From the moment we walked into this beautiful house and saw the owl photographs to the snuggly bed and the gorgeous bathroom, our stay here was just sublime. The cookies left out during the day were scrumptious, the breakfast, delicious, and the warm, welcoming energy of our hostesses was wonderful. I cannot wait to stay here again. The location is perfect - walking distance to the food Co-op and lots of little shops on Main Street. This place is a treasure.

We booked this B&B on August 23 for last night An elderly woman helped us and took our card details - and we had an email confirmation. Last night we phoned to say we were arriving at 8pm and were told by the same woman that she had no record of our reservations and she was booked up. I wasn't very happy as we have family visiting from England and this was the first night of our road trip which we booked for the family. She said I could phone around and try to find something- to which we replied that actually she should do that. All she did was phone back with the number of a place that costs over double what our 2 rooms at Pelton House costs. We had to book that as we had no choice. I would have expected the business owner to pay the difference but no - we pointed out that this is not a good way to run a business and we would have to flag it online.

My room was amazing, I only wish I could have stayed longer....cutest house in the CUTEST neighborhood! I felt so at home here, and I didn't even stay in the main house (I stayed across the street)! The breakfast was amazing, I only wish I had more room to eat it all! By the time Mary brought out the peach pancake I was stuffed....but it was sooooooo good :-) I really would love to come to this town and this bed and breakfast again. Hell (excuse my language), I would even live here....SERIOUSLY! I never knew about Ashland, now all I can think about is going back....Love this place, and the family that owns this B&B Thank you for sharing your home with me

Stayed here for one night and had a delightful b&b experience. It really felt like a second home to me with amazing friendly hosts Mary and her daughter Brenda. They will make you feel like you're home around family! The place itself is very unique: every room has an awesome interior design and has something unique. The Fire room has a high-class bathroom made of granite with a walk-in shower and glass sink. The Metal room has a beautiful full-size bath tub. The Water room has a cute patio, etc. The breakfast is home-made at the hour when you wake up and is sooo good. I guarantee you will love this place. I did not wanna leave and I'm definitely staying here next time I'm passing Ashland! Thanks Mary & Brenda

My husband and I went on a spur-of-the-moment trip to Ashland, OR in late August. My main reason for choosing Pelton House is its proximity to the Oregon Shakespeare Festival. It was a safe and easy walk for a lazy person like me. LOCATION: Pelton House is only 3 short blocks from Main Street. Then if you turn right on Main Street, Oregon Shakespeare Festival is just one short block away (with Starbucks at the corner). You won't even notice the distance because of the many interesting shops along Main Street. BOOKING PROCESS: I went online to book a room. Their website indicated that the water room was available, so i booked it right away. Someone was supposed to call me regarding the booking, but when I haven't received any phone call in the next hour, I called them directly. It turned out that the water room was NOT available; luckily, there were 2 other rooms available. We chose to stay in the fire room in the main house to avoid spending a bit more. I figured since we only occupy a small space when we sleep, we could just use one of the twin beds. It turned out to be a dumb move, but that's another story altogether. ARRIVAL: We arrived a little after lunch. We didn't have any problems finding street parking. There wasn't anyone to greet us when we came in, but we could hear shuffling upstairs. There were cookies on the dining table; we were so tempted to help ourselves to some. We stayed in the sitting area for a few minutes, then someone finally came to greet us. She said our room was almost ready, the blankets were still in the dryer though. We said that was fine, we didn't need them yet anyway. We were able to catch a few winks before heading out for dinner. FIRE ROOM: The room had two twin beds. It was too much of a hassle to push them together to create a bigger bed, so we didn't even bother. There are no closets in this room. They do have a baggage rack and a standing rack with a couple of bathrobes hanging. The bathroom was updated, it was really nice. I liked the shower area and the bathroom sink :) My husband liked it too. He also liked the free wi-fi! BREAKFAST: The first part of breakfast was a muffin and a bowl of mixed fruit sprinkled with granola. The second part of breakfast was sort of a bread pudding with fruits on top. Even though the bread pudding was good, i wasn't able to finish it because it was too much fruit and sweetness for breakfast. I would have preferred an egg dish for the second course, or at least something salty to balance the sweetness of the first course. We shared the table with a pleasant couple from California. OVERALL: We were satisfied with our stay. The location was perfect, the price reasonable. It was a huge deal for us that we didn't have to worry about parking because everything was walking distance. I cannot imagine staying anywhere else when visiting Ashland, OR.

Lovely little B&B with two buildings. Beds were comfy and rooms were clean. Breakfast was amazing, especially the scones and sausages, and the coffee wasn't too acidic. While we were there we ate a great meal at Smithfield and spontaneously saw Richard III at the Allen Elizabethan Theater from the Oregon Shakespeare Festival. (Bought tickets at 7:50; opened at 8:00.) All in all, lovely B&B in a lovely town.

My husband and I stayed here on our way north to Portland and then again returning south to the San Francisco Bay Area this past February. The proprietors are really friendly and went a long way to make sure that we were comfortable and had everything we needed. We were impressed with the flawless renovation of this Victorian gem. I liked that even though it's a Victorian with the nuances that you might look for in a Victorian, the decor of each room is... warm, inviting, contemporary without feeling cold, artistically designed (especially all of the bathrooms) and definitely a place we could spend time in. We've been coming to Ashland for years and have stayed in LOTS of different places. The Pelton House is at the top of my list. We were served incredible breakfasts every morning with fresh fruits and something that came out of the oven every day that smelled and tasted amazing. Also, we were served fresh, warm, homemade cookies every afternoon. Nice touch. Since I loved the look of the place I asked to see all of the rooms in the main house. We stayed in Earth which is separate from the main house -right next door in the same yard, plenty big and has both a gorgeous shower AND big bathtub inside AND a hot tub outside in a private little courtyard. Above us is a room called Water... nice decor too... just a little smaller and cozier feeling, but nice. The rooms really do look like the pictures, except they look better in person. As I said, I saw all the rooms in the main house... really liked the room just off the dining room with two rooms with a nice bathroom in between. Each bedroom had its own entrance -so could be a good option for couples or friends or family. I'd take ANY of the rooms they had available next time we go through Ashland. The Pelton House is so close to downtown. You can park your car like we did and not have to drive anywhere if you don't want to... within walking distance of theaters of course, restaurants, healthy grocery store nearby... can't remember the name now, but we go there for some of their organic products. We stayed here in February when it was off season so the price was a bargain. But we'd stay here in high season too, since what you get for what you pay is well worth it. Go ahead, pamper yourself! You know you deserve it, and you won't be disappointed. FIVE STARS. We'll be back!

Very sweet place with some of the more comfortable beds in Ashland. I've come to the Shakespeare Festival for 18+ years and finally found a place that doesn't make me grumpy. It's close to everything, including the fabulous Railroad district and one of the best bakeries in the known world (Deux Chats), and the rooms are sumptuous. The annex upstairs suite is perfect when you have a budget, need two rooms but can share a bath, and I love the roominess and privacy of the Earth room, which has a comfortable private deck and hot tub and a front porch with a bench. The breakfasts are a bit too rich for my tastes, but the fresh fruit and juice part are superb, and the conversation with other guests is always spirited. The linens are luxurious and Mary and Brenda are delightful innkeepers. It's fun watching the little boy grow and explore and I adore the dogs. Okay, sure, the play's the thing, but I wish it hadn't taken me so many years of staying are uncomfortable places before happening upon here. You can see from my other reviews that I tend to be very picky, but I am utterly delighted and pleased with Pelton House. It's an honest, sweet place, stocked with cold water and charm and helpful hosts.

Our stay at the Pelton House was a bit strange. Though the accomodations (water room) were nice, it wasn't the traditional bed and breakfast experience that I was expecting. Before we arrived we spoke with the owner on the phone and gave her our ETA. When we got there, we walked up to the front of the main building and rang the bell. We were greeted by bewildered guests, and led to believe that we were in the wrong place (even though Pelton House was on the sign). After a few confused minutes on the front porch, the owner came rushing over from across the street. She guided us to a back cottage where our room was and told us the main house was being rented in its entirety to a family. I would have appreciated finding out about this prior to arrival. The water room was nice. There was a gas (fake) wood burning stove, comfy king size bed, and a clean and modern bathroom. The TV was tiny and only got about 5 local channels, which was not a huge deal as we didn't want to spend too much time watching television our one night in Ashland. Take note about the water room: there is a large skylight right above the bed, which was charming in the evening but shone bright sunshine into our eyes in the morning. There was also a strangely old, lint-covered robe hanging on the coat rack in our room - very out of place in the otherwise sparkling environment. The breakfast was disappointing. Because the main house was off-limits we were instructed to walk across the street to eat breakfast in the owner's kitchen, which was a bit awkward. We were served fruit, blackberry muffins, and then fruit-topped bread pudding. As strange combination if you ask me. The food was OK.
