    A modern jewel box of a B&B, this is perfect haven for design and eco nerds. There's a little glass box of a lobby/kitchen/common area with beautiful dove grey Arne Jacobsen egg chairs around an Eames surfboard table where out-of-town bleeding hearts can read the NYT (also provided). This room and all rooms open onto a shared courtyard which is beautifully landscaped and outfitted with understated and comfortable furniture, including hammocks! You can tell this place was a labor of love -- no detail was overlooked. The heating system is completely silent, there's keyless passcode entry (and guests get to choose the code so there's no check-in), the latex-core mattresses are super comfy and hypo-allergenic, the Malin+Goetz jugs of product in the bathroom are eco-friendly and luxurious all at once, there are awesome paintings of bunnies in each hotel room. Oh, and the rainfall showerhead in the robin's egg blue tiled bathroom was heavenly. There's round-the-clock coffee and tea, a snack, wine and beer happy hour, and a serve-yourself breakfast that's simple and fresh. AND Kimber Modern is on a side street just off South Congress by Austin must-tastes Amy's, Jo's, Guero's, Hey Cupcake! and more. Wish we were able to stay longer than one night.

    My girlfriend and I recently had an excellent stay at Kimber Modern. Our room (the orange room) was nicely furnished, smartly designed, and comfortable . The location is perfect. The afternoon "happy hour" and continental breakfast in the morning were both fantastic. My only complaint (and thus the 1* deduction) has to do with parking. After leaving the hotel for a later dinner followed by drinks, my girlfriend and I returned to find that all of the parking spaces were occupied. We were forced to leave our vehicle parked on the street overnight. Free on-site parking was included in the cost of our stay, but unfortunately we did receive the full benefit of it. Because guests are not given parking passes to display in their dash or even room-specific designated parking spots (such as parking spots labeled "orange room", "red room", etc.) there was no way to know who was authorized to park there and who was not. I hope that this is an issue that will get addressed as I would love to stay at the Kimber Modern again, except this time without the worry of losing my parking spot.

    What a fantastic B&B! This place is just like Austin - hip, friendly, beautiful and like no other." They have through through every detail from the design, to having filtered water that is more environmentally friendly, FANTASTIC coffee available 24/7 (that even makes latte's and cappuccinos), to keyless rooms that operate from a code that you select. This is really a special place. I staid in the one Suite which isn't huge but has the advantage of being in the back of the property and right off of the deck. It has a kitchen table, a living area, separate bedroom and beautiful bathroom. For the small extra money that it costs, I would recommend it. The only downsides I've seen about the property are: 1. All rooms are off of a beautiful courtyard but that means that you hear people hanging out there late at night and, 2. I talked with someone in a room facing the street and he said that he had trouble sleeping due to music from a local club (this is probably only an issue on weekends). I highly recommend this place and WILL be back!

    The Kimber is simply put, the best hotel I've ever stayed in. Everything, from the instantly relaxing atmosphere. The amazing staff, the beautiful architecture... Its as good as it gets. I've stayed there twice so far in the past two years, and can't imagine staying anywhere else when I'm in Austin. I'd give this 6 stars, if I could.

    You can't stay in a more relaxing, chic place. The service is impeccable. Everything happens as if they aren't even there. It has the feel of a spa, even though you are just staying in a hotel. The deck and shared kitchen are beautiful as well as the rooms. We used a rollaway bed and my roommate preferred it to the bed. The staff helped us locate last minute champagne for mimosas. I absolutely loved staying here, and hated leaving

    Kimber Modern Hotel is what all hotels should be. The KMH is clean, comfortable and so relaxing that I felt like I was in my own home. In the morning they put on a wonderful continental breakfast and a self serve espresso/cappuccino/Latte machine. Later in the day wine, beer and other beverages are provided and accompanied by fruit, cheese, and other snacks. The hospitality here is above board and the staff are super friendly.

    Unhappy hipsters may miss their Eams chairs, Moooi lamps and ornamental plum trees at first, but after a relaxing day or two at Kimber Modern will find their previous inability to hold conversations at breakfast without a tumbler of scotch a welcome trade-off (and liberating sojourn) to an otherwise awkward and boringly disciplined existence.

    I have traveled everywhere and Kimber Modern is where all other boutique hotels should learn how to do it because they "have it". The hotel is more like a private residence as all other Yelpers would attest to. You have a 4-digit code to get in and out for a keyless entry. We had to shift rooms mid-stay because the hotel was booked out. The staff moved our bags effortlessly so we just hopped over to the next room when we got back at night. The deck has lounge chairs, a fountain, and 2 hammocks for naps. The common area always had snacks such as dried apricots, rice crackers, chocolate covered almonds, white wine, red wine, sparkling water, and 2-4 kinds of beer (Including my personal West Coast favorite, Fat Tire!). The Continental breakfast was delicious. Especially the fresh peanut butter and jelly on a bagel. The location was fantastic since it's minutes away from everywhere in SoCo from restaurants, lounges, bars, and boutiques. We would definitely stay here again! Excellent and well done down to the last detail!

    I'm sure there are boutique hotels out there that might be even more astounding than Kimber Modern--but not in Austin (as a resident, I'm pretty confident about this statement). This is as great as it comes, and it really is superior. I got an inside look at Kimber Modern when a dear friend booked her stay here this past week, and it's nothing short of a first-class oasis. Tucked away behind South Congress and the likes of Continental Club, it successfully offers the finest in quiet, graceful, unpretentious (and modern) luxury within a stone's throw from one of the city's most boisterous and fun districts. The attention to detail is well above and beyond the norm. As one might expect, the linens are exceptional and the bath products are pure luxury. But I was really smitten by other details--the hinges on the glass bathroom door of my friend's room; the window shades and door latches in the commons room; the courtyard's design which, while not huge, manages to build on the natural slope of the land to create beautifully landscaped exterior "rooms." I'd recommended Hotel San Jose to my friend when she was booking her trip, but kudos to her for finding Kimber. it's so exceptional that I won't hesitate to recommend it to any out-of-towners looking for a great place to stay. I think there are only six rooms/suites available at Kimber Modern, and I hope as word spreads they fill quickly and consistently. I'm thrilled it's here in Austin.

    We booked the entire place for a couple of days to use for a company meeting / summit. The venue was just perfect for this - the main dining/lunge area worked well as a meeting room with character, and most afternoons we spilled out into the patio area under the big tree. I've been to many off-sites and meetings but this was one of the best, aided by the venue. It is close enough to be conducive to sharing, yet large enough to break off into small teams for working sessions. We filled all seven rooms, with the overflow staying at other hotels/motels across the road.

    We enjoyed an unplanned "staycation" at the Kimber Modern. The little jewel in the neighborhood was the silver lining to a difficult home renovation project. The staff perfectly blended helpfulness while remaining just out of sight and it will be a goal of ours to somehow get a Franke coffee maker in our own home some day soon. Thanks to Kimber, Sarah and the whole crew for bringing smiles and relaxation to our week!

    My stay was as close as it gets to perfect. Photos of hotels are often very decieving-not true at the Kimber! It was more beautiful that I expected! The outdoor lobby/lounge was the perfect place to recharge after bopping around Congress. Others have complained about the noise from the Continental Club....we sat on the front lawn and enjoyed the free music!

    Loved it! It is exactly as the pictures show. It is a quiet little oasis tucked away on a side street just off of South Congress Avenue. We stayed in the yellow room, which was very quiet. There is a small window that opens. The outdoor common area is beautiful. It is built around beautiful old trees, has plenty of greenery and a nice water feature. There were fresh fruit salad, bagels, boiled eggs, and different breads (lemon poppyseed and spice cake) for breakfast in the common area. There is a very nice coffee/cappuccino/latte maker there too. The room was very clean, beautifully designed. Nice toiletry products, they even include a shaver, toothpaste, toothbrush in case you forgot to bring anything. It is so much more intimate and relaxing than staying in a typical hotel. Carrie greeted us when we were making our way to our room, and Kimber was helping out with breakfast in the morning. I'm disappointed that the rooms are all booked out already for 11/2 when I have to be in Austin again!

    Wow! A gem, a jewel box, visions of precious stones filled my mind based on previous reviews. And the Kimber Modern did not disappoint. We booked at the last minute for a quick trip down to Austin, and our only regret was that we did not get to spend more time in the hotel. The location is awesome as I am a huge fan of the So Congress area and we were able to walk right out to Amy's or the Continental, or to catch a cab downtown. Yeah it may be a little pricey, but that helps protect its hipness, I guess. I really dug the glass water bottle in the room that was shaped to look like your average plastic 1 litre, great touch! The shower was over-sized and nice and hot, the bed was super comfy-as were the hammock, and breakfast was nice, light and easy. The only improvement that we'd suggest is to add some plastic spoons to the kitchen-they can be hidden, that's cool-so that those of us running a little late can grab a yogurt and granola for the road.

    LOVE the Kimber! We had my 40th Birthday party at the Kimber Modern and it was amazing! The staff went above and beyond to make the evening special. The hotel and the courtyard was impeccable, beautiful and so unique! The Kimber is a great venue for special events. We had the whole hotel to ourselves and no one wanted to leave in the morning. I can't wait to go back for a weekend away. I highly recommend this as a place to have a party or if you are visiting Austin.

    Just had a terrific stay at this hotel. I saw it was listed as a B and B as well but it's so much more. It's more of a boutique hotel. A friend of mine came to pick me up from it one night for dinner and called me from outside. He said, "I think I'm outside of your hotel, it looks like a modern art museum." And it really does! Inside and out. The rooms are very cool and modern. Super clean. Upscale bathroom shower. Free wifi and parking. The entrance to the hotel and your room are coded w/ the code you choose. Terrifically convenient. Right where you'd want to be 1 block off of Congress. Close enough to walk to everything but far enough you don't have to hear all the noise all night if you need to get some sleep. Also has a great common room w/ a nice little breakfast set up and drinks in the afternoon. Beautiful courtyard w/ hammocks, and lounge chairs. Unfortunately I was down there in the recent heat wave so I didn't spend too much time enjoying the courtyard. Hopefully next time. I'd love to stay w/ them again, next time I'm in Austin.

    It's taken me a few weeks to get around to writing a review for the Kimber Modern. I'm never going to pick the right words, so I'll first sum it up simply: I LOVE THE WAY THIS PLACE MADE ME FEEL. My sister picked the Kimber for a four-day weekend in Austin. It wouldn't have been my top choice because while I love the aesthetic of a modern hotel, modern hotels often end up being on the "cold" side for me. Not here. You can tell this place was put together as a labor of love, with a variety of architectural spaces to provide you with different ways to relax and feel soothed. From the minute we walked in, we never stopped delighting in all the details, big and small. The beds were heaven on earth; the bathroom was understated and very relaxing; the living area curtains opened to a calming veranda. I love the way the furniture was put together, the colors, and even the choice of kitchenware in the common area. There is no typical "reception desk" at this hotel, but you learn to appreciate that. What you do get is a genuine concern for guests, and very personal service whenever you need it. I wanted to give this place a 4.5 star rating, but that is not possible. It's special enough to be a 5 in my book! BTW, the Kimber is also in a great neighborhood. Nearby there is a great coffee place (Jo's) where the local folks gather, a wonderful ice cream place (Amy's), and some neat local shops. We were surprised at how much time we spent going up and down this part of South Congress during the weekend. Thank goodness we found this place. Or else we would have had no choice but to land in one of the typical hotel chains (blech!). I travel a lot for leisure, and I can't remember an urban hotel where I felt transported and yet so much at home at the same time. This is one cool place. I cannot wait to go back to Austin and stay here again.

    Absolutely terrific, we loved our stay there and will definitely come back. Located in walking distance to the best part of Austin (in my opinon), South Congress has a million shops and great food! Breakfasts were perfect and free!! They also accommodated some business needs I had which was terrific. The hands off approach to the way this place is run was exactly the way I like it. We could come and go as we pleased and it was all very relaxed. There were no cons for us but some who desire their bags be carried and the amenities of a big hotel will not find it here. Also the TV didn't really have any cable networks (couldn't get my CNN fix) but a little break from that stuff can be good. Thanks Kimber Modern for making my stay in Austin great!

    FABULOUS HOTEL! Location couldn't be better. The Manager Sarah, was very helpful with restaurant and transportation needs! Clean, modern & new! The green space patio is a joy to relax in after a day out. The happy hour spread was tremendous and the breakfast spread perfect for getting started. Thanks for a great Mom/BFF break! ;)

    My boyfriend and I were looking for a warm getaway from snowy New England, and we found Kimber Modern through Travel & Leisure. It did not disappoint. We absolutely loved it. We stayed in the White Suite, which featured a gorgeous, tiled bathroom with tub big enough for two and a private outdoor patio shaded by an old, sprawling tree. The common areas are comfortable and beautifully designed. We enjoyed breakfast, happy hour and the delicious coffee that's available 24/7. Kimber Modern is now our Austin hotel.

    We chose Kimber Modern as the pace to spend the weekend of our wedding and our first few days of our marriage. We could not have made a better choice. The comfort, the beauty, the food, the awesome private deck of the White Suite -- AMAZING. This is a great place to stay for a weekend, a week to enjoy South Congress or even that night you want to enjoy on SoCo and would like to make it last a little longer.     Certainly one of the hip-est hotels in the world - not only in the Austin area. Just look at the pix. Nuff said. Kinda pricey for a person with my modest income (I don't blame the hotel, it's not their fault I have a champagne taste and a beer budget), but I still feel it deserves full 5 stars. Book in advance for slightly better prices.

    Kimber Modern is the ultimate escape from all of the busy trappings of modern city life. The immaculately designed hotel and its "invisible service" can truly make guests feel like they're in a different world--even though bustling South Congress Avenue is only one block away! There is an exceptional attention to detail here--from the Malin + Goetz shower amenities to the "highly automated coffee maker" in the common area--delivering a level of almost telepathic comfort and service. Kimber Modern is the perfect place to unwind after a busy work week, celebrate a romantic occasion or just spend a quiet weekend away from your usual routine. I recommend it to anyone and everyone looking for a truly spectacular getaway!

    The Kimber Modern was just what I wanted in a place to relax for an evening/morning. The simplicity & attention to detail was magnificent-in particular I loved the fine tuning available in the lighting/temperature/overhead fan in my room. It was hot & muggy outside but opening a little breeze-screen door allowed just the right amount of sweet fresh air to mingle with the dry coolness of the AC. This drew me outside for a short dip into a soft swinging hammock under the damp sky. Breakfast was a lovely simple repast in the common area. I hope to return in cooler weather to enjoy the freestanding fire "block" in the courtyard. Thank you Kimber & Vicki, so glad your patient vision resulted in choosing architect Burton Baldridge!

    I didn't rate this place 5 stars because I am sure, that somewhere, in the galaxy, there is a place as nice as the Kimber that has a pool full of champagne and free foot massages. This place is pretty close to perfect, and I am going to call off that particular search for now. With that out of the way, here's the rundown. A girl for whom I had previously had a romantic interest called me up and announced that she was going to Austin, TX to visit with a friend who was on leave from the Army. I'm temporarily stuck in Dallas and Austin's just down the road, so, what the hell. My friend's a lovely girl, we can call her Crisse. But she's kinda bitchy. No, she's REALLY bitchy. I was dreading staying in the same room with her, because she complains about EVERYTHING. She pretty much thinks the world revolves around her, and anyone or anything that contradicts that notion gets an earful or worse. With this in mind, I elect to spend a couple extra dollars for someplace that seems nice. OK, Crisse flies in to Austin, and calls me up while I am driving in from Dallas. I know something's fishy when, mysteriously, she's not complaining. I ask a few gentle questions.... turns out, the room's okay, the bed is nice, the shower is spacious and clean. There's a balcony. It's on a cool street next to funky shops. The bathroom has TWO toilet paper dispensers. I can't believe my ears (the lack of complaining, not the toilet paper!) This might be an okay weekend after all. Crisse then tells me that she met Kimber, the proprietress, and that she's negotiated a deal for her own room, because blah blah blah. Wow. Things are really starting to look up, and when I arrive in Austin, I am in a pretty good mood. I might get some sleep after all. And the hotel doesn't disappoint! There are no room numbers- Crisse has the green room and I've got the yellow room. There are no keys to worry about, everything is clean and nice. "modern' is a good description- I take a quick stock of the room- big windows and opaque blinds- a plus! Comfy bed, a plus! Funky little breeze-doors (you'll see), a refrigerator, free wireless, a good size TV, nice art on the wall (what IS this obsession with the two rabbits? Is someone trying to tell me something?) The showers are indeed spacious and I hop on in to freshen up. Instead of those little awful shampoo bottles there are some big bottles of stuff. They all smelled interesting, but I'm a guy and I will happily wash my hair with toothpaste if that's what's available. The shower heads are gi-normous, the water pressure's good, the water is hot, I'm feeling great. Then the phone rings. It's Crisse. Here it comes. She's all riled up... "Dude! the robe in the bathroom! It's like being in a cloud! And the soaps, they are excellent! And I forgot my toothpaste and there's already some here! And even Q-tips. Dude! You don't understand, I ALWAYS forget the Q-Tips! Hurry up and get down here we need to go out." Anyway, this was the tone for the weekend. We hung out, I got sick from some Jalapeno Poppers, we drank, she smoked, we bought some tiny cowboy boots for my son, I posted countless bulletins on Facebook, and then it was Sunday. We spent the WHOLE weekend together without ANY complaining about the hotel. (I did get that earful pretty quickly, not about the hotel but definitely about EVERY restaurant, highlights will certainly show up in a future review)_ Long story (sorry) short, this hotel rocks. I should mention that in addition to the above, there's a common lounge with drinks and snacks (free!) and a computer (iMac, woot!) and some goofy chairs and a sofa. There's also a nice patio with soft furniture- had Crisse not gotten her own room I would no doubt be writing more about these. It was a fantastic weekend and I know that I NEVER have to worry about where to stay in Austin again. (Unless you know a place with free foot massages and a champagne pool)

    We chose the Kimber Modern as our "getting ready" location and wedding night and couldn't have been any happier. The modern space lent it self very well to a unique backdrop for bridal shots. Our wedding was at a vintage venue, so the Kimber Modern was a nice contrast. The room was comfortable and didn't feel cold like most modern spaces do. Sarah went above and beyond to make sure we felt welcome and had everything I needed. The best part was coming back to the suite after a long night of celebrating and relaxing with the help of aroma therapeutic bath products. Sitting on the deck enjoying our complementary breakfast and listening to the running water made us feel like we were away from all the craziness of SOCO even though we were only steps away. I HIGHLY recommend the Kimber Modern if you are looking to enjoy yourself and support local businesses.

    What a gorgeous little hotel! It's one of those places you walk into and don't want to leave. You say to yourself 'I could live here!' It's a quiet, tranquil, modern, urban-hip hotel and it does not disappoint. We checked in around 5pm and enjoyed a glass of the complimentary wine and snacks in the common area. There are many good restaurants and cafes within walking distance and downtown is only a 5 minute cab ride away. Our room was super clean and it was obvious that a lot of thought went into the little details that make all the difference (i.e., water in glass bottles instead of plastic, comfy mattresses, lovely Malin+Goetz eco-friendly containers of product in the bathrooms). We will definitely stay here on our next trip to Austin!

    We stayed here on our honeymoon and it was perfect. We were able to reserve the White Suite- it was very serene with beautiful turquoise bath tile and the bed was like floating on a cloud. The best feature was tge large, secluded deck area with lots of comfortable seating. The complimentary breakfast and mini- bar were also a nice touch. Sara was very gracious. The location is within walking distance of many restaurants and clubs. I highly recommend the Kimber!

    When visiting Austin the hotel to stay in for at least a night or two would Kimber Modern. The wife and went down for the Longhorns v Kansas State game this past weekend and we loved it. The hotel is just off Congress on the street behind Amy's Ice Cream. If you want to have access to all that there is to do in downtown Austin but still would like to sleep in a retreat that reminds you of a spa in the hill country, this is the place to stay. I'm an insomniac which workouts great for me at the Kimber because guests have access to the common areas 24hr a day, so you can go get a snack or surf the web (without disturbing your mate) and have amazing espresso drinks from a Franke (Flair) super-automatic espresso machine. The Franke will make the coffee drink of your choice at the touch of a button. The cappuccinos has had perfect froth and excellent crema, I felt as if I were at my own private coffeehouse. The hotel is built elevated above the street level nestled in the trees, which makes it feel like you are staying in a tree house. The other great benefit of the elevated design is the excellent parking space that is created out on the street side of the hotel. Parking in this area of town can be super difficult to find. I was able to park my Mini right at the entrance door and never had to worry about trying to find a good safe place to park even though it was a very busy Saturday night in this super hip part of Austin. The hotel being one street off Congress made it a quiet retreat away from the hustle and bustle of Congress but still close to everything that you go to Austin for. Let me be honest and say that it isn't the cheapest place to stay but it is comparable to say a suite at the San Jose Hotel (which I love too) but this place is much quieter and a lot more relaxed. If you want to go hang out at the San Jose's bar it's about a 2 to 3 minute walk to the San Jose. The hotel staff is friendly and made me feel like I was staying at friend's uber chic guesthouse. Great architecture, great location, great service; great hospitality, just an overall fantastic experience. Kimber Modern has become my new uber chic friend's guesthouse, can't wait to chill-out there again.

    My husband and I just spent four nights in the Yellow room. It was a huge splurge, but we decided to go for it based on the many glowing reviews. We're so glad we did. Here's why: First, the location can't be beat. It is just behind all the action of SOCO, making it easy for us to run back to the room whenever we wanted to drop off a bag or jacket, change shoes, freshen up, have a snack, whatever. Second, every detail has been thought through. Of course this includes the high-style architecture, but I refer more to the many touches that anticipate visitor's needs: Snacks and beverages are always available (and you're not nickled and dimed to death like at many other high-end places, which defeats the purpose of paying a premium in the first place!); the breakfast is full of heathy, filling items that include various breads, stoneground peanut butter and other lovely toppings, fresh granola, yogurt, hard boiled eggs, lovely fresh fruit salad, and more; the gorgeous and peaceful deck is kept impeccably groomed (as is the rest of the place); the rooms are sparkling clean with your personal items respectfully arranged for your return; and yes, it is great not to have to fumble for a card key every time you want to get into your room. Third, but in no way least, the management and staff at the Kimber Modern just get it. Cassie and the rest of the folks are gracious, down-to-earth, and keenly focused on the visitor experience. We felt as if we were staying with a cultured, caring friend. Thanks to all at KM for making our visit to Austin so comfortable and memorable.

    This place is fantastic. Modern, minimalist furnishings, well-chosen amenities, and a real sense of beauty and solitude. You handle everything virtually and need have no contact with the hotel management while you're there unless you want to. The courtyard was inviting and beautiful as well, if August is perhaps a bit too muggy to fully enjoy it. The curiosities of South Congress are steps away, and Town Lake is an easy half mile away for your daily run. If you are in Austin, give your Marriott account a break and give this place a try. Very well executed concept. I'd love to see it succeed.

Excellent staff that was responsive when the AC was not working properly. For a well located, boutique hotel experience, this is now my "go to" place in Austin.

    Thank you, Kimber Modern, for providing me with a comfortable place to lay my head during my recent three day trip to Austin. Finding a decent place to stay in a desirable area of the city can be challenging in Austin... I know, because I made more than a handful of phone calls and online inquiries to hotels that were either completely sold out or way over my budget. I am pretty sure that when I stumbled upon the Kimber Modern, I was lucky to score their last available room during my trip. Orange Room to the rescue! I didn't have expectations, but if I had, this place exceeded them. (And I'm not normally a huge fan of boutique hotels either... Admittedly, I'd prefer to collect Starwood Rewards or Hilton Honors points). Even so, there were so many little touches that KM provided that were so thoughtful and seamless and made my stay that much better. For example, keyless entry. You have a 4 digit code for entry that you create upon booking... this makes it easy to enter your room and not worry about losing keys or electronic keys not working. Other pros: -the handwritten note I received upon arriving from Carrie and the follow-up in person visit to make sure everything was satisfactory (it sure was!) -the wifi works really well! -the community room, snacks, happy hour, breakfast, etc... you won't find that just anywhere -all kinds of amenities like a toothbrush, toothpaste, facial wipes, and fabulous bath products -super friendly staff -amazing location super close to shopping restaurants, Jo's Coffee, Juice Austin and so much more! The door handle on my room broke during my stay but was fixed right away and there isn't a workout room, but all of the above makes up for that. I'd definitely recommend KM if you want a unique Austin experience!

    I love this super modern boutique hotel. It's Avery small 8 room hotel with no employees.. Everything is code entries.. The room was very comfortable and I love the bathroom products they supply. There is a common room where they had snacks like candy and nuts and complimentary beverages. They also serve breakfast but I didn't have breakfast there. The courtyard is very pretty with nice patio furniture, tables and hammocks. There are a lot of restaurants, bars and shopping within walking distance so the location is great. Parking is limited

    My wife and I had a great quick 1 night getaway and loved our experience here. We don't like typical bed and breakfast experiences where the owners and other guests are constantly present. When I get away, I want to be with my wife, not other people. Our experience at Kimber Modern was exactly what we were looking for. The only time we saw another person was when we were first entering the manager was randomly leaving and welcomed us. Everything we needed was always there for us and there was no reason to speak to anyone who worked there, even at check-in/checkout (all keyless and prearranged- Loved It!). Great room, breakfast and perfect location in SoCo. What more could you ask for? We will definitely be back!

    Sure, yes, I could've stayed at the W, the Four Seasons, or maybe even the Driskill, but I wanted something different. My reasons for visiting Austin this go around was completely different than why I used to, and usually go. I needed some peace and quiet, a solo get away if you will, somewhere to clear my head, and somewhere that had absolutely zero distractions of a scene. (insert W pool) Again, thanks to Yelp, Stumbled across the Kimber Modern, and I was intrigued. I liked the idea of a small B&B, with direct access to SoCo. With an easy online booking process, I was in. The hotel is easy to find, but the only negative is the parking, I understand the City won't give them any more spaces, but having to park my almost brand new car a couple of blocks away on the street made me very nervous, and for the prices, made me a little perturbed. That aside, I stayed in the yellow room, which was like a small studio with huge open shower, natural light and a bed I would like to be buried in. Amazing bedding, really great full size bath products (Cilantro body wash, awesome sauce) and absolute PEACE AND QUIET. I rarely saw anyone else in the place, although did chit chat with a couple of folks, so I felt like I had the place to myself. A morning spread of breakfast (bagels, yogurt, coffee, lattes, fruit, act) was from 8a.m. on, and a nightly happy hour of craft beer, and wine was a nice touch. Sitting on a hammock with a crisp chardonnay was perfect. The best part was the location, I walked all the way down South Congress to the lake to run, and you have direct access to lots of shopping, food, and bars. The Continental Club was across the street along with a quaint little Italian place with live music. If you are looking for a place to seen and be seen, this is not it. If you are looking for something different, for a stay cation, romantic little get away, or somewhere to house your wedding party, this would be the place. Definitely, unique, definitely Austin.

They really put an amazing amount of thought into everything , from the room details to the lounge goodies ! Loved their coffee machine ! I know this is a busy hotel but we hardly saw anyone there , felt like we had the place to ourselves . We also loved loved the check in system , straight into our room in 2 minutes , amazing time ........

    I want to live inside the White Suite for-ev-er. The whole place is amazing and relaxing. It's the perfect getaway spot. Everything about the place is serene and relaxing. My husband and I were lucky enough to book the White Suite for our wedding night. I wish we could afford to stay there the whole week. The room was beautiful and the bed was so comfortable. The private deck was wonderful. I just wanted to spend the day wearing their cozy bathrobes and drinking coffee or something out of their complimentary mini-bar. The two-person soaking tub was amazing, as well as their shower. That might have been the best shower of my life. Their bath products smelled so good and made my hair and skin so soft. Guys, you need to check it out. We will be there at least once a year for our anniversary!

    This place is amazing. The location is fantastic. It's just off South Congress, with all the great restaurants, live music, and everything else going on there, yet still manages to be quiet and secluded. The White Suite (where we stayed) was amazing down to every last detail. Gorgeous room, amazing bathroom, etc. Even the little things are great; practically every light was on a dimmer switch, including the bedside reading ones. Then there's all the little extras. The courtyard is gorgeous and a great place to lounge around, as is the communal kitchen/sitting area. There was a complimentary happy hour with micro-brews, a cheese plate, dried apricots, etc. It's definitely pricier than a lot of other places, but for a special event (or just a bit of an indulgence), this place is wonderful.

    This was beyond wonderful and comfortable! From the keyless entry to the complimentary beer wine and snacks. Even in the morning there was fresh baked banana bread and bagels.     We stayed at the Kimber Modern Blue room for four nights and it was without a doubt one of the best hotel experiences I've ever had. The keyless entry system is fantastic. It makes so much sense and I loved the fact that on arrival you just go straight into your room, plug in the code that you chose, boom you're done. In. No waiting in line for your key. No fumbling with cards. You're in. The open lounge all day was a pleasure to experience. Great breakfasts. Great teas. The only recommendation for change that I could offer is install toilet seats that don't slam. It's a small inexpensive detail that makes night time bathroom visits guaranteed to be quiet. Oh and their rollaway beds are the most comfortable rollaway beds I've ever slept on. I didn't realize that they were actually air mattresses until the morning of our departure when I woke up to a slightly deflated mattress. I was stuck in the middle like I was in a puffy white taco. But honestly if were staying longer I'm sure they would have pumped it right back up to super mattress bliss. If I return to Austin you better believe I'm booking Kimber Modern.     A quick update. When we decided to return to Austin one of the main reasons was the Kimber Modern. We simply loved our stay there previously and had zero complaints. Nothing was different this time either. We even stayed in the same room. Besides the great amenities, the best thing about the KM is the staff. Very friendly and accommodating. We never had any parking issues and all the cool must see and go to places on South Congress are easily within walking distance. This jewel of a hotel will always be at the top of our Musts in Austin. Perfect.

    This hotel is simply fantastic. I think the best hotel experience yet- and I am in the business- They do everything right, AMAZING staff, beautiful grounds, luxury sheets and towels and so many wonderful amenities to feel like you are always being taken care of. We arrived really late and so received a text to help ourselves to the complimentary snacks and drinks in the common area. This was as good as it gets when you arrive at a hotel late- worn out and hungry. We had a glass of wine and some pistachios and felt immediately in love with the hotel. In the morning we met the manager, Carrie, She was warm, friendly and helpful. She went above and beyond for us! It just got better and better! We loved it! It feels like home, but better!

    Kimber Modern is a magical, peaceful oasis steps away from the liveliness of SoCo (south congress). I wanted a special, unique getaway to celebrate our wedding anniversary and Kimber Modern was the perfect place for us: a small, luxurious boutique hotel with a laid-back attitude. We stayed in the Blue Room and thoroughly enjoyed the style, comfort and amenities of the room, we loved the Common Room with breakfast and happy hour offerings along with a 'help yourself' invitation around the clock. The staff was friendly - we even had a hand-written note in our room from Jake (nice touch!). We're now determined to create an occasion to book entire property for a weekend with our favorite friends.

    It is rare in a city as vibrant and exciting as Austin that you could seriously have the debate with yourself: "Should we go out and enjoy the city, or just hang out here in our hotel." The Kimber Modern seriously makes this a tough choice. The tranquil atmosphere and pampering amenities make it difficult to want to venture out, and you simply can't wait to get back to them after a day of adventure in Austin. We have been enjoying "The Blue House", the offsite, two-bedroom, two-bath guest house. Just steps from the bustling SOCO district, it feels worlds away. Perfect for a family or a pair of couples, it offers easy access to everything Austin has to offer, and a peaceful oasis to recharge in when you need a break. Generously stocked with everything you might need, right down to those little things you may have forgotten to pack, this place makes you feel welcome and at home from the moment you walk through the door. Should you decide to stay in for the evening, the fully appointed kitchen is stocked with a welcoming selection of beer, wine, and soft drinks in the 'fridge, an impressive collection of condiments and seasonings in the cupboards, and plenty of coffee and tea for your enjoyment. A quick trip to the nearby grocer's, and dinner at "home" is easily managed. When morning comes, a very short stroll brings you to the main hotel for a spectacular continental breakfast. The comfortable common area is a great place to enjoy a morning nosh and possibly meet your fellow guests under the outspread arms of the big, old oaks, and to the sounds of a trickling fountain. Management and staff are very friendly , and always ready to help with anything you may need. All-in-all, one of the finest hotel experiences I've ever had.

    This is the best bed and breakfast/hotel we have stayed at in the US. They have paid spectacular attention to every little detail. Cassie is a very gracious host and makes sure you have everything you need. The cleaning staff is also very friendly. When you walk up the stairs to the hotel, you feel like you are in a treehouse. All the patio furniture is whimsical and comfortable. They have a nice fountain that gives great background noise. The patio and kitchen/computer/lounge room, are common areas. people are free to come and go as you please. There's a little library, a computer, beautiful kitchen. Everything has a beautiful simplicity to it. We stayed in the purple room and loved it. We had a nice window with balcony looking onto the front street. you have choice of using a black out shade and a privacy shade, nice touch. The decor was simple and modern. Every room has heating and ac to your specific preference. The extra drawers and closet were great for two clothes hounds. The bathroom was great and the shower heavenly. I love the Malin and Geotz products, they spare no expense, these products have a hefty price tag. Again, room perfect. They have a hosted breakfast every morning and happy hour everyday. I love that their breakfast goes to 11am on weekend. I hate waking up super early to hit the breakfast at hotel. This was a great detail. Breakfast is yummy bagels with all different spreads, great fruit, hard boiled eggs, and some delish baked goods, and fresh OJ!!!! YUMMY! Happy hour is great beer and wine, along with cheese, fruit, chocolate, and other great additions. There is a coffee/espresso/latte machine that will blow your mind. I want one, but it serious looks like it costs one million dollars. It makes the best lattes. you can use whenever the mood strikes. Last thing, everything is keyless entry. They email you a code with your reservation and you use in to get into the main/front door, the kitchen, and your room. Amazing and first class all the way. I can't wait to stay again. Just a tip, when I was looking to book in Austin I was between the San Jose Hotel and KImber Modern. Our last day we went over to hotel san jose to see if we should try it next trip. We 100% chose right, if you are looking for privacy, relaxation, class, and wonderful perks, book at Kimber Modern. You will not be disappointed.

    This place is absolutely an escape like no other in Austin. From the moment I walked in the funky place, I loved everything about it. I felt like I was in a modern tree house for adults! The colorful, contemporary rooms are lovely. They are spacious and wonderfully clean and tidy. The common area is impeccably kept. We happened to be in Austin on a gorgeous weekend, so spent much of the time in the outside lounge area as well. Cassie, the sweet manager, was always easy to contact and made sure we were happy and comfortable the whole time. I cannot wait to stay here again!

    I recently booked the Kimber for my daughter's wedding preparation. We booked the White Suite and it was gorgeous, peaceful and quiet despite being in the heart of SoCo. The staff was beyond gracious, going way above and beyond to make certain that the bride and her party had absolutely everything they needed. I would highly recommend the Kimber to anyone looking for something different or an oasis in the heart of Austin. The photos on their website show you what their property looks like but they do not begin to convey how special this b&b really is! Without their amazing staff the Kimber would just be another cool place in Austin, with the staff they currently have (we dealt with 4 different people and I wish I could remember all of their names) they are a MUST visit!

    The Kimber Modern is one gorgeous piece of architecture! Not surprisingly, the winner of the 2012 Texas Society of Architects Design Award. It really does have the feel of an adult tree house. LOVE the overall design and the way everything flows together so seamlessly. The feeling of luxury is enveloping. And of course, the location cannot be beat- you are only 1-block away from the sights and sounds of South Congress. We stayed in the White Suite, which was soothing (mostly white with aqua and midnight blue accents) and comfortably roomy. Highlight was the amazing soaking tub and walk-in shower complete with Malin+Goetz toiletries. The room has a nice sitting area with complimentary mini-bar and also a large outdoor patio with plenty of cushion-y furniture. I think a fire pit out there would be IDEAL. Sadly, it was a bit too chilly for us to enjoy during our December stay. Tip: DO NOT MISS THE FRANKE SELF-SERVE COFFEE DRINK MACHINE. Purrrfect cappuccino. I would love to have one of those babies in my house. I do have one complaint to throw in: there are 7 rooms, but only 5 parking spaces. We paid $400 a night for our suite so uncovered street parking didn't really sit well with us. I did speak with management and was told the city of Austin will not allot the Kimber any additional parking spots. First come/first serve can be a bummer. All-in-all, a property worth checking out when in Austin. For the money, the Kimber Modern definitely exceeds the San Jose in both style and substance.

    Beautiful, zen-like courtyard built around an old tree. Convenient location for waking around South Congress. We had dinner one night at Boticelli's and literally had to just cross the street. We were in the White Suite which is the only room with its own deck. Check in and check out are very convenient as you can do so as you please with their key code entry system. The tasty pistachios and M&M's, beverages including wine & beer and still and sparkling water were also a plus.

    Nestled into a hill behind the legendary Continental Club, The Kimber sculpts modern architecture into the natural landscape, built around two oak trees. It's sort of unfair how perfect it is that they're in this particular part of South Austin, so close to so many classic spots and just far enough from the insanity of downtown. While I've visited friends staying at the Kimber several times over the years, I just stayed at it myself for the first time. I had known the space and location were obvious winners, but I hadn't realized until now was how those were only two ingredients in the recipe. The service was unendingly great-- from the very warm and personal welcome at check-in to the constant but very discrete daily cleaning and tidying, to the gorgeous food and drink being put out all day. The worst part was leaving the place. Next time I go, I'd like to camp out there and let the rest of the world fall away.

    We had an opportunity to stay at the Kimber Modern for 10 days during the Thanksgiving 2013 holidays and were impressed with their friendly and readily available staff, pleasant atmosphere, and from an unmistakable feeling that we were staying in the home of great friends rather than in a boutique hotel. The facilities were clean and beautifully maintained throughout with an almost edgy zenlike touch. Their location in the SoCo area of Austin is convenient to just about anything you could ever want to do while in Austin for business and/or pleasure. The only drawback I personally experienced was the stairs I needed to navigate which is quite vexing for people with knee issues (such as myself). However, most people do not have those types of considerations and I seemed to forget and forgive such concerns each day that I awoke and began my morning with a relaxing shower in our incredibly designed tile & glass shower or enjoyed an easily self-prepared yummy continental breakfast complete with a warm cappucino from their well-stocked and ultra modern guest kitchen. Our family members (who now happily reside in Austin) seemed very pleased that we were just a mere 10 minute drive from their home this trip while staying at the Kimber Modern (which is at least 20 minutes closer to town than our prior hotel). Partners Kimber Cavendish and Vicki Faust are Kimber Modern's energetically upbeat co-owners, and it was a pleasure to meet them. They were helpful with suggestions of things to do during our stay but also very savvy to know when to just leave us to ourselves -- if that's what we needed. We were touched by their remarkable attention to all the details and in both their choice of architechture design and landscaping at Kimber Modern. It was all the "extra touches" they're committed to providing that contribute to making each guest's stay at Kimber Modern a "must return" location during a stay of any length in Austin. We can't emphasize enough how comfortable and pampered we felt during our extended stay at the Kimber Modern last November and we honestly think we've finally found ourselves a "jewel box" of a modern boutique hotel in a cookie-cutter world of uber modern hotels. We WILL be back again, and we wish them all the best of luck with their future build of an upcoming 30-room "Kimber Modern Rainey" on the eastern edge of the Rainey Street neighborhood downtown.

    I got ready here for my wedding and my husband and I stayed in the White Suite on our wedding night. It was perfect. Beautiful private patio, great soaking tub, comfy room, quiet, no-fuss. Lots of nice little touches and great amenities too (complimentary wine and beverages in the room, espresso machine in lounge, great courtyard, etc.). Also, the staff is very friendly and the manager is great. It's a bit pricier than your average hotel, but well worth it!

    Our stay here is drawing to a close :(. I brought my partner here for her birthday. We stayed 1 night. We are both broke grad students so this was a huge splurge but completely worth every cent. It is so beautiful and peaceful. The whole place was booked but we only saw one other couple. We felt we had the whole place to ourselves at times. All of the amenities, i.e. happy hour, breakfast, keyless entry, etc are awesome! It was cool to be able to walk to all the great SoCo restaurants. We even walked to 1st Street. We will definitely come back. I wish I lived here all the time.

    I LOVE this awesome contemporary hotel. I've never been to a better boutique hotel and I do a LOT of traveling. It's a beautiful layout and once you pay for the room, almost everything is complimentary. They have free happy hour with a few bottles of wine in their common area, free wifi, free breakfast, free amazing espressos/lattes/coffee, snacks available throughout the day and they even left chocolates in my room the first time I stayed. It's right off of S. Congress and you can walk about 20 steps to a bar, restaurant, ice cream shop or boutique. It's in the perfect spot, slightly tucked away but minutes from downtown and a 5 minute walk from lots of different shops and restaurants. The location is perfect. The layout is beautifully contemporary, like something out of a magazine. There are only 5-6 rooms available in the whole hotel so it's very private and the staff is very accomodating. The second time I booked, it literally took me 30 seconds. They already had everything on file and gave me the same code to the keyless entry so I basically had to call and let them know I was coming back and they just asked some verification questions and I was set. So easy and convenient. The patio is very inviting and relaxing. It really is becoming my second home. It's such a hidden gem I almost don't want anyone else to know about it!

    We had camped for 3 nights previous to heading into Austin. We needed a refuge. We had never heard of Kimber Modern. We walked in & somehow got the last room available. It was too good to be true. Carrie & Cassie are the best. They each made us feel at home. Honestly it was the most comfortable I have ever felt at a small hotel. The rooms are spacious, best shower ever, & the common area is great. This place is it. All other hotels will be held against my experience at Kimber-Modern. We'll be back!

    The Kimber is perfect. It is serene, beautifully designed, modern, lush, warm and comfortable. It is built around two trees and feels like a chic tree house. It is also really well situated and Kimber has mastered all of the details (e.g. great bath products, five types of salt on the breakfast bar, soothing music,etc). Love it.

    KimberModern - I miss you already! I spent 6 wonderful days within your beautiful walls and I would go back in heartbeat. The hotel is a modern structure that manages to be sleek, seductive, relaxing, and cozy at the same time. Sara was beyond fabulous. The owners at this hotel have a treasure in her. She answered all of our questions, was always at hand if we needed anything and became like a friend in Austin. She made our stay extremely enjoyable. The location is perfect, being in South Congress was so much fun! We went for long runs in the surrounding neighborhood (Travis Heights) and were able to extend those runs to Downtown, around Ladybird Lake, and even the greenbelt. Everything seemed to be less than a 10-15 minute drive away (you don't know how good you have it compared to L.A. traffic!). We enjoyed the hosted breakfast (light and yet filling) and the hosted evening refreshments (loved the cheeses, dried apricots, and marcona almonds, and the wine and beer too! ;)). I would recommend this hotel to a couple seeking a break from their hectic schedule, looking for a respite from parenting duties, and looking forward to a place that makes you feel you have gone to your honeymoon. Oh that's me! :) I would recommend it to anyone who is willing to spend a little more to enjoy this wonderful haven. I LOVE this place and would definitely stay there again!

    I think we have stayed in all the boutique hotels and many of the B&B in Austin and the Kimber Modern was the best. Great location right off S Congress. Attention to detail by the manager, Cassie was outstanding.

    I am convinced that the Kimber Modern was heaven. The staff and owners greeted us and treated us like old friends. The amenities were over the top and no detail overlooked. The happy hour and breakfast were a pleasant touch. Above all the property itself is a gem. Perfectly architectured and planned to create a serene environment, a little slice of heaven. We had to tear ourselves away from the patio and lounge area. Just lovely! We can't wait to come back and visit, but quite honestly would prefer to just move in.

    Really adorable and outstanding hotel. The keyless entry code for the rooms was great, and the common room was nice for relaxing with espresso/coffee, beer/wine, etc.

    We rented out the Kimber Modern for our recent wedding so our family and closest friends could all be in one place. It was amazing! It was like having a private retreat and so worth the money (rates were actually very reasonable for that part of Austin). Not only could everyone gather for breakfast and after-party lounging under the ancient oak canopy, but all our guests could walk right out the front door and be in the midst of one of the hottest sections of Austin. Every single one of them raved about the Kimber. In addition to the phenomenal design and super-hip-but-still-comfy rooms, the owners and staff couldn't be any more wonderful. They were fantastic to work with and they truly treat their guests like family.

    My favorite way to describe the Kimber Modern is as a "treehouse for adults". Everything about this place is fantastic. The ample but stylized outdoor space, the cozy but sleek bedrooms, the awesome kitchen (always stocked with goodies, and the coffee machine I fell in love with)! And lets not forget the staff - gracious, fun, and helpful. I intend to return with even more friends - ideally, we'll be renting the entire place!

    We live in Austin and recently selected the Kimber Modern for our wedding night accommodations and couldn't have been happier! I have booked rooms here before for out of town guests looking for something extremely secluded yet right in the heart of Austin. Kimber and her staff have always been gracious hosts and they have something very special in what they offer to folks here for this service. Beautifully designed spaces and meticulously selected finishes make this modern boutique as exciting to look at as it's completely comfortable and relaxing to be in. I can't wait for my next visit/stay at the Kimber Modern.

    Kimber Modern exemplifies what a modern Austin hotel should be. I have used this hotel for my clients as well as for an important business meeting. I know my clients were extremely happy with their stay at the Kimber Modern. The location of the hotel is perfect. You are right near South Congress and close enough to downtown that you can walk. Also, you are tucked away right off of South Congress so you aren't right in the middle of everything. I'm jealous that I can't stay at this hotel myself as a visitor. Also, the staff of Kimber Modern are so helpful. I am spoiled rotten. These are the ladies that make me treat other hotel employees like they are stupid and don't know what they are doing. Seriously though, they are extremely professional but also very down to earth and friendly. Kimber Modern makes me proud of Austin. I recommend this place to anyone and I would be confident for any client/friend/family member to stay there. Also, I will say that after my huge business meeting I was able to sit on the patio underneath the trees and listen to the fountain and be at peace. That is so rare. It was a brief moment in time that possibly only Kimber Modern can give me!

    I loved my stay at the Kimber Modern and ti happens to be my sambu's dream hotel. We spent a lovely spring evening on the patio, blatantly abusing the happy hour. Made quite happy use of the espresso machines, as well. The rooms are very comfortable, and a relief to escape from the humid Austin heat. If I didn't love the San Jose so much, we would definitely stay here much more often. The location is great, but it's a special ocassion bed and breakfast for us, at the rates that they offer.

    It was our anniversary so we thought we would try something a little more expensive than what we usually go for in Austin. It's in a great location off of South Congress right near Home Slice Pizza and the Conntinental Club. We stayed in the Suite. It was a large room with a kitchenette and seating area. The toiletries were great and the bed was cozy and super clean. The common area has the best coffee maker in the world!!!!

    My man and I live in Austin but we rented the suite as a close-to-home getaway. It was fantastic. It felt secluded and private yet just a short walk from South Congress! It was spacious and clean and the design was impeccable. Sarah the manager was super friendly and very knowledgeable about local happenings. Above all I was impressed with how classy Kimber Modern is without crossing the line and being snooty. I felt very comfortable there.
