We rented the house for ourselves and immediate families for a weekend in May 2010 for our wedding, and would do it again in a second. Troy and Kathleen are phenomenal hosts and went above and beyond to make every detail perfect. We didn't have to worry about a thing once we arrived - the wedding/reception seating, tables. tent, flowers, cake, caterers, beautiful new landscaping - every single thing was taken care of. I have heard people's stressful wedding stories, and I was lucky to have NONE of that thanks to the owners of this wonderful place. The rest of the weekend before and after the wedding was fantastic as well. The daily gourmet breakfast and heavy hors d'oeuvres were delicious. Everyone loved the accommodations and the fantastic hosts. I can't say enough great things about Chestnut Hill.

Exceeded our expectations! Not sure where to start- the property is easy to find and appropriately sits on a hill. Owners, Kathleen and Troy, greeted us upon our arrival as if we were family. We got the tour of what I would consider the most luxurious B&B if have ever visited. The property has been converted while maintaining the charm of a historical home and it's obvious the owners have put a lot of love into the restoration. Our room was huge- amazing bedding, fire place in bedroom and bathroom (yes 2 gas fireplaces), walk in closet, 2 person jacuzzi tub (and the water stayed hot while filling this huge tub), huge separate shower with side jets. Then you notice the little touches- his and hers hangers in the closet and 2 luggage stands, Keurig in room with wide variety of coffee, tea and hot chocolate and turn down service. We had a vip package so we had bathrobes, champagne on ice upon arrival, roses, and gourmet chocolates. On the lowest floor is a huge big screen tv with family room seating, bar with beer, water, and chips to help yourself. 2 other living room areas as well. The dining room was gorgeous and the breakfast was just perfect. A happy hour gourmet appetizer was perfect before heading out for dinner. This is a perfect romantic getaway or wedding destination. Kathleen and Troy thought of everything to make a very memorable trip.

We had another amazing weekend here. Same wonderful hospitality, same luxury! This time Troy and Kathleen recommended a local restaurant and made reservations for us, it was a nice touch and we had a wonderful meal. We came back to a lit fireplace and a toasty room -- perfect for the cold, wet night!

We didn't get a chance to stay here (due to my procrastination) but when I called to book they could not have been more helpful. They knew I was not going to give them any business yet they still took the time to help me have a great weekend. My dad has stayed here and says it was phenomenal. Awesome people.

I believe that in every relationship, there is the romantic one, and the pragmatic one. I'm the pragmatic one. My husband is the one who surprises me with gifts and candles and getaways. However, last year was pretty tough for him, so for a belated Valentine's Day gift...I plotted a quick romantic getaway. I had so many things against me - I wanted it to be somewhere we've never been before. I wanted it to be drivable (within 2 hour drive) of where we live (DC). It needed to be dog friendly (we just got a dog and my husband wouldn't want to leave her in a kennel). It *had* to be romantic. I scoured Living Social, Groupon for deals and ideas. NOTHING that met my criteria. Then I hit up TripAdvisor...and like a ray of sunshine breaking through a grey and stormy day...I was saved. ENTER: Chestnut Hill Bed and Breakfast Now, I'm normally NOT a fan of B&Bs. I always feel like I'm staying at a fussy aunt's home...but the husband loved them. And I admit, it's pretty nice to not have to worry about finding breakfast in a strange town first thing in the morning. Well, Chestnut Hill did me one better. To start with, when I called to book - they gave me a room with TWO fireplaces...one of the fireplaces was in the private bathroom...with a JACUZZI (we stayed in the Alexander Daly Room). Then, when they heard that it was supposed to be a romantic getaway...they set up a COUPLES MASSAGE for our room. When I asked about what is there to do in Orange (I'm thinking...cow tipping? HA! I know, I'm terrible)...they told me about all the amazing wineries within a 10 minute drive. Plus there were historical homes (Montpellier is right there). They proceeded to call up all the wineries, to ensure that we could bring our dog to the wine tastings (there were 5 that made the list)...THEN they mapped the wineries, so we wouldn't be driving back and forth. On top of everything else, Chestnut Hill had a lovely basement (more like a family style den) that had an OPEN WINE BAR. After our drive down on Friday night (ugh, traffic), we got to our rooms...and made a beeline for the wine and between the wine and the jaccuzzi, we were relaxed and noodley before 9pm! I have to admit...if last month (when I booked all of this), anyone told me that I would find an action packed weekend in Orange, VA...I would have looked at them funny. But even before we checked out for the weekend...we were already planning another romantic weekend back. P.S. This, without a doubt, the most romantic thing I've ever done for my husband...he was shocked. HAHAHA! P.P.S. The breakfasts are RIDICULOUS. OMG. I wanted to never leave that table!

When my wife and I arrived we were greeted as if we were walking into our own home. That sums up the entire experience. It felt like our home away from home. The room was beautiful and the atmosphere was so relaxing and friendly. Chestnut Hill is close enough to some amazing sightseeing opportunities and wineries. During our stay we ate at some delicious local restaurants and spent nights sitting on the back porch hanging out with other guests. In the mornings we had breakfast with the other guests and then parted ways. I highly recommend staying here if you're ever planning on visiting the area.

My now-husband, Michael, and I got married at Chestnut Hill this last weekend (4/19/13-4/21/13). If you are planning to book this place for a wedding (and you want to do it on a weekend), you had better be planning OVER a year in advance in advance - we got the weekend only because someone else canceled. Now true, April is prime wedding season, but Troy and Kathleen (the owners) are just that good that they are booking really far in advance. It is so so so worth it. The planning on the wedding: Troy and Kathleen are worth booking just because of the experience they have in the local wedding industry. They knew who were good vendors, who were pricey and worth it, who were a deal and great, and who to avoid. I can genuinely say that every time Troy and Kathleen made a recommendation to us, it was spot on the money. They charmed my parents, which made the whole thing easier, they met with us several times to coordinate details. They tell you when you book that they won't be your wedding planners (and they aren't - you still need to do the legwork) but that was perfect for Michael and I. We were never made to feel like we were an imposition - even if we were calling late at night to ask a question. A couple of times Troy called us up and made offers about how we could save money - from buying in with a bunch of other wedding couples to get the nicer toilets near the tent, to getting the swag in the tent (so worth it!) for a discount price. The actual weekend was amazing. We got Chestnut Hill because we wanted to do everything in once place - rehearsal, rehearsal dinner, wedding and reception. The site was perfect for that. The venue was beautiful. There were a couple of small problems that cropped up over the weekend (there always are!) but Troy and Kathleen made them disappear so that Michael or I didn't even know about them until afterwards. We loved having the common spaces to hang out in. Food: This deserves its own paragraph. Troy made the most delicious breakfasts for my family when we were staying there for the wedding: one savory and one sweet, by request. There were surprise cupcakes that my brothers devoured, and afternoon snacks. I really can't say enough about how wonderful this B&B is.

My wife and I stayed here for our anniversary, which falls on Independence Day weekend. We are no B&B connoisseurs, but we have stayed at a few and we know what we like. And we like Chestnut Hill...a lot. The house is beautiful. It's up on a hill (hence the name) and as such, gives the impression that it is on an oasis separated from the world, and your worries, below. Parking is in the back, and as you walk in the house, you are greeted by a well laid-out patio, with a gas-lit fire pit and a koi pond. Inside, the rooms are spacious, very comfortable and well appointed. But what attracted me the most was the basement level, which looks very much like the man-cave of my dreams, with exposed brick, dark red walls, soft couches, a big television and an even bigger, well-stocked and complimentary bar. However, in my view, what separates Chestnut Hill from the rest is the level of service and attention to detail of the owners, Kathleen and Troy Ayers. Kathleen is a gracious hostess who was willing to accommodate us on our anniversary, going as far as to set up breakfast for us outside next to the koi pond our first morning there. Troy is the man behind the curtain: an excellent chef (Grand Marnier French toast, need I say more?) and an incredible tour guide. There is a lot to do in Central Virginia, and Troy is willing and able to help plan out your activities, setting up dinner reservations, helping you pick out wineries to visit (the two he sent us to were very nice) and even setting up horseback riding or hot air balloon tours. There is a healthy amount of competition with respect to B&B's in Orange, and I imagine it can be difficult and taxing to distinguish yourself from the rest. Granted, we have not visited any of the others, but we were so impressed by our relaxing getaway here that we're not going to, at least any time soon. We will return to Chestnut Hill.

This place was great...got very lucky and was able to make a one night stay at last minute. Troy and Kathleen were awesome hosts. The room we stayed in was gorgeous, tons of tv channels (not that you'll need it), great soaps and shampoos, all the amenities of a hotel. The bathroom was super clean, the linens were fresh and very clean. We felt bad with how generous they were with their wine, but that didn't stop us from drinking a bottle and helping ourselves to the fridge with water and soda. The grounds were beautiful with a small waterfall and koi pond and terrific covered patio. Kathleen gave me a ton of great restaurant tips, though i didn't pay quite enough attention. Ended up at a place called the Silk Mill. Was mediocre at best, but cool history within the building itself. Advice: pay attention to kathleen's recommendations on local restaurants! Breakfast was amazing! French toast, bacon, asparagus, coffee and fresh squeezed orange juice! Troy is an encyclopedia of antique shops in the area, make sure to get his tips! Definitely look forward to coming back.

I have stayed here twice, and it's far enough away from Richmond, VA to be away from Richmond, VA. It's the town you drive through going somewhere else and you NEVER get to stop. Go-ahead, wakeup on a perfect Saturday and decide to drive west, [if from RVA] when you find this wonderful piece [peace] of heaven, you'll never want to leave. Kathleen and Troy, the owners, are accommodating, helpful and immediate friends. The second time I came alone, but never once felt alone. If you need time away, and live in Virginia, get in the car and head their way. Oops-call first; cheese, chocolates, strawberries, wine or a 90-minute in room massage could be waiting for you, just ask. Need I say more!

Troy and Kathleen are exceptional hosts. When we arrived, we were treated to Kathleen's warm and gracious hospitality. She was more than happy to spend time answering questions about the property and history of the house. We shared an excellent bottle of wine, fun conversation together, and were further treated to one of Troy's gourmet snacks. Although the house was built in the 1860s period, Troy and Kathleen have carefully renovated the home making most things new while preserving important architectural details. Therefore, our room was nicely appointed with quality linens, toiletries and furnishings equal to a luxury hotel. The wine and snacks at night along with the gourmet breakfast each morning were exceptional treats. After getting to know us, restaurants and reservations were very helpful and spot on to our needs. We will go back. ENJOY!

My wife and I went here in mid-week and had a great time. The hosts are excellent and the food was incredible; the best breakfast I've ever had at a B&B, and we're both picky eaters. One thing I'll say - the downstairs rooms are pretty social, which was fun - but you might not want to plan on an afternoon nap if you're in one of the rooms. Still, that's not a complaint. We enjoyed getting to know the other guests. Can't recommend it enough; we're glad we went and hope we'll be back.

I was so excited to try this B&B out, located in Orange, VA. The inn itself is located on top of a hill, and there's a neat history with it - be sure to read the article in the entry way and ask Ms. Kathleen about it when you're there. The house was decorated well; the parlor, the dining area, and even each of the floors. We booked the Emily Macon's Bridal Suite, and the room was so cute - four-post queen-sized pillow-top bed with soft sheets, cozy spa robes, a separate room with Direct TV and a wet bar stocked with soda, water, and beer, and Keurig machine with pods of tea/coffee; and, of course, my absolute favorite: the claw-foot tub! Mary Kay and wonderful smelling Natura products lined the bathroom. The room itself was a white/beige/gold theme with little lamps throughout. There was also a turn-down service, complete with a little plate of chocolates by the bed. Downstairs, there was a bar with also a well-stocked fridge, red and white wine, and Ms. Vickie's chips if you have the munchies. Mr. Troy made us a chicken tender appetizer with honey dijon mustard sauce on the side - the chicken tenders were so crispy and hot, it was awesome! For breakfast, we started off with a baked pineapple, creme fraiche, and chopped pistachios (yum yum!); for the main entree, it was the Florentine, topped with prosciutto, sauteed spinach with garlic, egg (any style you want), shaved Parmesan, all on a ciabatta bread, with a side of orange slices. This was nicely seasoned and quite nice! Fresh orange juice as well as fresh-brewed coffee were also available. Ms. Kathleen was such a sweet hostess, and she had great recommendations on local attractions and restaurants to check out. She always available if you had any questions and such. The two pups of the house, Nickie (sp?), the Yorkie, and Oliver, the Maltese, were so precious. Our wedding date was May 16, 2015. I cannot say enough positive comments about Troy, Kathleen, and the whole staff at Chestnut Hill! Troy was amazing from my very first meeting with him. He listened to what kind of wedding I envisioned and my budget and offered spot on recommendations for all of the individual vendors I needed to get in contact with (Food, DJ, Florist, Cake). During the rehearsal Troy was very professional and thorough with the party letting everyone knew exactly what part they played! However, all of Troy's hard work explaining the process and lining everyone up by the beautiful fountain was ruined the next day by thunder showers. Despite the rain, Troy and Kathleen were well prepared with a contingency plan and ensured that my wedding went as smoothly as possible and that my guest stayed happy while having to move to under the tent. As far as the house and location, you cannot find a more beautiful spot!! The grounds are very well kept and the new additions to the walk way and tent saved my wedding! I highly recommend renting the house for the weekend if possible as the beautiful decor will make you feel like you are living in a fairy tale! We invited a few family members and friends to join us for drinks in the "groom's den" after our rehearsal dinner and everyone fell in love with the space. The breakfast served on Saturday and Sunday morning was to die for! Troy's cooking is just as wonderful as his hospitality! The whole experience was amazing and we can't wait to return for our anniversaries!
