I had the chicken quesadilla it seemed a lil greasy I didn't finish but no complaints.. The floor needed to be swept. The table and silverware was clean. Limited staff. Parking was fine but I can see it being a problem if there's a larger amount of people in the shopping area.

I was extremely excited to see that a new IHOP was being opened on 69th Street, the next closest location is in Ardmore, and it's too far of a drive for me to go just for breakfast. I saw that the 69th Street location opened up and wanted to do take out, as I was on my way into work and wouldn't have time to sit and enjoy. I called at 10:30am exactly, and asked to place a takeout order. I was told to, "call back in five minutes". This should've been my first indicator, but silly me was stuck on getting the Cinnamon French Toast Brioche. ::Drooling:: I gave them ten minutes and called back. Busy. Tried again. Busy again. Repeated this 2 more times until it finally rang. That's all it did, ring. No one ever picked up. So I decided to drive over and just place an order in person. The parking lot in a hot mess, and always has been. People park in it because it's the only free lot on the entire street where you won't get towed. I was able to get a spot right away and went into IHOP. There were a few people sitting waiting for a table, and the place was packed. I went to the front counter where the woman who answered the phone was standing and a younger guy was behind the register. I received no greeting, no smile, no acknowledgement. I told the guy I wanted to place a to go order, to which he asked me, "how many people would be eating?" I'm not quite sure what that has to do with a takeout order, but I appeased him anyway and stated two people. I gave him my order and he read it back and told me my total in an almost muted voice. He didn't have a pen, so he had to walk around looking for one and eventually got one from a waitress. I signed the slip and he stapled my copy to the signed slip and that was the end of our enlightening conversation. I didn't get a copy, nor was I told how long for my order or to have a seat. As I waited, the lounge area in the front started filling up. Thirty minutes passed and I still had no food. Someone else came in and ordered steak and egg combos, and had a seat next to me. She asked if I was waiting for takeout, and I said it had been 30 minutes so far. I ordered a French toast combo (2 eggs, 2 pieces of bacon, hash browns & 2 pieces of French toast) & a Pancake Combo (2 eggs, 2 pieces of bacon, hash browns & 2 pancakes). I couldn't imagine it being much longer. The guy who took my order walks over to me and tells me, "it'll be another 10 minutes." A family that was seated after my order was taken was leaving; they had been seated, eaten and were now leaving and I haven't gotten my food yet. A waitress came to the front with a bunch of takeout bags and put them at front register. They sat there until I walked over and asked if it was my food. To which the woman replied, "no." She didn't even look in the bag. I sat down next to the other woman who ordered takeout and stated that I couldn't wait much longer. She went over and asked if the food was hers, and they told her, "yes, we called your name." This was a total lie. I sat and watched them the whole time, no one even bothered to look at the food. I don't understand how she was able to get steak and egg combos, and I was still waiting on French Toast and Pancakes. I went up again and spoke to the manager. I stated that it had been more than 45 minutes since I ordered and I still had nothing. She tells me, "he's in the back boxing your food up now." How does she know what my order is; who is "he", and an apology for the wait would've been appreciated. Five minutes after she tells me my food is being boxed up, the guy I've been dealing with tells me, "they are making your French toast now". That's funny, I thought they were boxing my food up? It's now coming up on 12:00pm. I got to the restaurant at 10:45am. You may ask why I didn't just leave, well after a certain point there's no going back. You just stay. Finally my food arrives and I get the hell out of dodge. I take a peek at my food and wouldn't you just know, they didn't make the French toast that I ordered. They literally took two pieces of the French Toast bread and smeared the icing from the French Toast I should've gotten. I turned right around and walked back to the store. There were people standing outside who asked me why I was still there, and why didn't I get my food? People who didn't even know me noticed how long I was waiting! I show the manager the French toast and she asks me if I want them to make me a new batch. ARE YOU SERIOUS?! Spend one more second in this place? I think not. I had to demand my money back, why didn't I get offered it in the first place? I was there so long I could've bused tables! I get back to the office and we attempt to eat the food. Ice cold, everything. The eggs were rubber, the hash browns were so hard, I needed a knife, and the French

I must start by saying I was thrilled as everyone as was when I learned this location was opening... The parking situation is terrible. The lot really can't hold many cars, and you cannot fault IHOP. Keep in mind it's a At&t ,rite aid, lane Bryant and a few other stores that share this lot as well. I've never dined inside I always call ahead for take out. I haven't experienced any problems with my food; Always warm, looks and taste well to me. I usually order after work about 7am and it's never more than a handful of people in the dining area. My only complaint is the host is not at the front all the time and I have to wait until someone notices me. There is certainly room for improvement here it hasn't been open a year hopefully it'll improve

Extremely poor, unexcusable customer service. Servers enjoy chit chatting & cursing inappropriately in front of kids & do not care! Staff too young to realize poor customer service=NO TIPS! Had chicken and waffles--Bad Choice! They gave me cold chicken strips with waffles! Waffles my son had with cream & berries was soggy and barely had strawberries on it. They need to hire more polished mature staff. I will NEVER return here. It does not matter where you are, it's what you make of the experience is what counts.

I have been to several IHOP's and this location is going to be my first and my last. For starters, it is conveniently located on 69th St next to Ross. The closest parking is shared among several establishments next to IHOP. It is always full. There is a covered parking garage a block away. This is a 24hr establishment. As soon as you enter, there is an odor that is not pleasing. The carpet is in dire need of a shampoo. You can see the floor littered with crumbs, and debris. I was greeted warmly by the host and seated at a clean table. Our server was pleasant and efficient. It took awhile for our food to arrive even though the place is 1/4 occupied. The fried chicken was crispy and hot. But is lacking in taste. The corn is swimming in too much butter. The women's restroom is in dire need of attention. All toilets are dirty, and contents not flushed because all 3 toilets are not flushing/broken. The soap dispenser is empty, and it reeks of smell. The only good thing from my visit was that my server was pleasant, cheerful and stopped to check in on us several times.

I should have known things would be sketchy the minute we pulled into the parking lot off 69th street...or tried to, anyway. The parking lot is extremely awkward to enter from pretty much any direction, so good luck snaking your way in there if there's any kind of traffic. When we finally got in there, me and my party of 8 were seated relatively quickly, but I think they have a limit on the number of things that can go right with each visit, and we hit our coverage cap right there. After a while, our server brought coffee and water for the table as requested, took our orders, and that was the last time we saw that particular person for the next hour or so. Finally, the server and an assistant came back with...well, some stuff, but not pancakes. As in, anybody's pancakes. At this point I decided to take some time and catch up with my server since we so rarely got to see each other, requesting the salsa that should have come with my Big Steak Omelet. We sat for another 20 pancakeless minutes as we pondered what, exactly, we were in the International House of, before our stacks came from the kitchen. We began to eat in shifts as some of us were more willing to enjoy an unbalanced breakfast than others. I asked for my salsa again, my faith weakening each time. They figured out a variety of other creative ways to dick things up as well. One order came with pork bacon instead of the turkey bacon ordered, and one order or sirloin tips and eggs came without sirloin tips and eggs. It might have been some new light version of the dish, though. I asked for my salsa again. Bits and pieces of our order continued to arrive like an Amazon wish list as we continued to eat in shifts based on whether each person hjad enough in front of them to call breakfast. After one last desperate plea for salsa, I realized that either the salsa is made fresh and I wouldn't be here long enough or, more likely, just fuck me and my salsa. I just know I never ate my omelet. Naturally, I was less than pleased with my visit, so I asked to speak with the manager. She never came to our table because she is a poor leader and worse professional, but she was happy to instruct her server to take 15 percent off the bill and act like we had been done a favor. It was the paltriest of gestures which indicates the high level of fucksmanship exemplified by this franchise. Eventually, I hunted the shady manager down in the store and opened the discussion as to whether my experience was anywhere close to 85 percent satisfactory. I was told there was nothing to be done for me, but was offered some free attitude for being a loyal customer, so that was nice. I just wanted my goddamn salsa. If there was a way I could give zero stars, this would be the candidate. Well, 0.5....that butter pecan syrup is quite tasty. It's overpriced online, but worth it to keep yourself the hell out of here. Stay far away.

I'm giving two stars at the moment as I believe and hope they are going through growing pains. I went to the IHOP in order to get something to eat and to study while I had my in the repair shop. It was mid morning on a week day so it was pretty empty, as expected. Being empty, I would expect people to be sprucing up and getting ready for more customers. Unfortunately, it doesn't seem like that is part of the plan. My menu was beyond sticky - it was actually dirty. Two pages needed to be pulled apart as something resembling dried-on onion dip was glued to them together. The second time I was there (again my car had some issues), it was just as empty but still needed to have a sweeper run through the place. Good thing was my menu was clean and the food was good. Unfortunately, it was really hot in there. So hot, I wasn't the only one sweating. And this was on a beautiful November morning where only a light jacket was required. Good thing I had my books to read. Good thing about both visits was the fact that the food was fine and the wait staff were pleasant (even when working in a room that was close to 90). I'll still go back, but from reading other reviews, I'll stick to when it's not too busy.

I was a little apprehensive about coming here after seeing the low rating (and especially since we were a party of 8), but my parents had been here a few times and my father assured me it was fine (they normally go to the Ardmore location). Our server was courteous and prompt with taking our orders, although he was a tad slow bringing the drinks out (I didn't necessarily realize it though because my family was busy conversing). The food came out in appropriate amount of time, although I think it could've been quicker since it wasn't that busy. Everyone enjoyed their food- good and hot, but my sister received her omelette basically after everyone had already eaten (they brought her pancakes out 1st and the omelette came like 15 min later). There were also some mix-ups with side order vs. full order pancakes, but our waiter tried to remedy things. We also noticed a milkshake on our bill that was never received because they were out of ice cream (ok, human error). Our waiter removed it when we brought it to his attention. All in all the food was good and the service was pleasant. The kitchen is a bit slow and they could focus more on order accuracy. Hopefully this will improve over time.

I was excited when I saw they opened up a ihop at 69st. Couldn't wait to try it. So I decided I would do so today, OMG! I was sooooooo disappointed . We were seated in 10 mins so that wasn't bad but we waited over 45mins for the food . Before I even get to the food part , let me just say the waitress was a mess she seemed to have memory loss and was very nervous (forgetting everything) and kept going back to the kitchen to ask a question. When our food finally came it was cold I had create your own omelette and pancakes well let's just say I should I stayed home . My friend had the rib tips with extra onions , she got it without onions To wrap it up the service is horrible and I will not be going back

The food was good and the waiter was nice but the reason I am rating this place 2 stars is because I have never been to a restaurant where I was rushed to pay before my food or drinks even came out. The waiter said his shift was almost over and he wasn't trying to rush me, yet he came over to me 3 times for payment before me or my kids even received the food. What if something was wrong with my order or the food was disgusting? Why would I pay first? That's ridiculous. Other than that, it was an okay place for a quick meal but they need to train their servers to wait for the customers to receive their meal before rushing them with a check.

I was excited when I saw that an IHOP was opening near me but I guess I'll have to go to my regular spots because this one is a huge disappointment. The servers were too busy loudly fighting with one another over who had certain tables and were busy chatting and gossiping to notice the steady line of customers streaming in. I was seated after a bit and my server seemed to have never attended a class on customer service. The man next to me sat at his table for nearly 15 minutes before the manager finally pulled one of the servers over to him. I was treated to the servers acting unprofessionally and constantly talking and ignoring their tables. The managers prowled the sections but did little to get their staff in order. I was happy to leave and am sure I won't be returning. I guess when you have any place of business at 69th street then you should expect little professionalism.

I have never had such a terrible dining experience in my life. My 3 friends and I arrived a little after 11 o clock, were told there would be about a 20 minute wait, which was fine, so we stood and waited. The ignorant manager approaches us and says "can you girls, UH, move." After that, once a table became available, around 11:20, we were seated. Since we realized it was going to take a while, we ordered our drinks and food at the same time. Pancake and egg combos, shouldn't take too long, right? Wrong. After 40 minutes, our cold, disgusting eggs were brought to us. Followed by our even more disappointing pancakes TEN minutes later. To top it off, we asked our incompetent server who visited us once (to take our orders) to put 13$ on a credit card and the rest was in cash, he charged the entire meal to the one card I guess assuming the 36$ we handed him was his tip? I will never go to another ihop again, especially not this disgrace of a location.

My family and I visited this IHOP on Nov. 1st for the first time. It appeared busy but we were seated after waiting only 10 min. Our server Janea was very pleasant and attentive. I ordered the Blueberry waffle and was asked was I sure I wanted that because there was only one waffle machine!! How can you have only one waffle iron when you ate featuring "Waffles"!! Just ridiculous !!! But I was ok with waiting because that's what I wanted. My family's food however took almost and hour all of the severs seemed to be apologizing to there tables and or tell them the rest rest of there food would be out in a minute which is of course what we were told as we'll!! Who I thought were the managers that I then found out was the owners Ed and Dwayne didn't seem to be doing anything but walking around as if they were some sort or security gaurds on patrol!! This was the worst experience I have ever had.. I would like to say it was clear that it was not the servers fault !! This restaurant will not last if they do not simply GET IT TOGETHER!!!!

Unfortunately, it doesn't seem like that is part of the plan. My menu was beyond sticky - it was actually dirty. Two pages needed to be pulled apart as something resembling dried-on onion dip was glued to them together. The second time I was there (again my car had some issues), it was just as empty but still needed to have a sweeper run through the place. Good thing was my menu was clean and the food was good. Unfortunately, it was really hot in there. So hot, I wasn't the only one sweating. And this was on a beautiful November morning where only a light jacket was required. Good thing I had my books to read. Good thing about both visits was the fact that the food was fine and the wait staff were pleasant (even when working in a room that was close to 90). I'll still go back, but from reading other reviews, I'll stick to when it's not too busy.

I was a little apprehensive about coming here after seeing the low rating (and especially since we were a party of 8), but my parents had been here a few times and my father assured me it was fine (they normally go to the Ardmore location). Our server was courteous and prompt with taking our orders, although he was a tad slow bringing the drinks out (I didn't necessarily realize it though because my family was busy conversing). The food came out in appropriate amount of time, although I think it could've been quicker since it wasn't that busy. Everyone enjoyed their food- good and hot, but my sister received her omelette basically after everyone had already eaten (they brought her pancakes out 1st and the omelette came like 15 min later). There were also some mix-ups with side order vs. full order pancakes, but our waiter tried to remedy things. We also noticed a milkshake on our bill that was never received because they were out of ice cream (ok, human error). Our waiter removed it when we brought it to his attention. All in all the food was good and the service was pleasant. The kitchen is a bit slow and they could focus more on order accuracy. Hopefully this will improve over time.

I was excited when I saw they opened up a ihop at 69st. Couldn't wait to try it. So I decided I would do so today, OMG! I was sooooooo disappointed . We were seated in 10 mins so that wasn't bad but we waited over 45mins for the food . Before I even get to the food part , let me just say the waitress was a mess she seemed to have memory loss and was very nervous (forgetting everything) and kept going back to the kitchen to ask a question. When our food finally came it was cold I had create your own omelette and pancakes well let's just say I should I stayed home . My friend had the rib tips with extra onions , she got it without onions To wrap it up the service is horrible and I will not be going back

it was very late but the customer service was HORRIBLE. any time an IHOP has two stars we knew it had to be bad. it was. it took forever to get our food and there was only like 2 people working. and the waiters were rude! for NO reason. food was mediocre.

The food was good and the waiter was nice but the reason I am rating this place 2 stars is because I have never been to a restaurant where I was rushed to pay before my food or drinks even came out. The waiter said his shift was almost over and he wasn't trying to rush me, yet he came over to me 3 times for payment before me or my kids even received the food. What if something was wrong with my order or the food was disgusting? Why would I pay first? That's ridiculous. Other than that, it was an okay place for a quick meal but they need to train their servers to wait for the customers to receive their meal before rushing them with a check.

I'm going to give them 3 stars, because I understand the growing pains they are experiencing. The food isn't bad and they try very hard with an inexperienced waiting staff. Management can turn this around.

I was excited when I saw that an IHOP was opening near me but I guess I'll have to go to my regular spots because this one is a huge disappointment. The servers were too busy loudly fighting with one another over who had certain tables and were busy chatting and gossiping to notice the steady line of customers streaming in. I was seated after a bit and my server seemed to have never attended a class on customer service. The man next to me sat at his table for nearly 15 minutes before the manager finally pulled one of the servers over to him. I was treated to the servers acting unprofessionally and constantly talking and ignoring their tables. The managers prowled the sections but did little to get their staff in order. I was happy to leave and am sure I won't be returning. I guess when you have any place of business at 69th street then you should expect little professionalism.

I have never had such a terrible dining experience in my life. My 3 friends and I arrived a little after 11 o clock, were told there would be about a 20 minute wait, which was fine, so we stood and waited. The ignorant manager approaches us and says "can you girls, UH, move." After that, once a table became available, around 11:20, we were seated. Since we realized it was going to take a while, we ordered our drinks and food at the same time. Pancake and egg combos, shouldn't take too long, right? Wrong. After 40 minutes, our cold, disgusting eggs were brought to us. Followed by our even more disappointing pancakes TEN minutes later. To top it off, we asked our incompetent server who visited us once (to take our orders) to put 13$ on a credit card and the rest was in cash, he charged the entire meal to the one card I guess assuming the 36$ we handed him was his tip? I will never go to another ihop again, especially not this disgrace of a location.

My family and I visited this IHOP on Nov. 1st for the first time. It appeared busy but we were seated after waiting only 10 min. Our server Janea was very pleasant and attentive. I ordered the Blueberry waffle and was asked was I sure I wanted that because there was only one waffle machine!! How can you have only one waffle iron when you ate featuring "Waffles"!! Just ridiculous !!! But I was ok with waiting because that's what I wanted. My family's food however took almost and hour all of the severs seemed to be apologizing to there tables and or tell them the rest rest of there food would be out in a minute which is of course what we were told as we'll!! Who I thought were the managers that I then found out was the owners Ed and Dwayne didn't seem to be doing anything but walking around as if they were some sort or security gaurds on patrol!! This was the worst experience I have ever had.. I would like to say it was clear that it was not the servers fault !! This restaurant will not last if they do not simply GET IT TOGETHER!!!!
