Great place in Cape Cod... We stayed for three nights and wish we could have stayed longer. The owner, Martin, really goes the extra mile to make sure that everything at his place runs smoothly during your stay. Our spacious room was clean and very comfortable and the location perfect to visit Martha's Vineyard or Nantucket by ferryboat. Plenty of great restaurants within a moderate walking distance of 1/2 mile. We'll be back!

Unfortunately came in late one of the nights of our stay... But no worries, Martin (the owner) left out the keys to our room without question or hesitation. Stayed in room 3 which was very warm and welcoming, during a nice continental breakfast we discussed locations around the Manor and the Cape where my SO and I could have some fun (complete with visuals to include a printed map and newspaper) The home honestly reminded me of my grandmothers, old fashioned and well kept, which made me feel comfortable and back home. One of his helpers, Liz, also was very kind, instantly cleaning a spill this clutz made walking to the outside porch. All and all it was a beautiful experience and we will be back for more! Ps... When making reservations call Martin directly rather than booking through an Internet site (like I almost did) He will help with the price!

My fiance and I came here for the past two years and really really enjoyed our experience at this B&B. The place is very clean, cozy and charming. The owners are kind and accommodating and treat each one of their guest with utmost attention. Loved all the bake goods that the kitchen lady made, they are so delicious! My favorite is the little balcony that is attached to every room, with a little wooden table so you can have your breakfast there. The view from the B&B is great! Location is super convenient, and the price is excellent. I'm honestly shocked by how reasonable the price is after encountering so many +$200 rooms on the Cape!

My boyfriend and I came across this B&B while looking online for moderately priced accommodations. Since this place was close to town and had great reviews, we decided to book. We had a fantastic stay with Martin, the innkeeper and we wished we could stay more than one night. The room was very clean and cozy. It had a fridge and wine glasses and opener which we could take out onto our private balcony, where we watched the sunset over the water. (The beach is just across the street, but the balcony overlooks a beautiful inlet). The room also had a private bath and plenty of storage space for those staying more than one night. Martin, the innkeeper (an Irishman and member of an Irish band) was very friendly and made several recommendations for us both in Cape Cod and Boston. For breakfast, he served warm muffins straight out of the oven along with melon, grapes and other fruit. Oatmeal and other baked goods were also an option. There is a pot in the entranceway so guests can enjoy coffee, tea or hot cocoa throughout the day and night. The inn has a great porch along the back with lounge chair and tables to relax and overlook the marshes in the back of the house. It was also located very close to the JFK Memorial and only about a mile into town. We highly recommend this place for anyone looking for a quiet, charming and clean place to stay. And no one can beat Martin as an inn keeper!

This B+B is outstanding, my husband and I love it. We usually go on several trips a year and have decided to make Cape Cod a yearly destination in part due to Martin and his terrific B+B. Its right across the street from the beach, there's parking, the rooms are nice + clean, the food is good and the staff is great. The location is walking distance to marina were there are several restaurants and downtown. It was recommended to us by friends and we're so glad we found this gem.

I luckily found this B&B while researching online for Hyannis B&Bs. The website as well as other reviews of this place completely sold me. It has 6 rooms, all with a king bed and a balcony/deck attached. The rates were reasonable considering we were staying during the 4th of July weekend and it just looked adorable! When we arrived, the placed looked just as adorable and cozy as I had seen on the website. Martin, the innkeeper, greeted us when we arrived and was extremely hospitable and helpful to suggest places/restaurants to check out and even provided a well drawn out map to get in and out of town and to the nearby beach. We stayed in Room 2, which was attached to the huge back deck. The room was very cozy and a good size for 3 people as it had a king size bed, a futon and a mini-fridge and microwave. Ocean Manor is literally a 5 min walk to Kalmus Beach as well as very close to the downtown area and the Kennedy Compound. We really enjoyed the tea, coffee and cookies that were available in the hallway at all hours of the day. Breakfast is served from 8-10am with cereal, bread, fresh warm muffins, carrot cake and fruit. (The muffins were my favorite!) But what I enjoyed the most was that our room was attached to this huge deck that we were able to hang out on and chat/eat/relax. It had a nice quiet calmness to that deck. However, since we flew back home on the 4th of July, we missed the fireworks which would have been a great view from that deck. The other best part of this B&B was Martin. He was extremely nice and always made it a point to say hi to us every day and provide anything we needed (wine openers, ice, utensils, ziploc bags, etc). He even made sure we took some fruit with us when we left 1 day to drive tour Cape Cod. He was such a friendly innkeeper that it just made our trip even more relaxing and amazing! We would definitely recommend this place when visiting Cape Cod.

We had a really nice evening staying here before Memorial Day Weekend. The owner is very kind and charismatic, even offering to give us a lift back to the bus station when it was time for us to leave. I'd like to stay here again if I'm ever back in the area.
