Took my boyfriend there on his birthday since we always like to try new places for breakfast, after reading great reviews about this cute little place I decided to take him and his son. They had a St Patricks day special menu which of course we had to try. We had the Chocolate mint pancakes with eggs and bacon and his son had the Eggs benedict with potatoes. I eat eggs so much that for me to comment on how perfectly cooked and fluffy these scrambled eggs were is saying a lot. The pancakes were big and delicious. His son loved the eggs benedict. The coffee tasted fresh but I think what made it an even better experience was that overall even though they quickly started getting busy our waitress was extremely sweet and would refill our coffee before we even got to the bottom. This place is definitely worth the drive. Its about 45 minutes away from us and would definitely go again :)

Friendly service, great breakfast, and small hometown feel...what more could you ask for? First time here and we loved it!

I can't believe there would ever be anything less than a 5 here. Oviedo staple. Local favorite. Best breakfast around. Always packed

Breakfast here was very good. The only reason I gave it 3 stars is because there was a mix up in the order of tickets going into the kitchen and we had to wait almost an hour. Will definitely go back for a second chance. The biscuits and gravy were delicious.

The food was good and cheap for the generous portions. But when I was just about done, I saw a hair on my husbands' plate. It didn't bother him but it made my stomach churn. I left before I threw up what I ate. They comped our whole meal, though, which was nice! The waitress was very good too, my hubby tipped her well.

I love this place cause I don't live here. If I did you would seldome see me. I miss the diners of old, lots of chrome, truck drivers, teenagers in there hot rods and a tight jeans and good food from snappy waitresses popping gum.. Not so much here. Food is mediocre at best, service abysmal and no one cares. It's more about the quantity than quality. Breakfast is the meal of choice cause the people watching is the best at this time of day. French toast is my fave choice so far . Lots of whipped butter, syrup and powered sugar. Next might be the potato pancakes with applesauce. Grits should be easy and good but here there bland and even a dollop of cheddar will not help. Corned Beef hash not much substance, they do make it crispy but still not too exciting. My friend is a fan of the Eggs Benedict but I see the Hollandaise sauce as a open invitation to some bacterial event. There is a descent burger with fries but that's about the extent of my menu knowledge. Desserts are home made but I can't claim any knowledge. They can't be worth all the calories. Try this place at least once then you never have to return if you are not a resident. And I you are....well good luck this is your destiny.

Love this place! Always packed on the weekends! Even weekdays sometimes. Everything on the menu is delicious, not a lot of healthy things to choose from though a lot of big portions. But delicious! Tried the eggs Benedict and their biscuits and gravy and it's absolutely delicious! Also they have the best coffee.

My husband and I have been going to the Townhouse for many years. Never once did we have a bad meal. Their food is homemade delicious and never have we encountered a nasty, cold or grumpy server. Their staff is very friendly, hospitable and always greet their customers with a smile. GOOD NEWS....for those of you who are not yet aware, the Townhouse is building a new Restaurant with lots of parking only about a block away! Construction starts October 2014! Cheers Townhouse!!

Very hit or miss with this place. One Sunday we go & the food is very good. But so often it's not good. Last time we went, we said we were done with this place. Ordered the greek omelet. Where was the gyro meat? So little of it, it was all feta cheese (and for $9.00 to boot). The home fries were horrible. Cold, undercooked, old, stale, not edible. Not going back anymore. We're done.

Don't let the bright yellow exterior or tiny parking lot deter you. This is the place where locals dine. I had to circle the block a few times to find a parking spot. I gave it 4 stars because there aren't may local, homemade options in the area but the food was not anything out of the ordinary. At Townhouse Restaurant you get down-home, Southern cookin'. I wanted breakfast so I got an omelet (which included gyro meat because one of the owners is Greek). My meat lover omelet was served up with a side of HomeFries (so so delicious), a big, fluffy biscuit, a little gravy and a big tall glass of sweat tea. I would for sure return as it reminds me of the cafe I grew up eating and working in.

I love the town house. Five stars every day of the week. I only write this review to shame the couple behind me that wouldn't not stop playing "Frozen" videos. Put some headphones on for everyone else's sake. Sigh.

I've only eaten breakfast items from this place. Hands down the best French toast I've ever eaten. Delicious home fries; I like them with onions. Also, the biscuits and gravy are delicious but on occasion have been cold once they've been brought to the table.

We spent the day at the Highland Games and wanted to try a restaurant in the area for dinner. I'm really glad we found The Townhouse Restaurant! It's a quaint diner with a huge menu. We took advantage of their 2 for $20.00 special that they have on Saturday & Sunday nights. There was so much food, I couldn't finish everything! You can choose your entrée from a list of nine (we ordered Chicken Fried Chicken & Country Fried Steak) and that came with soup, 2 sides (the Mac & Cheese was excellent! ), & biscuits. The special included a dessert to share (we got the delicious Peanut Butter Pie) The servers on our side of the restaurant were two young men & they were always on top of things! I only wish they were closer, I'm sure I'd eat there two or three times a week! I overhead one of the servers say that they were moving to a new location in eight or nine months, so call before you go...

typical good diner food. what's truly adorable about this place is the constant homey southern feel. the decor is super cute and everyone (literally every single person that works there) is super nice. the people there are courteous, very friendly and just overall have that amazing southern charm. I brought my sister here while she was visiting from Boston and when we were called in to sit down the lady said, "come on in sweet darlin'". It's definitely a different part of the state. we went for breakfast and they do get busy, but you can see first hand how hard everyone works to make sure each customer individually has the best experience. only criticism is it would of been nice for some healthier options on the menu (egg whites, smoothies or vegetarian options, etc) but still loved it!!

  • Harry S.

After reading all the good reviews I had hoped I found a good southern style restaurant but I was mistaken. I had the chicken fried steak that was the size of a 69 cent McDonalds hamburger patty. I had also mashed potatoes which I could not finish. The other side dish I had was the green beans, they were ok but marginal. I had the chicken noodle soup which was fine and for desert I had the peach cobbler, much more cobbler then peach. It tasted ok but was made very cheaply. My wife had the grilled salmon which tasted very fishy and she had 2 orders of the grilled vegetables which together looked like 1 order. She couldn't stomach finishing her meal. The waitress however was fantastic! She was on the spot all the time. She needs to go to a better restaurant, perhaps the new BJ's on Redbug. All in all The Town House restaurant was terrible. They are moving it due to construction. My advice is to leave it rest in peace....

Great find! Heard about it from the owner of TJ's Seafood. So glad we took his advice and went. Such a warm atmosphere and small town feel. Great portions and truly homemade. Worth the drive for us

Pretty good, inexpensive diner breakfast. Parking can be a bit hairy at times, but you can park behind it across the street.

Writing an update to my post from last year. My friends and I have been coming to the Townhouse for almost 2 years now every Sunday. We came to them from KiKi's in Waterford Lakes (and the reason we left / kept going to KiKi's was because we had the best server there, but she quit, so no more loyalty). Now, yes the wait times can be a bit heavy at times, but you also have to realize the age / location / time of day. The Townhouse has been around since the 50's and resides in what is best known as "Malfunction Junction" of Oviedo. With space being prime, the parking is tight. Also, just like any place, don't go at prime meal times and expect to get seated right away. If you go to a chain restaurant between 6pm-8pm on a Friday or Saturday night, your going to have a wait. Same here, at the Townhouse. Its just they don't have the inside seating to wait. The servers are always very nice, we specifically ask for Candy every time. She is just the best at giving us grief when we miss a weekend or just give her a hard time. Also, the management is very nice and sassy too. We have been branded as Candy's boys and proud of it. We would love to meet the owners one day as this restaurant is a reason for us to get up and moving on a Sunday. Brinda is an excellent Manager, wouldn't have it any other way. Candy is just on top of it all with our drinks, refills and making sure we are taken care of. I would love to name all the staff that we have interacted with, but for the life of me I cant remember their names. So to the staff of Townhouse, if your reading this - we love you all. I give this place 5 starts not because i'm on a bandwagon, but because they deserve it. I cant wait to see the new restaurant when its built and to frequent that for the foreseeable future.

Love this quaint place! I work in Oviedo and was pleasantly surprised to find great diner food! Yum! I got an omelet with awesome home fries and a homemade biscuit! Sadly they are closing to move so get in quick!

The quintessential small-town diner. Really great food at very reasonable prices. Mostly comfort food with some Greek specialties; they particularly excel at breakfasts. My favorites are the omelets, but we've never had a bad meal. As most reviewers have noted, parking sucks, but planned road construction has forced them to relocate a few blocks away--the new restaurant should open before the end of the year and they say the parking will be more than adequate, plus they should have more tables. Very friendly, personable service. This is our favorite local spot and we are proud regulars!

Cute little dining restaurant! Traditional, yet, delicious breakfast. Very friendly staff, always smiling and ready to accommodate. This place has been here forever and relocating soon so be sure to check our the original location! Love the atmosphere, reminds me of being at home while being away at school (UCF). Awesome food and always leave with a smile on my face!

Decent breakfast food. Old diner type place. The coffee was pretty bad but the food was ok. I had eggs Benedict and the hollandaise was good. The wife had an omelet that was decent. Nothing special but not bad either. If the coffee was better I would give it 3 stars. Another drawback is that there's very limited parking and nowhere inside to wait. It was raining on and off the day we went and there was a little covering near the door but nothing sufficient if it were raining hard, etc.

A true mom & pops diner. Nothing fancy at all, but loyal customers keep coming back to clog their arteries time and time again! Best thing on the menu is the french fries accompanied with their home made gravy! Don't know why or how it compliments each other so well, but dammit it does... and my cholesterol has jumped 20 points as a result! Definitely worth the prescription of Lipitor you will eventually need if you visit here more than 1x /month!

After driving by on Sundays and usually seeing a line, we thought this place must have great food. Not so much!! It wasn't terrible, but it certainly wasn't anything to brag about nor entice us to ever go out of our way to go back. Funny, I've heard people say: the dinner is better than the breakfast, and others say the breakfast is better than the dinner....not sure if either is all that good. Prices were ok, the pie was not very good, overall....a 2 out of 5.

We got breakfast here twice during our vacation and loved it! I got the ham and cheese omelet twice, and thought it was awesome that you got to pick which cheese you wanted (I got provolone and highly suggest it). The home fries are a must, I don't know what they are seasoned with but they are amazing.

If you live in Oviedo, then chances are you've passed by this joint time and time again. What you may not know is that it has been there since the 50's when Oviedo was still a tiny town full of "wild' chickens and little else. It's a cute little diner and all of the staff we've encountered were friendly. When last I visited, their signature coffee cups were available for $10 - cute, chicken-loving mug, and each time you bring it in with you, coffee is only 50 cents. Unfortunately, the "downtown" area is being revamped and this restaurant will be moving... but just down the street, so hopefully, all remains the same. The food is always plentiful and tasty. The restaurant offers homemade pies and desserts that are always amazing. There is a surprisingly broad selection with some Greek inspired options, like Gyros and stuffed grape leaves. We've stuck to breakfast, however, since the hometown-ey goodness is great comfort food. They also offer seasonal options, like pumpkin pancakes (delicious, by the way). It's a fun place to stop in for some local eats, and since Oviedo has so few options like this remaining, it is really part of the Oviedo culture now; a must visit for that reason alone. My only gripe is that this place is PACKED on the weekends - good luck getting a table on Saturday or Sunday mornings. People literally wait hours! Parking can be a bit dicey too; there is a small lot behind the restaurant, then parallel parking on the street adjacent to it. Still, it is worth a visit and since breakfast is served all day, you can't go wrong.

They offer pretty standard diner food, but really nothing special. However its worth popping in just for the desserts and a cup of coffee. The strawberry and rhubarb pie is excellent as is the peach cobbler.

As a NJ native one concern I had moving to FL was the lack of good diners. The Town House cured me of my worries. The breakfast food is delicious! The french toast is some of the best I've ever had. My exposure to lunch and dinner has been much smaller and I've only had a burger and fries, but they were good. The best part were they had gravy fries! Felt like I was back in a Greek diner in Jersey. Aside from the food the people are all really nice and it's got a fun feel to it. I just hope when they move they are able to keep a little bit of that.

It kills me that I can't give a better review to the Townhouse. This place is an Oviedo landmark but my recent visit was very disappointing. The Townhouse has been around since the 1950's and is located in old downtown Oviedo. It's open for dinner but they are better known for breakfast. They open at 6 a.m. and you've to get there early to avoid a line. The place is always packed and it's a greasy-spoon with a history. What could be the problem? The problem with the Townhouse is, they fail in the two fundamental functions of a restaurant; quality of food and service. On my recent visit we had to wait about 30 minutes for a table, which was no problem. Usually when there is a wait you can bet the food will be good. When we finally sat down we were greeted quickly, another bonus point for the Townhouse. The meal didn't really start to unravel until we got our food. For one thing, our table wasn't served at the same time. I understand that certain things take longer to cook but some members of our party were done eating by the time my wife and I got our food. The other major detraction was when my food finally arrived it was cold! OK I'll wait for the food but it could at least be hot once it finally comes out! The final straw for me was the service. It wasn't that our server was slow, she was almost too fast! The restaurant was on a wait and she obviously had a "turn and burn" mentality going on. The longer we sat in her station the longer she would have to wait to flip another table. The server began dropping the checks before I had taken the first few bites of my food. After I scarfed down the cold greasy food I felt like I was being shuffled out the door. After all this I will probably give the Townhouse another try one day, just not anytime soon.

Good honest food in an unassuming building. This is the anti-chain and I love it! Service was great and only a 5 minute wait :-)

I've heard the dinners are better than the breakfasts. I imagine that's how they stay in business. There isn't anything special about the breakfast. As my dad says, it is what it is. I wouldn't take anyone there for breakfast. Maybe in another couple years I'll work up to wanting to try dinner there. It took 4 years to try the place after passing it every day, because it does sort of look dumpy. But, if they are really going to tear it down for a round-about, maybe they'll have a better presentation at their new place. Go for the: greasy loud diner experience. Don't go: if you don't like bland breakfasts. It's got 3 stars for the possibility that the people who mentioned a decent dinner there aren't lying to me. Though, I suspect they just want me to suffer a bit more.

  • Gladys A.

If I could give it a negative 1 I would.....can't say I tasted the food but all I know is my Hispanic father went and tried to eat here and was completely ignored while others were served around him....so if u r ok with establishments that don't treat everyone equally....by all means enjoy

I'm so surprised to see negative reviews of this place on here. This is by far my favorite breakfast place. Amazing biscuits and gravy. Everything here is good: waffles, omelets, pancakes, potatoes and bacon. I tried a slice of their homemade apple pie once...it was delicious. It's always busy here and there's usually a long wait for breakfast. But I think it's worth the wait.

While this is a mainstay in Oviedo, that's not saying much. The food is okay, not really home-cooked tasting, and I can't say that I've ever had anything here that I was particularly enamored with. The ambiance is cute, albeit kitschy, and it definitely plays up the chicken theme. The service is also lovely and what you would expect from this sort of establishment. Overall, I don't like the food, it's very typical and I can get better elsewhere, but the experience I've had here has always been positive. Parking can be difficult, especially on a weekend morning, so if there's none next to the restaurant it's easy to find in the plaza behind, and it's only a short walk.

    (2)
  • Frank L.

Where do I begin? After all the 5 star reviews I had to try the Town House. I gotta say I was not enamored....I went for lunch, and not breakfast like most folks. Our waitress was not the friendliest person inn the world, but whatever. I asked for a suggestion, and instead of recommending one of the great specials, she said to get the gyro. Well, being my first time there, I did. All i have to say is meh....It was just OK, and the fries were cold. I will certainly try to come back for breakfast and update my review.

  • Enit S.

I can't help but laugh at all the outraged people who see five stars for this establishment, but they have to consider that for Oviedo this is probably as good as it gets when you think "Diner" and in reality; it's more the ambiance of the place that gives it the stars. It's situated right on the corner of downtown Oviedo (which only has like five shops anyway) plus a couple people have already commented that it does have a country feel when you see all the wild chickens running about, add the yellow and blue decor and you already have a positive mindset that you're about to have a taste of grandma's old fashioned delicious cookin' even before you've tried anything. This is a very well thought out thing they've done whether it was intentional or not, now as for the food: I've had several dishes here both breakfast and lunch. So I'll start out with breakfast. They make a killer french toast here, plus that and a side of bacon, cup of coffee and tip came out to around thirteen bucks, it is a bit steep but it was delicious. I've tried their biscuits and gravy and was sadly disappointed; I was expecting that home cooked taste and it just wasn't there, the gravy probably came from a package from what I could tell. Lunch: I had the same thing happen when I tried their fried fish sandwich; it honestly tasted like a Gordon's fisherman patty that was deep fried and priced at 8.99; no thanks. BUT!!!! I did try their chili and it was absolutely delicious, some of the best I've had so that being said; I think it really depends on what you order here. Don't come expecting gradma's cooking, and I agree with most reviewers that the majority of their food is probably frozen or out of a pouch. This is a good place if you're in the neighborhood and want a bite to eat plain and simple.

Oviedo High School wrestling team would like to thank the Townhouse restaurant for being such an awesome contributor to the community. They donated biscuits and gravy to our SAC wrestling tournament for our hospitality room and they coaches, volunteers and ref's could not stop talking about how good they were. I even hear a few say they were the best biscuits and gravy they had ever had. Thank you!!

Cute. Really cute. But I'm not quite sure the prices justify the meal - I had a Greek Omlette, coffee and a side of bacon for a whopping $17 (including tip). Yikes! My boyfriend and I typically spend around $25 for two at Perkins (I know, I know, perhaps you're thinking Perkins can be grouped in with the other yucky breakfast chain joints but I happen to think it's different!)! My fellow Yelper Robert G. and I are on the hunt for the perfect breakfast/brunch joint and we began at the Town House. Not a bad way to begin our search! I really enjoyed my home fries and my meal was pretty good - the feta cheese added a nice flavor with the black olives but left my omelette super dry. I'm a cheesy omlette kinda gal but I guess I should've known that when ordering it. My friend's biscuits and gravy were great - definitely a hearty breakfast meal! It had a lovely homey, country feel. It's located in a part of Oviedo that's known for it's wandering chickens and roosters so drive with care! I think if we make a return visit, I'll have to try the country fried steak!

  • Eric G.

A cute old place with equally cute and old customers. I had the buscuits and sausage gravy platter and had them cover the hole plate in cheddar cheese. It was very good. I recommend the home fries and the sausage gravy as both were very good. I will be coming back to try another one of my staples which is the Philly Cheese steak. I will update once I have tried it.

The feeling of an olden day restaurant is nice now a days. I'm saying this because when I was younger we didn't have those, more like they were out of style. My favorite dish was the sweet potato tater tots. I think this restaurant is a great place to go with family. Also, you don't have to wait for seating. The hamburgers are also very delicious.

  • Rick S.

Had won a $20.00 off meal card from an event we went to. The food was alright, I just don't think the pricing makes you want to come back. The food was probably a little above average, but I don't see a reason for coming back. Seems that they get a lot of their business from breakfast, Parking can be tough. Whenever talk about re-doing downtown Oviedo comes up they bring this place up as though it's a treasure. I don't see the problem, except it would bring competion and this place would most likely lose. We all know how terrible it is in Oviedo for restaurant choices and this diner doesn't help the situation.

    (3)
  • Kelsey S.

I am going to miss this place so much when I move away from UCF:( there's something about the Oviedo chickens roaming around outside and the comfortable environment inside that keeps me going back many Sunday mornings... You can't ever go wrong with the pancakes or French toast!

  • Casey H.

I've been here at least 27 times and I've never had a problem. In fact, I'd have to say that I tpycially have a very good experience. Today though, I was very dissapointed in their services. We watched as nearly everyone got their food in the place before us. The waitress was asked about our food and she was surprised too. Within 5 mimutes all 6 of us had our food. What was surprising though is the response from the manager. She had no clue what was going on but made excuses as the food showed up. A bit disappointed and surprised that she didn't even look into the problem before speaking.

We headed here after biking Black Hammock trail. It's right off the bike trail. This place screams homestyle nothing fancy good food. And that is what you get. The menu has a combination of Greek and Southern selections. The portions are large, so come hungry. Try the fries with a side of gravy. Yum!! The banana pancakes were at least three inches high and topped with fresh bananas. The wait staff is friendly and stops for that extra minute even when busy to smile and ask how you like your food. We all enjoyed our meals. I will keep this place in mind.

I can't get enough Townhouse. Breakfast, lunch and dinner are all superb. We have trouble deciding which meal to have there. We've been twice in one day on several occasions. Check out free tea Tuesday! After a few visits, the servers began recognizing us. Now, they bring our drinks to us as we are sitting at a table. They know JUST how we like our food and make the experience very personal.

My wife and I stopped in a few times when we're in town and from my experience. It's a small town and country feel restaurant with good food and fair prices. Service was excellent and the folks are quite friendly. I've had the gyro omelet the first time and eggs benedict over hash on another visit. I highly recommend the eggs benedict over hash. Simply fantastic, but quite filling. Definitely a must stop for my wife and I when we're in town visiting our folks.

Food is great, good old fashioned comfort food. Service also friendly. Everything you want in a diner! My only criticism is that the exterior could do with freshen and different color scheme.

I'm a huge fan of Townhouse. I've been there 20+ times and the food NEVER disappoints. Decent prices for great stick to your ribs hometown meals. You can't go wrong with anything breakfast, also amazing desserts. Granted, I don't go for the service (which is usually attentive but nothing special-typical diner waitstaff) but this time we had the pleasure of being helped by Joanna. She was a total doll, SO sweet- a real refreshing change. I will be requesting her in the future. I'm writing after today's experience in particular because I was greeted sweetly as usual, but quickly reprimanded for sitting in the "closed section" of booths. I saw one couple there already but thought nothing of it. We relocated to a small table, no harm done, although I would have preferred a booth (there was no line, plenty of open seating.) Then, not five minutes later, a man and woman walk in who were recognized by one of the staff and quickly offered a seat in the same spot that I was just yelled at for sitting in. Those are the things that I don't expect and that truly bother me. I don't anticipate that happening again but it was worth mentioning since it was real BS. Aside from that, we always leave with happy bellies.

I had the Hash Slinger and my food came out cold :-/ Not only my food but, everyone at my table had to send their food back b/c it was cold. The waitress didn't really show concern but took the food back and brought out very hot plates. Overall the food was okay! There was nothing to rave about in my opinion. I would come back just to get a second opinion. Would not recommend to friends! I prefer Keke's breakfast café where I put on my happy dance when the food arrives.

"Have a seat anywhere you'd like, hun" the waitress told me as I entered. She was a smiling, motherly figure full of that good old southern hospitality and small town charm. The Oviedo Townhouse restaurant sits on the corner of SR 434 and SR 426 in the heart of Oviedo's "downtown" (if you consider Oviedo's two block corner of small, antiquated shops a downtown). In a recent article by CNN Money, the small town of Oviedo ranks up as one of the top 100 places to live in America for 2009. The Townhouse may be the reason why. Outside, the Townhouse is a bright yellow building with accents of blue and large windows painted with specials and notices. Cars constantly roll by at this busy intersection, and nearby you could hear the faint clucking of the infamous Oviedo chicken. Taking a step into the Oviedo Townhouse feels like taking a step into an electic auntie's living room. Various memorabilia throughout the decades decorate the walls, from old childrens' drawings to chicken figurines and other assorted macabre, it is a bit of a comical sight to see. All of this may appear a bit sketch at first... But the food here at the Oviedo Townhouse is what solidifies its reputation as a Oviedo establishment. Having won numerous awards for its breakfast, I decided to try to go that route during my lunch break (they serve breakfast all day). Thankfully, most all of their items are priced quite reasonably. I order the Steak and Eggs ($9.79), a juicy perfectly cooked and seasoned medium rare 6 oz sirloin steak with sunny side up eggs, a side of scrumptious buttered toast, and a serving of their delicious Homefries. Homefries are like breakfast potatoes cooked and grilled and spiced up, delicious. I also order a side of corned beef hash, a salty, tasty treat for my tastebuds. In a time where greasy chains abound from Denny's to IHOP's that serve the same mediocre and barely-edible-unless-you're-really-wasted "breakfast" food, the 48 year old Oviedo Townhouse is a breath of fresh air, doing breakfast well, tried and true, as if you were eating at home. Though it may not be the best ever, it comes pretty close. They also serve lunch, dinner, and Greek food here at the Townhouse. I would recommend you to try the Oviedo Townhouse soon before its too late - the Florida Department of Transportation will be demolishing the area to make way for additional widening of the clogged up intersection in the near future. for photos, visit: tastychomps.blogspot.com

Great homestyle restaurant with a Greek twist. Always good for breakfast or brunch and the spinach pie is definitely among the best I've had.

Hands down one of the best breakfast places around! No doubt! It definitely has a family-owned vibe to it and even though there's usually a line, you can get seated within 10 minutes or so. I've only ordered their gyro omelet but I'm told the rest of the menu is delicious. Their coffee is also yummy. Added bonus? Since Oviedo loves their chickens, you can usually find a bunch wandering around. I'll admit, I've snapped a photo of a few loitering around the neighboring Popeyes ... poor chickens. If you're up on a Sunday morning and craving breakfast this is definitely a spot to check out!

After wanting to try this place, since its near the church I attend, I was disappointed. The food wasn't too bad I had pancakes, eggs, sausage, and a biscuit and the biscuit was dry. The plates also looked dirty. My mom had the cheesesteak sub and she didn't really like it either. Won't be coming here again.

This old timey dinner has a friendly staff. Town House has a great breakfast with biscuits and gravy and daily specials at a reasonable price. Their hamburgers and sweet potato tots are also very, very good.

Sweet potato tots were delicious! My bf loved his gyro and their fries are delicious too. It's diner food for sure but pretty tasty! Good for a cheap yummy breakfast as well.

Although it's not the BEST homestyle meal I've ever had, it still a great place to go for breakfast anytime of day, especially when I want to go out for breakfast without to much effort in the morning. If you go on the weekend, you'll probably have to wait at least 15 minutes to be seated, but I've found service to always be good once seated. Love the chicken and biscuits, or my boyfriend usually gets the chicken fried steak which is great. If you're looking for a healthier breakfast, this is probably not the best option.

Nice old time feel, but is nothing special. Decent hot breakfast and everyone is very nice. Have tried burgers, gyros and sandwiches and all have been middle of the road fair.

This place well is the worst excuse for a diner. It's all no frills and the staff are rude and the place always seems slightly dirty like a film over everything. Plus the condiments are all no frills, the flattest egg and omelets I have ever seen.. I can't believe all the 5 star reviews?? You guys need a real diner experience... It is Puzzling how so many people like this place. I have tried this place many times over the last 7 years and I always want it to be good but it is always very bad and the food is the cheapest.

    (1)
  • Megan B.

Maybe I've gone at bad times or something but I've been there 3 times and each time it was "eh" not bad, but for a "home cooking" place I'd expect a lot better. It makes me sad because I've heard good things from this place, but maybe it's just because my grandma's home cooking puts my standards too high..haha...But, The staff is very nice, I give them that, but it's the same quality as Crackel Barrel, maybe. I have not been there for breakfast, as it is usually SLAMMED, which is a good thing, I imagine :)

  • Shawn K.

OK... so we gave this place a second chance. Again... this is no 5 star place. The food is ok and the staff is nice...there is just nothing stellar that jumps out at you to justify a 5 star rating. This time, my order included scrambled eggs. I was asked if I wanted cheese on it. It literally came to me with a square piece of cheese laid over top. Not cooked or mixed into the process of making them. It was just laid on top and wasn't even melted. Did it taste good? Cheesey eggs are always good. The preparation is just a joke. Everywhere else I have ever been, the cheese is melted and mixed into the eggs...not just tossed on top as an after thought like "Oh... I forgot the cheese". So again... the food is ok, but no way is it 5 star.

I love this quaint lil diner in the heart of old Oviedo. You can see the famous Ovideo chickens just clucking about in the parking lot and you will also see cars and people from all over town here whenever you do venture in for a bite. Its always welcoming, they serve breakfast, lunch, dinner, and Im sure its all good but this review is based solely on breakfast so don't hate on me I will have to get some lunch and dinner fare on another occasion... I come here whenever I have someone in town visiting and I don't feel up to making that person(s) breakfast so I will head us all down here and I think the comfort level of the food on the menu at the Town House Rest. makes us all sit a lil fatter and a little happier. Ive ordered omelet's and scrambles and pancakes, and more. One of my favorite spots to come to after a long nite. They are quick to follow what your saying as if they have dealt with my level of a.m. blindness or slow wit sense of humor before...' True professionals, the food, the service and the staff are warm welcoming and delicious... and the foods not bad either. jp.

I love this place!!! It is a classic American diner, including food, servers, coffee and ambience.....and all for an amazing price. I recommend this place to anyone who wants a true old town oviedo experience. The pancakes never disappoint and the home fries are a MUST!

Good, basic diner style food. It is not fabulous, but it is not bad. If you want bacon, eggs and toast they can make it like the rest of them. I do like the country fried steak here and the biscuits and gravy were mediocre at best. Love the country feel though with the chickens running around outside. Come to think of it they never run out of chicken dishes there...

Let me start out by acknowledging that I have had better breakfasts/brunches , but Town House is about more than the food. It's about the environment and the people. When you eat there, you feel like part of the family. But, to the food: the Greek omelet is good. I recommend you listen to the menu and order a side of tatziki for the home fries. All the other normal breakfast foods are good, too: pancakes, eggs, bacon, sausage. This is one of the few places I like waiting for a table at. I love sitting outside on a Sunday morning, waiting for a table and reading the variety of community papers available. I don't think they advertise their iced coffee on the menu, but if you ask for it, they will gladly make it. It's delicious, too.

A southern-style diner that serves excellent breakfast all day and has been doing so for 60 years. Good restaurants are hard to come by in Oviedo and this is the best breakfast location we've found yet. Try the chicken-fried steak, home fries and grits - they're so good I order them every time. I've tried the steak and eggs which are also quite good. The waiters and waitresses are the same ones who have been there for years - polite and friendly. Tip: On the weekends go before 9:00AM when it gets packed to avoid a wait. On Sundays the local church crowds all head to the diner, leading to lines out the door. One caveat: avoid the dinner menu if it's not a burger (the mushroom steak burger is great) - every time I tried a lunch/dinner menu item I was disappointed. The fried chicken was cold inside, obviously previously frozen first; and the fish sandwish is processed fare similar to fish sticks in a box. Stick to their specialty: breakfast!

We went with friends from out of town to try to see the local chickens wandering around, the main draw of the area and ate breakfast here. My husband's french toast was doused in cinnamon to the point it was inedible, biscuits and gravy had a weird aftertaste, my omelet and hash browns were fine, but the food overall is mediocre each time we have been with friends.

Awful. Bad service.. Frozen and reheated food. Overpriced too. Down the street there is a diner much more worth my money, it's called the Oviedo diner.

I went there for dinner & had the chicken, mashed potatoes, and green beans. I agree with the other reviewer that said that it wasn't that spectacular for "home cooked" food. I think I missed the boat- I probably should've ordered breakfast, which looked fairly good on everyone's table.

I was out in Oviedo for a Sunday morning of church and fellowship and we needed a nice refuel afterward. A friend had recommended the Town House and so we decided to go, although we knew we'd run into a terrible after-church rush. The place was packed and we were told that we had a ten-minute wait, but we only waited about five. Both the hostess who seated us and our server were really cheery people and made the at home feel that much more real. I ordered the Greek omelet stuffed with feta, olives, onion, and gyro meat along with home fries and toast. I was so happy with my meal! It was served nice and hot and the home fries weren't perfect cubes of potato, which I loved. Those cubes weird me out sometimes.. too perfect to be homemade. Anyway, my friend ordered the meat lovers omelet and she was well pleased too. Ooo and I had half of her homemade biscuit with butter and honey and boy oh boy! It was great =P I'll be stopping here again if I'm ever back in that area. Nice place.

Oviedos home dinner. being born and raised in jersey the dinner capital of the world this place is great we love our diners. Homey. And friendly. This place is an absolute must for true good old breakfast. I will come here every trip I make this way. Just dont sit next to the door or else everyone's going to bump your chair and stair at you while you eat, def annoying, but its all about the food here

Town House is one of those lesser-thought of places around Orlando. Thankfully, the yellow and blue paint job and its location on a corner in the heart of Downtown Oviedo make it stand out enough to attract attention. I first went to Townhouse because one of my friends from UCF worked there and lived nearby in Oviedo. All she kept telling me about was how great their homemade pies were, and when we finally went and I tried a slice of their carrot cake (not exactly pie, per se) one bite instantly solidified that she was right. Although I was disheartened that particular night because a few of my other dessert options were all sold out, I ended up making the right choice. And my friend's apple pie was equally delicious. I have been to Townhouse a few more times since then and I must say that they have a delicious breakfast menu as well. And the best part? As with most diners, breakfast is available all day! Personally, I feel like the prices are fine for diner food. In fact, I distinctly remember being floored at just how inexpensive my french toast was. I feel like this is definitely one of those cute little places from my days spent at UCF that I will sorely miss. *note: I'm giving Townhouse 4 stars only because I haven't had their lunch/dinner menu items

The Town House Resturant has really fallen off. The atmosphere is still warm and homey, but the food is horrible. Frozen brussel sprouts, with no seasoning. Canned string beans with an over abundance of onions, mac and cheese with some sort of cheese sauce poured over the top. Terrible. Sad - the food used to be delicious.

I LOVE this place. Downtown Oviedo doesn't boast too many dining options, but this is definitely the place to go if you are anywhere near the area. It is a quirky little Southern diner with a juke box and all-day breakfast. They are serving pumpkin pancakes now for fall and they are just divinely delicious. Everything I have had here is tasty and made with Southern charm. There are lines around the block on Saturday and Sunday mornings. The coffee is free flowing, the smiles are endless and the rooster decor is just too much fun.

I have lived in the area for about 8 years now and I have always loved Townhouse's meals. Coming from a country background this little spot on the corner of 426 and 434 in Oviedo makes you feel right at home. The people are friendly and even though they get slammed on the weekends, service is always with a smile. Don't be discouraged if you see a line outside, I've never waited over 15 mins for a table, but i've never gone in for more than a 4 top either. The atmosphere can be loud but that is due to the close proximity of the tables, chatter, kids and food screaming from the kitchen. Its more than a great meal its an experience. The food has a home cooked taste that brings you back for more. As youre sitting there and your belly begins to swell, you want to force that last bite down for fear of wasting any of the remaining pieces on your plate. Pricing is great and what it should be. I applaud them for keeping such a great menu with reasonable prices. Especially knowing they have a loyal following and could possibly get a way with adding a few pennies here or there. but, that is another reason to love them. They know their goal is service and do it well. you won't be displeased with the food or service. If I had a suggestion it would be to spruce of the place a bit, but not too much. some restaurants lose that home town feeling when they get too "fixed up". I would also suggest adding on to the building so you could serve more. Everyone needs to try this place, at least once!

Really good breakfast, at good prices, but I wouldn't go there for lunch or dinner again. Has a special place in my heart because my family and I used to frequent there when I was a child. Has since got a little dirtier, but is still one of the places to go if visiting Oviedo or desiring to get to the heart of what Oviedo is about. An Oviedo landmark.

Have never had a bad meal at Town House (and we go pretty often). Great breakfast, homemade soups, and desserts, all around good food. Great service, relaxed atmosphere, good value. Some of my favorites include the cheese steak soup, gyros, corned beef hash, gyro and eggs, and biscuits and gravy.

We recently relocated to Oviedo and discovered Town House a few weeks ago. We've enjoyed both breakfast and dinner on several occasions and love the place. I fully support the local restaurants and look forward to frequent visits in the future. The prices are reasonable, service outstanding, and food is delicious. I highly recommend the restaurant.

I have visited the Town House Diner for breakfast, a lunch and yesterday following the storm, early dinner. I find the food very tasty, regardless of the meal. It is "southern style home cooking" with a little Greek flavor mixed in to make it interesting. The Town House meets all the requirements of small town diner. I have never experienced a "rude" or unfriendly wait staff. I do not live in the area, but, I do frequently visit family in the area. If I could suggest anything for improvement would be to dress up the plating presentation a little but, then would that make it anymore "southern style home cooking"? And for the comment on "flattest egg and omelets" - as a Chef, those two preparations are to be relatively flat unless with the omelet, you wish to have a French omelet and I am afraid they don't serve that one at the Town House. If I want "upscale", I go to an upscale "restaurant". If I want "downhome", then I go to diners such as the Town House. Keep up the great work Town House.

It is a wonderful tradition here in Oviedo. My son and I found it by chance and it's where we go for breakfast or lunch and to just sit and watch the roosters cross the road. Yes, chickens and roosters abound. The Greek style food is wonderful, the wait staff is attentive and again, we are loving the fact that it's not a chain or franchise. I heard through the grapevine, though, that the building might be torn down. NO. PLEASE. WE LOVE THIS PLACE.

yummy. the servers are always friendly! i think they have pretty good stuffed grape leaves, which is one of my favorite foods. it is a very family style place. the best part is the beautifully colored chickens that you can see outside! good old oviedo chicken!! they serve your typical breakfast, and typical lunch. i was pleasantly suprised that they had greek.

This place is classic Oviedo and I love everything about it. The food is always delicious and filling. The people are always kind and friendly. The atmosphere is traditional breakfast diner. Lots of character, lots of history, lots of comfort. Because the building isn't huge and they're always busy, as a wheelchair user, there's not a lot of space to navigate around. Everyone is always super accommodating, however, and always seat us somewhere that's easy to access. Shout out to our waitress Nicole for being so patient with our indecisive ordering and being so attentive to us! We went during a weekday so it wasn't crazy busy, but I've been on a Sunday morning before and it's NUTS. Be prepared to wait! But it's all part of the #OviedoLife experience. Well, well worth it!

I now know why this place has such long lines on a Saturday morning. The food is absolutely DELICIOUS!!! I was pleased with everything, honestly. And 5 stars for GREAT service and kind employees. I got a small stack of chocolate chip pancakes, potato pancakes and biscuits and gravy. I leaned over to my husband after my meal came and exclaimed that I literally have never had a biscuit and gravy this delicious. The gravy is smooth and flavorful and not super chunky. I am not a fan of chunky/lumpy gravy. Pancakes were cooked to perfection and delicious!!! My husband kept wanting to eat my potato pancakes so they were obviously amazing as well. Smother them with some sour cream and applesauce and ... perfection!! Checked in with Yelp and we both got free drinks :) I really wish there was a place to sit and wait inside (we sat outside) but understand due to popularity and size of location that can't be the case. I assume their new location will be bigger? Good luck on your move, Town House! I will be there :)

Back again and this time we brought some of our friends that have relocated from the Atlanta area. Her mom was visiting and we suggested coming here for breakfast and we figured they would love some home-style country cookin. With a party of 6 you better be prepared for a wait but the wait was not as bad as we expected. We did notice a HUGE party in the other room so we had a feeling that our breakfast might take a little bit longer than usual today. As usual we were treated like family. Our friend's daughter was not feeling her best and by the time we left, she was giving high fives! You just can't seem to find that in a franchise!!! Today I had the Special called the Greek Hobo along with a biscuit. My wife ordered an omelet with grits topped with cheddar and a biscuit. The others ordered things we have already enjoyed but their daughter wanted some French Toast and a cup of hot chocolate. Nothing to complain about today except for the fact that I ran out of room... lol The Greek Hobo is definitely something I would order again. It was like having a Greek breakfast skillet in a bowl topped with two gems. I mixed in the Tzatziki and it was so good I felt like I died and went to heaven. My wife made quick work of her omelet but I watched their daughter tear up her French Toast. That looked so good I had to take a pic and I will be ordering it the next time we come for breakfast. Service was topps and the food was fabulous so it is hard to give em less than a 5 star trip when you come hungry, are treated like family and leave stuffed senseless with a smile.

As a lover of classic diners, I've driven by the Townhouse restaurant countless times thinking to myself: "I really should try that place out someday". Well, that day finally arrived. I went on a Sunday at about 10am, prime brunch time. There was a line out the door, but things moved quickly, and we were called in about 10 minutes. Inside, things were a little cramped and loud, but that's to be expected. Our server quickly went over the specials, and took our drink orders. The menu is filled with everything I look for in a diner: quality homestyle cooking hovering right around $10 a plate. The 3-egg western omelette I ordered was cooked perfectly, and stuffed with veggies and ham. The grits were good, and the biscuit was fantastic. All for $7.99! Overall, I enjoyed the great food, great prices, and friendly service. I will definitely return.

The service was amazing. Thank you AJ. We always love finding local places vs. Chains. This place is a jewel in the heart of oviedo. They have home cooking style food, as well offerings of Greek style pitas. All was good. Cute place, and I am excited to go back and try breakfast.

I wanted to really like this place because I had heard Some good things but my visit here was short lived. I ordered the corn beef hash, breakfast potatoes, with over easy eggs and a side of French toast--I was hungry! While waiting for the food to arrive I looked at the salt shaker and saw a hair in it (looked like an eyelash or eyebrow hair). I informed the waitress and she apologized immensely and replaced it. I gave that a pass because mistakes can happen. Anyways the food arrived! It looked great--even posted the pics. Unfortunately I took one bite and noticed a strand of hair that went from the potatoes into the corn beef hash. I pulled it out and it took a lot for me to not throw up. Then I looked at another area of the potatoes and pulled out another large strand. At this point, I was completely grossed out. I got up and went to the bathroom and threw up. The staff was informed and apologized immensely. The manager came out and asked if he could go ahead and make us another meal but I was done for. The staff was great but food preparation precautions need to be enhanced. The location needs to be updated and a good cleaning done. Needs to be sanitary.

I was visiting some family in Orlando & asked to be taken to a great local spot for breakfast. Our hosts quickly agreed we were headed to The Town House. Upon arrival it reminded me of a small town diner & had that "You're going to gain some weight but love this breakfast!" look to it. After checking Yelp I saw a few tips but not many photos. I took a bunch of photos of the menu & our food. It has a very small town vibe to it so don't expect valet service or a bunch of fancy decor. Parking is a bit tough but you can park nearby near the Popeyes(it was so funny watching the wild chickens hanging out in the parking lot of the Popeyes. If they only knew! LOL) After a short 10 minute wait out front on the benches enjoying watching the local wild chickens roaming around we were sat. We ordered a bunch of traditional comfort food like biscuits & gravy, french toast, & the raved about honey fried chicken. Everything was very tasty & filling. Portion size is very generous, the staff was nice & prices are extremely fair. I believe breakfast/brunch for four was just under $50 before tip. Make sure to grab a stamp card to earn your way towards a few bucks off a future visit!

I think breakfast is the best way to go when eating at a diner and this place gets packed! Turnover is pretty quick though so you won't find yourself waiting too long. And you can't miss this place! Its very bright and yellow! I had some pancakes, grits and eggs. Not hard to mess up at all. Pancakes were nice and fluffy, grits came plain, just how i like and eggs cooked the way I wanted. Their service is fast and very friendly. Once you are down, you grab your receipt and pay at the counter. If you check-in with yelp, you also get a free drink!

We came here after visiting a friend's church, and we were glad to find it!. It's really hard to find places that serve good breakfast nowadays. My wife is more of a breakfast person than I am. She said she'd look forward to coming back here. She's really picky, so that's saying something! I ordered the gyro platter, and it was really good! I asked for a side of the hokey pokey sauce to go with my fries, and it was great! Kind of like a french-mayo combo with a kick. If we start attending that church, this will probably become our Sunday spot.

Honestly the review hyped the place up for nothing . The service was good but the food not so much .. It was a regular place .. none of the flavor jumps out at you . The bacon was particularly very fatty and the turkey bacon was flimsy . I had the gyro omlet and just not what I was hoping for . The grits weren't very good either . I wouldn't recommend if you're used to eating a very good weekend breakfast but good if u want home cooking done okay and something cheap .

Had lunch here last week with a group from work. I guess it's a local "institution", but I wasn't at all impressed. Service was good but food (soup and salad, with a homemade biscuit) only mediocre. Chicken noodle soup was absent of ANY chicken. Salad was limp iceberg lettuce. Honey mustard dressing and biscuit saved it from being awful, but I have certainly had much better soup and salad combos at any number of chain restaurants. I ordered a soda, but felt like my $10 check was too much for so little.

The is a great neighborhood mom and pop breakfast spot. It's really busy on the weekends and that's when I find the more consistent results from the kitchen. I think there "A" Team is at bat. Great for traditional bacon and eggs, and home fries, home-made biscuits and custard-style batter for the french toast. Try a side of tzatzski sauce with the home fries, it's quite good. For lunch, you can't go wrong with the burger. I was pleasantly surprised with the quality of meat, hand cut and fresh, soft bun with fresh ingredients. It's not what I expected from a "greasy spoon." Their new place down the street will be open soon. They will serve alcohol and have updated menu choices. Great stop to grab a bite along the Cross Seminole Trail.

I've eaten several times at the Town House. The food is consistently good, down-home cooking. Breakfasts are awesome! If you're sick of the chain restaurants and want American home cooking done right - you can't go wrong at the Town House.

This is my favorite place to eat! It's a local favorite and it's been a central part of old downtown Oviedo for years. Friendly staff knows and cares about their regular patrons, and are equally as welcoming to new people. Kid friendly, with crayons at the table. Daily specials and good selection of side items. I like to go for breakfast, lunch, or dinner. All are good. You can get breakfast all day too. Some highlights for me: Biscuits! Grilled fish sandwich - served Greek-style with feta cheese and tomatoes on top. Saturday and Sunday mornings get crazy, so go early if you don't want to have to wait outside. Seating is easier if you don't mind sitting at the counter. If you like hot tea, they actually do it right, offering a decent selection of Bigelow teas in several green and black flavors (instead of just yucky Lipton or Royal Cup). You get a little tea pot of hot water that's enough for 2 or 3 cups of tea.

I have driven by this place for years when I was working around the Orlando area and never thought to stop by and try it out. This past weekend I finally did after my daughter insisted and boy, I wish I had tried this place out years ago! The service was amazing even though it was packed and the food was delicious! I will be recommending this place to friends and family when they are in the area.

This was my first time eating here. It was everything that I expected from reading previous reviews. I did arrive before the church rush and was seated right away. The food took a little while to come out but it was very hot so I know it was just prepared. I had the potato pancakes with eggs. The server was great, always refilling drinks and asking how it was. He was smiling and seemed happy to be working. The only thing was that the table was a little small for the amour of food that we ordered...but that's our own fault :) we had to try things!!

Are we actually regulars now? Guess so. Our pals live all the way up in Oviedo, at the edge of the world, near that fateful Mouse. So when we go up to pay our blood-tithe to said Mouse, our Sundays almost always culminate in an exhausted late breakfast with Lord and Lady Zel(eny). Love those guys. They take us here. You have to fight for parking and then hike through a jungle of wild Oviedo chickens. I go out of my way to smack-talk them and harass them for a while. At this point, it's just part of the experience--try it, you might like it. Or you might get wrecked. Service is surly in an unexpected and enjoyable way. I couldn't decide between grits and home fries one time. The lady rolled her eyes, tapped her pen on her order pad, and then just brought me both in exapseration. I like her. I haven't had, smelled, or seen anything that looks half bad here. Well, I would say not to order the chicken-fried steak, but maybe they were having a bad day? And the mashed potatoes ARE INSTANT, but I know some people like that. My favorite thing is definitely the latkes. They are probably the best I've ever had. Bacon that comes out of this kitchen is immaculate, crispy and plentiful, every. single. time. I wonder if the chickens outside ever take a deep breath and say, "That smells good."

It is simple, really. This place is a local institution. If you live in the area and haven't been, you need to go immediately. The diner atmosphere is so much fun, lots of regulars. Even if there is a wait, you will get seated pretty quickly. The waitresses are friendly and proficient. The food gets to your table in no time, and it is hearty and delicious, standard diner fare. It is definitely not health food, but it is great for a Sunday morning splurge. I recommend the biscuits and gravy; hubs loves the country fried steak.

Biscuits and gravy - not my typical fare. But at this place, I just had to have it. Totally worth it too. This is your classic local diner with all the trappings. Good food and service, plus real country ambiance. Almost makes me feel like a Southern girl.

Great home cooking style food. Breakfast is always great, very well priced specials. Waitresses are always kind and very attentive. I've had the best hamburger here. Dinner is always great also. Nice calm place to meet friends and spend time with family. The building is old but still a nice place to have some great food!
