    My mom and I fell in love with this place after spending a night there for a mom-and-daughter weekend. Walking up the old Victorian steps and onto the beautiful wraparound porch was like entering a dream world in which we didn't know what would happen next ... almost like Alice in Wonderland, minus the hallucinogens, er, rabbit holes. Our host, Rick, was fantastic and showed us around the place, giving us carrots several times to feed the horses and making us fabulous mushroom omelets in the morning. The three-room-plus-balcony sweet was quaint and old-fashioned in the best way, and the balcony offered a view of the cottage at the inn plus one of the Arabian horses. Meeting the horses was a privilege I'll never forget, especially the horse missing an eye. She was so beautiful and sweet and at age 27, still enjoys her carrots.

    What a wonderful place. I took a business trip recently and my company put me up here because it was only a hop over to the location I was visiting, and my only regret is that since I was visiting for business it meant I ended my days too tired to spend more time here or feed the horses carrots. The owners are extremely kind and friendly, and the room I was given was massive with a king-sized bed. The bathroom had a large standing shower and a huge jacuzzi tub. It got extremely warm while I was visiting and they have extremely efficient wall-mounted air conditioners installed. The whole place cooled down in minutes. The owners greeted me every morning and made me a great breakfast of eggs, toast (with homemade jam!), and another item like sliced peaches or a blueberry muffin along with hot coffee. I sent photographs to my girlfriend while I was visiting and she'd like to come back with me sometime to spend a couple nights here and travel around Massachusetts. I can't speak highly enough of this place.

    they're having some bug trouble, for which we got a full refund, otherwise delicious breakfast (with homemade cream cheese and really good homemade spiced plum preserves), served by a funny, old New England hostess. Again, bug trouble, don't go to the cottage part.

    Avoid, avoid, avoid, particularly in the off-season. The rooms are comically bad. They look like they haven't been touched since the 80s, from decor to cleanliness. Breakfast was gross as well. They appear to have changed their name to Inn on the Horse Farm, maybe to get rid of bad reviews? Don't fall for it. It's the same place, same innkeeper, same crappy rooms, no refunds.

    So I wanted to propose. And I didn't want to do it at the restaurant, so I needed some sort of surprise accommodation in the Boston area. But all romantic accommodation in Boston was either $500 or booked, which brought me out to this B&B / horse farm right in the middle of Sudbury. I haven't done many B&B's but I have done a few, and this was one of the best. Terribly romantic rooms (albeit completely decorated with horse motifs) in a nineteenth century farmhouse. Staff is friendly and lives in the carriage house. The grounds are nicely landscaped, with a pond, some tree swings, and a little walking path. She said yes.

    This is a beautiful, charming little BnB! Very old school - an old house and horse farm converted into a BnB. So it has that rustic, homey feel to it, while at the same time feeling luxurious - old wooden treasure chest sitting next to a jacuzzi tub, rotary phone on the desk (for decoration only) next to a very royal-looking large poster bed. We stayed in the Orlandra room, which has a jacuzzi tub and its own balcony. It's a beautiful, comfy room that I would gladly stay in again. The bed is huge and very comfortable, though the pillows are a bit hard, but then again, I have neck problems so maybe I'm not an objective judge. There's a gazillion toiletries in the bathroom - different flavors of lotions, shower gel, bubble bath, bath salts, bottles and tubs all over the place for your picking pleasure. There's also lots of towels of different sizes, and two nice thick bathrobes. The room, like the whole house, is very horse-themed in its decorations, down to the rugs and pillows and towel hooks. I love horses so I didn't mind at all. I just think it's funny... How do you even find horse-themed rugs? The grounds are well kept and include a small pond with a stream and stone bridge over it, a foot path, fenced pastures for the horses, tree swing, chairs, etc. We went in the off-season and it rained both days, so unfortunately we didn't get to enjoy the outdoor space (and huge breakfast terrace), and the horses, ducks and chickens were in the barn because of the rain, but oh well, we'll have to go again in the summer. We were the only ones staying that weekend so we had the place to ourselves. It looked like nobody had been in the room for a while, so the jacuzzi and the toilet needed to be flushed out a couple of times to get the sediment out, but after that they were fine. The owner said that their maid was supposed to have done that, but maybe she forgot. Minor issue that could've been avoided, but not a deal breaker. The owners are very friendly and nice, and make a great homemade breakfast in the morning. There are lots of framed family photos on the walls, including photos of/with the animals, which gives the place the extra charm of being somebody's actual home. There's a bucket of carrots by the front door, in case you want to go say hi to the horses, which of course we did. There were 4 of them, very friendly. The impressively aged 18-year-old barn cat was very friendly too, and came out of her bed to say hi to us. The couple has recently lost their last dog to old age, but will be getting two new dogs soon, which will make the place even more fun. During our stay there was a relative's dog being dog-sat at the BnB, which was an added bonus because both my husband and I love dogs and got to pet and hang out with this charming large mutt. If you don't like animals or have allergies, this probably wouldn't be a good place for you. The cat stays in the barn but the dog was in the house, and will likely get hair all over you. But if you don't have allergies and like dogs, it's a bonus. I really don't understand the people giving bad reviews who were oh so shocked that this is somebody's old home converted into a BnB and lacks the standard large chain hotel gloss. I mean, seriously? Did you not read the description? It's not like the place is misleading about it. If you want Sheraton shine, then go to the Sheraton. This is a farm house. If you can make that distinction and have an appreciation for small home businesses, you'll love this place.
