakes meal with eggs and hash browns and Sausage. Good food and good service plus affordable prices and food that won't make u sick like other places. Definitely one of the better locations

IHOP is as IHOP does. This one has the same super glossy menus as others with a mix of pancakes, eggs, breakfast meats and such available all day. Because it's close to the Interstate (though some planning is involved to get here from I-4 going North), you'll be able to get your Rooti Tooti Fresh & Fruity and be back on the road. I like their tradition of coffee carafes on the table so that you don't have to catch a waitress to bring you a refill. And the food is decent for what it is. Today's visit was a bit slow getting seated and getting my order taken but once that was done, the food was quick.

Spotless, friendly, good value and lots to choose from. Jordan our server, one of the nicest servers we ever had anywhere. She even mentioned one of the other servers 'in her nieghborhood' and introduced us in case she was busy and we needed something. We met, by chance, the owner (this is the last franchise in Orlando). Super nice lady whose family owns one in Orlando and she's been with Hop for nearly 20 years. While there's something about a 'local place' or 'divey place' this is something we know, it is spotless, quick service, friendly, good food, good value...a great spot and in our case near to home. Also, they have a meeting room so you can meet there or I suppose have a larger group (teams, groups etc.).
