Very quaint little Inn. The staff was incredibly friendly and chatty and made very thoughtful recommendations of places to visit or eat at while in the area. They were very welcoming and took care to ensure our stay was pleasant, and it was. Our room had a massive closed-off fireplace, and while it would have added to the room to have put something on the mantle, the room was still very cute and comfortable. The room had a TV unit with flat-screen TV with many channels, a refrigerator, microwave, and coffeemaker, and a desk. There was quite a bit of furniture, but the room didn't feel crammed. The bathroom was pretty large, with lots of towels and toiletries. There were even robes in the closet. The bed was fairly comfortable. In the morning, a newspaper was placed outside of the door. The Inn is pretty centrally located. We found it very easy to get around the area and a quick drive to Newport and Downtown. There are lots of restaurants close-by. It's a quiet area and a quiet Inn. Our room was the first room off of the lobby, so we did hear some noise, but that's to be expected in an older building. Continental breakfast is included in the stay. There were cut English muffins and bagels, yogurt, fruit, microwaveable Jimmy Dean breakfast sandwiches, oatmeal, and coffee/tea. We ended up eating at a Panera that was close-by, but the Inn's breakfast was adequate.

We stayed at the Carriage House Inn for my birthday this year. It was a wonderful place! The staff was helpful and friendly, the location was awesome and the room was clean and lovely. I have stayed in many hotels, inns, bed and breakfasts over the years and for the price this was one of the best and I would go back again and again!

Stayed here one night during my stay in Newport. 1 room with 2 queen beds, big & very nicely prepared bathroom. It was such a cozy and homey place. The breakfast is included and it included some nicer foods considering it was a free hotel breakfast! (Oatmeal, fruits, cereals, yogurts, variety of teas). The staff was very welcoming and friendly.

This place works hard to please. I gave it 4 stars based on quality for the price. It is probably more of a 3, but they provide big clean rooms, ample toiletries (the usual plus shower cap, cotton swabs, shoe shine mitt) and free Internet. Even the breakfast (included) was quaint, but good -- cereal,oatmeal, bagels, muffins, sausage croissants, bottled juice, teas, coffee. It was definitely old, the sound insulation was somewhat lacking as we could hear some noises from upstairs. But the rooms had a microwave, frig, coffee pot. There was books in the hallway if you didn't bring anything to read and/or wanted to swap out.

My 3-night stay in drizzly and muggy late May, 2012, was a terrific bargain. This is the only place I've ever stayed for $80/night that had fancy bathrobes hanging in the room's closet. The inn is 125 years old, but the bathroom was completely modern. Just 23 rooms, so you will get attention from a friendly and helpful staff - but there's no restaurant on site, room service, bell desk, etc., just ice, soda, and snack machine. Rooms have fireplaces, but they are bricked up and do not work. Still - lots of atmosphere. A 2 to 4 block walk will get you to restaurants, and there's a fridge, microwave, and mini-coffeemaker right in the room, with TV and alarm/CD/radio. There's a nice big living room with continental breakfast every morning. The inn is in Middletown, across the street from Newport, and the Newport waterfront/Gateway Center is a very do-able 2 mile walk down Broadway (I did it several times). Or $8 including tip in cab, or $2 for the no. 60 bus. If you want a car, Enterprise is just around the corner, and there's free parking here. Rooms mid-sized, very comfortable, and if you want to flop out on a couch, there's the living room with several and a nice TV. If you want the Hyatt regency, this is not it. If you want cozy, homey, historic, and fun, this is it! I would definitely stay here again.

From the old carpet and cranky desk staff to the "continental" breakfast food stuffs served in dirty, old tupperware dishes, I couldn't leave this place fast enough. Room was stuffy -- air wasn't turned on despite 100+ heat -- but serviceable. The whole vibe is do as little as possible to keep guests content. Styrofoam bowls, quaker oats w/a hot water jug next to it and (literally) a GLAD disposable container w/hard boiled eggs in it. Quaint it is not. Positive: It IS a stone's throw from downtown.
