    Stayed here for 2 nights last weekend for a wedding. The good: 1. We stayed in the Dr. Phillips room and it truly was a beautiful room, the bed was large (king?) and comfortable. Very spacious room with sitting area. 2. The young girl at reception was extremely helpful and ran over whenever we needed something, including our hunt for remaining wedding cake on Sunday. 3. Common areas are beautiful, we didn't really get to use these but we all toured the house the night we arrived. 4. We had to come back on Monday to search for some missing wedding gifts and the front desk was extremely accommodating at letting us search the rooms we used and common areas. 5. Kitties, there were 2 friendly cats on the property that we ran into each morning. The bad: 1. Only one set of traditional keys per room, we had a mess of a time getting back and forth with room changes, lock outs, bridal prep. Electronic keys...or at least a second set would be nice. One couple accidentally got locked out of the room while their Jacuzzi tub was filling up. Someone did come to unlock the door. 2. When we needed to call the front desk no one would answer from the room phone. A few other guests made this comment. We made about 10 call attempts over the weekend with questions about wifi password, breakfast location/time, people needing doors unlocked, etc. We had to leave the yellow building and walk over to the front office each time. 3. Wifi was slow from our room when we finally connected. I was trying to finish up a group project between wedding activities and using Skype was out of the questions. 4. No hot water. The entire time we stayed there was no hot water in the room. I ended up washing my hair in the sink and using a washcloth to take a "festival" shower. The second night someone told us to run the water for a few minutes, we turned on the sink, Jacuzzi tub, and both shower heads...after 25 min (checking every minute or two) there was no hot water. This was a HUGE let down when one of the big selling points of the room was the tub. 5. Thermostat in the room had a sign that requested not to turn the air below 70 degrees. We are from CT and were sweating all night. The groomsmen got ready in our room and it felt like a sauna. 6. NOISE. This location is right in the corner of a highway and off ramp. We heard emergency vehicles and motorcycles all night long. 7. Breakfast: There was no staff around when we came in for breakfast, the linens on the table were dirty (both days), food selection was similar to continental breakfast at a chain hotel. Overall: If you're interested in the house I'd stop by and ask for a tour, but there are much more comfortable places to stay. Tip: If you do decide to stay here make sure you are staying in the correct building, the Wellborn building looked like an outdated 70's apartment complex.

    B & B in the middle of downtown. Not to many knows of this hidden treasure. Each room has its own theme and uniqueness. I have tried several yet not found tow matching. Great service with happy hours on daily basis. You will find this much better than franchised ones.

    This place is random, but its good for it. Room was basic and cheap. Its the oldest house in Orlando, and you can tell by the pictures. Drew at the front desk is a cool guy. Chatted with him during our free cocktail hour at which you pour your own drinks...yes you pour your own...as many as you want. Haha. I thought it was a little closer to the Church St area, but Id say its more of a short cab ride since its super dark in the area...and usually hot as hell. Id stay here again just because of the charm.

    Had a nice stay at the Courtyard at Lake Lucerne. We were in the Wellbourne building with a nice suite on the second floor. The room was spacious with a nice kitchen and okay bathroom. The grounds of the hotel are well maintained. The staff was friendly and accomodating. It's a 20 minute walk or a $5 cab ride to the Amway Center or Church Street. Our only complaint would be the blinds in the bedroom do not block the sun so we were woken up early.

    You will be swept away at this real B&B. Forget the magic of Disney, this is really where the magic is. The grounds of this place just gives you a calm, peaceful feeling. It's lush--lots of well-tended to plants, flowers, shrubs, trees with koi fish pond and some fountains in the magnificent courtyard. I recognized it immediately from one of the episodes of "Four Weddings" where one of the brides got married there! I can see why as the grounds are just gorgeous. There are a few different buildings...we stayed in the one where breakfast is served. The rooms were spacious and I think we were in one of the honeymoon suites as there were mirrors everywhere and our bed was grand and best of all, it opened out to a verandah that wrapped around the 2nd floor and looked over the courtyard. While the hubby was doing his business meetings I hung out all day on the verandah doing my own work using their wireless. It was so relaxing. The breakfast was delicious with homemade quiches and freshly baked pastries every morning aside from the regular continental breakfast. The location is great and tucked away from the road so it's a little hard to find but it makes it worth it because it's so quiet if that's what you're looking for. It's also a nice walk to the main road where there are lots of restaurants and a movie theater. there is a happy hour between 6 and 7 where the front desk will pour you any drink you'll like, and sodas and bottled water are available anytime. Friendly staff that executing everything we asked for with a smile on their face.

    Nice place, clean comfortable room, wifi all around but a few things off the mark-- 1) the owner or operator owns cats and on the first of two nights they woke me up. Ughhh!! I counted 4 of them hanging out the next morning and found their food bowl on a porch. 2) no fresh squeezed OJ (this is a B&B in Florida!) and 3) the jellies were Smuckers in those little plastic containers. I expect a little more out of a B and B. In the end though, i'll still come back for this pleasant alternative to the typical business hotel but may bring some catnip....

    I have had the pleasure of attending 2 Weddings and 1 party at this beautiful historic venue and I can say everytime I am more impressed!!!! Its not only a Wedding/ party venue but a quaint Bed and Breakfast located in the heart of Downtown Orlando and convenient to all of the attractions and great dining. I wish I would have know about this place when I got married! We will def be going back to stay the weekend!

    I loved this venue. I have zero complaints and neither do any of my guests. Angie was excellent at answering all of my questions usually within 24 hours no matter how silly they were or was able to point me in the correct direction if I needed to talk to someone else. She was always helpful and responsive, something that every bride can appreciate. Lauren, who was my onsite coordinator was amazing. She wasn't a day of coordinator or anything, but she made sure everything was perfect and I honestly didn't have to worry about anything. Apparently 30 minutes or so before the ceremony there was an accident involving champagne flutes, right in the middle of the action... and not only did I not know about it until later but it was handled and things went on without a hitch. Also when I had a slight miscommunication with whether our cupcake vendor was going to be setting up our cupcakes, she immediately got on the phone with them and dealt with it. Based on what I was told her job deion was (basically to get me and mine down the aisle and then manage the bar etc) she went 100% above and beyond as far as I am concerned. I couldn't have asked for anyone better. In short, this was a fantastic venue. I had a chance to see the inside of quite a few of their rooms and they were all nice and clean and well decorated. No one could complain about anything. Don't think twice about having your wedding here.

    Beautiful location for a wedding! This place is located in the heart of downtown, but once you're in the Courtyard you'll feel like you've been whisked away to an older Florida, a private Central Florida home, one where ladies in ball gowns will be running down the stairs and out onto the veranda for a mint jullip or glass of iced tea. One of my best friends got married here and she was actually pretty bummed to give up her dream of a beach wedding, but the price was right and the date was available. Well, it was PERFECT. The venue was small and intimate enough that even though guests were able to spread out, we were all together. They had an adorable little dance area, and the wedding took place in front of the fountain. The guests stood for the ceremony - all except the family/VIP's - but I thought that was fine because ceremony's are short and there was no waiting around for the venue to convert for dinner. The porch and veranda on the house are both super deep, with plenty of chairs and tables that just beg for you to sit a spell and catch up with friends. And the food was really yummy as well. To Orlando brides looking for something unique with a little twist of old fashioned charm, check it out! I'm a huge fan!

    This is a very nice bed and breakfast inn in downtown Orlando. It is right downtown at Orange Ave. and the 408. Access is somewhat tricky due to dead ends and one way streets. We used to stay here before we moved to Orlando. The facility consists of four historic buildings clustered around a courtyard. The staff is quite nice and will help you out with whatever you want to do around town. A buffet style continental breakfast is served daily in the lobby of one of the buildings. At the front desk area they have a free happy hour every afternoon. You can stay in several old victorian buildings with antique furniture, or get a suite like set up in the art deco buildings which are converted apartments. Pricing is rather reasonable and we have always enjoyed our stays here. There is some road noise, as you are very close to the 408 passing by overhead. This facility also does parties, banquets, weddings, etc. and seem to have a very good business in those activities.

    This is a very lovely place to stay. We were very delighted with the size of our room and the french doors that opened onto the veranda overlooking the gardens. The tub was very large and enjoyable as well. Staff was friendly. The two things that would need improvement...there is a locked gate next to a walking path by the water so I was not able to go for a walk along the water, and I would not recommend their driver Bruce as I feel that even though he knows the way very well between the airport and the hotel his prices are steep for the length of the drive that it is. The breakfast is very nice. I say this is a yes place....

    We decided to get married very late and were lucky that we chose the hottest month in Florida to get married because the Courtyard at Lake Lucerne had availability at short notice. I came across The Courtyard by accident, which is funny, because I drive past it every day and never knew it was there. Not only is it conveniently located, a few blocks from downtown-just south of the 408, but the ambiance speaks for itself. Some quotes from my guests during my wedding: I feel like I'm not in Orlando, but in another city. I feel like I'm in another time period. Built in 1883, the IW Phillips House has the charm and character we were looking for in a venue. Luckily our wedding was small and we were able to accommodate our guests inside with approximately 70 guests without a problem. Recognition goes out to Angie, the Event Manager, Rafael and Ron at the front desk, and everyone else who went out of their way to make this night special for my husband and I. The staff accommodated us in every way possible and we couldn't have asked for more from the venue. Tips for outdoor wedding in Orlando, prepare for mosquitos, it's florida. Have some fans going near the bar so your guests get relief, and you might want to have additional lighting from a third party since the center courtyard is a little dark.

    Definitely VERY interesting place. It was quaint and clean and historic. We stayed 2 nights coming for a wedding at Dr Phillips house, so convenient that I highly recommend it if you attend an event here. The room was small but nice. My only big problem was that it was hot and we couldn't regulate the thermostat. Also when they "cleaned" the room they didn't really do anything but sort of pull the covers up, removed the trash, and replace 1 towel. I'm not picky but I expected that they would have taken back their glasses and carafe. They offer complimentary wine and allow you to take it to your room.... I wouldn't think you'd be expected to bring your glass back to the front office. I also found it odd that we were told nothing when we checked in. With a B&B I would have thought more informative friendly social aspect vs a hotel. I thought that's the beauty of a B&B right? I had to get my info about the place and the amenities on line and by reviews.... So I'll be quick and run them down: Complimentary wine anytime but certainly at check in. Ask for a carafe to take to your room red or white. There is a happy hour from 6-7 where you can get more wine. You can ask for ice at the office and you can ask for bottle water too. Breakfast is in the green house and during the week is 7-9 and weekends 8-10. There was a hot item like strata and then fruits and pasties and breads and coffee and juice. It was all pretty good and theta a nice room for dining. The main office also has a keurig and you can ask for k-cups. Each room had its own bathroom and our room had a sitting area/windowed porch. Some rooms have claw foot tubs.

    It is 3:44 AM as I write this. I'm convinced the walls and floors are made of cardboard. What I can only imagine is one of the wedding after parties is happening above us. After a call to the front desk the music stopped, but the stomping and slamming doors have not. I am about to place another call. So, if you want a quiet place to get some rest, look elsewhere. Don't let my sacrifice be in vein.

    4 stars description is "Yay! I'm a fan" and that is quite fitting for this review. Had I not been absolutely head over heals in love with my room, I would probably have to rate the place a little lower. Full disclosure, I have only stayed here for 1 weekend (Friday and Saturday) and I have not been back as a customer, but I have been here on multiple occasions and thought a lot of about this place, so I have engaged in a detailed and particular analysis. Now, I just stayed here for a wedding held on March 14, 2015, but I must take you way way back to 2012. I planned to get married to my fiancee on December 21, 2012 (yes, the day the Mayans said the world would end, or just when the calendar stopped, who knows, but just like the fact the world did not end, our wedding did not happen either, we are still engaged, we are just working on beating the record set by the movie... the 5 year engagement!). We picked the Courtyard at Lake Lucerne for our reception. We did get about 3/4 of our deposit back after we called off the wedding, but we nevertheless imagined a wedding here and were impressed with what they had to offer right in downtown Orlando (if you can get over the freeway running through the front yard... which I was easily able to because of how much I loved my room and plus it is not even really visible from the 2 different areas you have to choose for weddings and receptions). Now fast forward to 2014(ish) and my fiancee's best friend is getting married and asks my fiancee to be the maid of honor at her wedding, and wedding and reception are to be held at the Courtyard at Lake Lucernce. There are 2 locations for the weddings and receptions, the big house or the Dr. Phillips House, and the little house, or the IW Phillips House. Both myself, my fiancee, her best friend and her best friends now husband all agree the IW Phillips little house is the best. The huge balcony that opens up to the courtyard is so nice. The bathroom is huge and has a bidet (and yes I tried flushing it after drinking a decent amount and I got sprayed in the face, it was pretty funny to everyone but me). I would suggest that others in the wedding party rent out all the rooms in the upstairs. If you want my advise, I would say have your wedding at the IW Phillips house. The Dr. Phillips house is big, and that is where we stayed because it has the turret room. We stayed there and it was amazing. No bidet, but the bathroom was as good or better than bridal suite in the IW Phillips house. I cannot recall what the Dr. Phillips bridal suite looks like, but my room was so amazing that I kind of figure the turret room was supposed to be the bridal suite and we stole it from whatever group had the big house for their wedding. The turret room is amazing and I do not believe I have ever been in a cooler hotel room in my whole life. It is one of two rooms on the 3rd floor of the Dr. Phillips House. It was a bit awkward when I would walk down from my room because the other wedding going on was taking up most of the 2nd floor. There is also a balcony across from the turret room with a spiral stair case to sneak out into the courtyard behind the big house. Only a few issues that could have been better. First, there was that there was no fridge. There is in some of the other rooms, like the Welborn suites (almost like little apartments, we stayed in there on Friday night ant it was spacious and comfortable, but lacked the historic WOW that we got in the turret room). Also whoever used the room before us clogged the toilet and we had to immediately call maintenance when we checked into the room. It was not gross in the toilet, but we used it and then it would not flush. Maintenance could have been quicker, but it was not more than like 30 or 40 minutes and the issue was fixed. Finally, it seemed the Jacuzzi tub jets did not work. However, I generally advise not to use hotel Jacuzzi jets in the private tubs (it is okay if a big pool area) because after years working in the hotel industry, I have seen far too many horror stories were lots and lots of black crud comes out!!!! Service was very friendly to me, and helpful to the wedding from what I could tell. The wedding was truly beautiful. And most important (to me) is that I absolutely loved my room. The room 5 star, but really if you are not going to stay here in the wonderful historic rooms, as far as a wedding venue goes, I would have a hard time going above 3 stars (which is still A-OK). So since I loved my room so much, and paid decent for it too, and average everything together, the Courtyard at Lake Lucerne gets a solid 4 star rating. I will definitely come back to stay in the turret room again, unfortunately I think we will be shifting our wedding plans to somewhere like New Orleans (once we beat the movie).

    Wow! What an amazing hotel. There were two of us in our party and we each had our separate bedrooms which was fantastic! The hotel is clean and the kitchen is pretty spacious. The courtyard is beautiful and the staff was incredibly friendly. I honestly could have stayed in the hotel for two days and would've been happy, but downtown is so convenient it's hard not to explore. I can't wait to stay here again!

    The Courtyard at Lake Lucerne is definitely not for everyone but it was to our liking. I picked the Summer Special where they pick the room and got the Wellborn Suites. They were simple, older looking, and definitely not fancy. It looked like a one bedroom apartment and was very roomy and private but decorated with simple class. There is a whole complex of buildings though, and I'm sure the experiences are all very different depending on the building. At any rate, we had access to the whole grounds, and they were lovely. I can see how weddings would take place there. The courtyard is filled with lovely lush landscape and fountains. The I.W. Phillips house housed the breakfast. It wasn't fancy per se but it was adequate. I loved the antique feel of the house. There was lovely sitting outside so that you could enjoy the beautiful courtyard. Also, there was seating inside where lovely Gregorian chant played on the Sunday morning we were there. The house is right off the toll road which was sad for the view of the picturesque lake from the houses. However, the neighborhood and the lake were just perfect for a walk. I loved walking amongst the old, grand houses in the morning after breakfast. It seemed a nice walk to downtown as well, although it was on the other side of a major road. Lastly, I liked the gentleman manning the reception desk when we arrived. He had a retired manner reminiscent of taste and class and was pleasant.

    This place was beautiful! We stayed in the wellborn. I could have moved in. There were two bedrooms. It was spacious with a small kitchen. More like an apartment than a hotel room. We walked around the property as soon as we got there examining all the buildings and gardens and statues. At the social hour we made some cocktails and looked through albums of weddings that had taken place there. The next morning, we had a wonderful homemade breakfast on real china and silverware. No powdered eggs here. The location was so beautiful and convenient. We were directly downtown, 5 minutes away from trendy stuff, and 25 minutes from universal studios and international drive. We only stayed one night, but a family would be perfectly comfortable here for an extended vacation. Parking was convenient and close. I've stayed at so many hotels on a comedy tour this month and this is the only place that had extra towels and pillows in the closets! I would definitely stay here again.

    We stayed on NYE so we could be close to the Arena for a concert. This place was fantastic and believe me I've stayed in a lot of B&Bs. Location - literally a 2 minutes walk from downtown and less than 10 minutes to church st and the arena -so geat for games or concerts. Service- Fantastic! Very quick to reply to questions and we love that they take gift certificates from bed and breakafast.com plus you are allowed to bring your small dog in certain rooms. friendly at checkin and out and the rooms were spotless. Love that there are a few different buildings to choose from - the yellow room we stayed in was next door and it was so peacefull -especially the verandah and gardens. I will definitely stay here again and highly recommend it! Stayed December 2014

    I loved this place. I'd never done a bed and breakfast before but this place offers the best of both worlds. The rooms are very spacious with a suite configuration. Both the living room and the the bedroom have modern TVs. The atmosphere is traditional and the fixtures and rooms are kept in pristine condition. The rooms are tucked away in a quiet little neighborhood but only a 10 minute walk to downtown Orlando. The breakfast spread in the morning is absolutely terrific! The place has a unique, resort, plantation type atmosphere.

    First let me say, I own a major cleaning company, one that takes care of state and federal buildings so I know what real clean is. Kudos to the housekeeping staff here-this place is real clean! Now this is an OLDE residence, so if you are looking for new and modern furnishings and style, this is not it-but if you love the quaint antique and classic like I do-you will love this place like I do. We stayed in the Dr. Phillips bedroom-the bed and bath is extremely large-although no sofa, and it would benefit greatly having one-there is certainly the room. The location is just ok-just outside main Orlando, and right next to a highway off ramp which can be a bit noisy, but wasn't enough to really bother me, and I am a picky sleeper. Room has a micro and fridge which is a must for a longer stay. shower is huge-six people could fit in there! Breakfast was a very good spread for just continental. Staff here is very pleasant and very non-intrusive, which I actually love-I don't like to be bothered. I will definitely stay here again, I love the charm and roominess of the place.

    While located on beautiful grounds, and a beautiful wedding venue, this bed and breakfast lacks severely in customer service and pest control. Cockroaches. Huge cockroaches. After spending a small fortune to have your wedding at an award-winning wedding venue, your guests can wake up to unwanted guests in their room, and then have the front desk offer no more resolution than to "make a note" on your receipt. I had my 2 month old baby staying with me and I cringe when I think of her sleeping in that pest ridden room. We asked for just 3 extra hours to check out, in order to get ready for a wedding on their property, and they wanted us to pay $70 to do so. I understand if you need the room vacated at check out, but either you need the room or you don't. Charging me such exorbitant hourly rates to keep my room to prepare for an event at your venue is ridiculous.

    Stay either in the Victorian house or Art Deco apartments which form the courtyard. Lusciously landscaped courtyard has fountains and a koi pond. Free breakfast in the lavish dining room. Always our choice when traveling to Orlando.

    What started out as a scheduling booking nightmare, ended rather nicely, with just a tad bit of inconvenience. Booked over a month prior with a reservationist on her way out the door (moved to Japan apparently... good luck Hanah). Anyway Raphael did his darnedest to make things right. Apparently there are like 3 wedding every weekend and our rooms got double booked or something. Well to resolve we had to move three times for the 3 nights we stayed (I was down for a medical conference) but that was not big deal because we got to taste all the inn had to offer. We spent one night in the main house (Dr. Phillips) and one in the inn over the in-keepers hangout and finally one night in the ArtDeco restored hotel next door. So it was cool to experience all three settings. Of course the upgrade to the main house was awesome, giving us a bathroom the size of one of their regular rooms. Nice thing is that the staff was very apologetic and accommodating and this made up for everything. Nice thing about a convention town with a B&B or Inn... is that you are not crowded into a sardine can of a host hotel with resort fees and feeling nickle and dime'd to death. This was refreshing and also allowed us walking access to the downtown area which we thoroughly enjoyed. We will stay again, but be warned it is very popular with brides to be, and can get noisy at least until 10:30PM. Also they serve free wine and liquor at about 5PM... some cheese and crackers and fresh fruit would be nice. Breakfast is a warm Continental each morning. Finding the place and parking can be a bit of a challenge. GPS's don't always get your there.

    A 5 star delight! Every thing went like clockwork from reservation to check-out. Raphael and the folks he works with made our 24 hrs with this place the best. I needed a quick and new 'special' place in Orlando.Raphael put us in the nicest room in the house and treated us royalty until we checked out. Thanks to all the staff.

    Really cute hotel/bed & breakfast. Four historic homes that were converted into a hotel. Free parking, Wifi, breakfast, and wine from 6:00-7:00. The decor is really cool and the staff is nice (even the sweet kitty that lives there). We stayed in the main house in the honeymoon suite. We will definitely stay here again the next time we're in Orlando.

    What a great spot for an intimate wedding! One of my best friends got married at the Dr Phillips house this past weekend and it was amazing. I was their "day of coordinator" so I was there at 2 pm on Friday afternoon for the rehearsal. It was weird having the rehearsal so early, but they had a wedding that evening and 2 pm was the only time available. Miranda (Im pretty sure that was her name), who would be our point person for the event the next day, sat down with the bride and groom when we first got there to go over all the details for the next day. They even talked about plans in case it did the R word the next day. Everything was in place JUST in case. Then she walked us all through the ceremony and made sure to answer any questions. We only had an hour there, but if we hadn't all been so chatty it would have been more than enough time. Myself and the bridal party arrived on site around 330 for the wedding which started at 6. The bridge and her MOH had a suite upstairs where they were getting ready. The catering was done by Puff n Stuff and since they are a preferred vendor we didn't have to even worry about them at all. They showed up when they needed to, did what they needed to, and got out when they needed to. Their staff was amazing! The food was amazing! The guys needed somewhere on site to get dressed and were provided with a suite in the building next door for 3 hours at no charge. It gave all the guys (and myself) somewhere to change and some of the family a place to sit (out of the heat) until it was time for things to start. The suite was in a "newer" building that didn't match the rest of the complex, but the room was beautiful and spacious. Miranda made sure that everyone was in the right places and that the wedding started exactly on time. The ceremony took place outside in the courtyard behind the Dr Phillips house. The bar was also outside which got people outside and mingling. The DJ was out on the porch so the courtyard ended up turning into the dance floor. Thankfully once the sun went down the weather was perfect for dancing. At the end of the night the only things that we had to worry about were taking down the centerpieces and loading them and the gifts into cars. We were able to get everyone out and everything done in less than an hour. It was amazing! If you are looking for a small intimate location for your wedding, definitely make sure to check them out. Don't let their downtown location and proximity to the 408 deter you. There was only one time all night that you could actually hear the cars up on the 408. Once the party got started you completely forgot where you were.

    What a beautiful place tucked away place to have a small quiet wedding. I've been to two weddings here in the past 15 years. The courtyard is elegant, the back house where the wedding reception took place was just as awesome. The service was excellent, and the staff super friendly. For each wedding i've been to, the vows were exchanged on the back house porch behind the water fountain. There is a small dancing area where the newly wedded couple have their first dance and the courtyard is open for everyone to join in. I'm not sure what a wedding at this place would set you back, but it's a great little location, would say for no more than 100 people.

    Really cute hotel/bed & breakfast. Four historic homes that were converted into a hotel. Free parking, Wifi, breakfast, and wine from 6:00-7:00. The decor is really cool and the staff is nice (even the sweet kitty that lives there). We stayed in the main house in the honeymoon suite. We will definitely stay here again the next time we're in Orlando.

    Stay either in the Victorian house or Art Deco apartments which form the courtyard. Lusciously landscaped courtyard has fountains and a koi pond. Free breakfast in the lavish dining room. Always our choice when traveling to Orlando.

    This place was beautiful! We stayed in the wellborn. I could have moved in. There were two bedrooms. It was spacious with a small kitchen. More like an apartment than a hotel room. We walked around the property as soon as we got there examining all the buildings and gardens and statues. At the social hour we made some cocktails and looked through albums of weddings that had taken place there. The next morning, we had a wonderful homemade breakfast on real china and silverware. No powdered eggs here. The location was so beautiful and convenient. We were directly downtown, 5 minutes away from trendy stuff, and 25 minutes from universal studios and international drive. We only stayed one night, but a family would be perfectly comfortable here for an extended vacation. Parking was convenient and close. I've stayed at so many hotels on a comedy tour this month and this is the only place that had extra towels and pillows in the closets! I would definitely stay here again.

    We stayed on NYE so we could be close to the Arena for a concert. This place was fantastic and believe me I've stayed in a lot of B&Bs. Location - literally a 2 minutes walk from downtown and less than 10 minutes to church st and the arena -so geat for games or concerts. Service- Fantastic! Very quick to reply to questions and we love that they take gift certificates from bed and breakafast.com plus you are allowed to bring your small dog in certain rooms. friendly at checkin and out and the rooms were spotless. Love that there are a few different buildings to choose from - the yellow room we stayed in was next door and it was so peacefull -especially the verandah and gardens. I will definitely stay here again and highly recommend it! Stayed December 2014

    I loved this place. I'd never done a bed and breakfast before but this place offers the best of both worlds. The rooms are very spacious with a suite configuration. Both the living room and the the bedroom have modern TVs. The atmosphere is traditional and the fixtures and rooms are kept in pristine condition. The rooms are tucked away in a quiet little neighborhood but only a 10 minute walk to downtown Orlando. The breakfast spread in the morning is absolutely terrific! The place has a unique, resort, plantation type atmosphere.

    Wow! What an amazing hotel. There were two of us in our party and we each had our separate bedrooms which was fantastic! The hotel is clean and the kitchen is pretty spacious. The courtyard is beautiful and the staff was incredibly friendly. I honestly could have stayed in the hotel for two days and would've been happy, but downtown is so convenient it's hard not to explore. I can't wait to stay here again!

    We decided to get married very late and were lucky that we chose the hottest month in Florida to get married because the Courtyard at Lake Lucerne had availability at short notice. I came across The Courtyard by accident, which is funny, because I drive past it every day and never knew it was there. Not only is it conveniently located, a few blocks from downtown-just south of the 408, but the ambiance speaks for itself. Some quotes from my guests during my wedding: I feel like I'm not in Orlando, but in another city. I feel like I'm in another time period. Built in 1883, the IW Phillips House has the charm and character we were looking for in a venue. Luckily our wedding was small and we were able to accommodate our guests inside with approximately 70 guests without a problem. Recognition goes out to Angie, the Event Manager, Rafael and Ron at the front desk, and everyone else who went out of their way to make this night special for my husband and I. The staff accommodated us in every way possible and we couldn't have asked for more from the venue. Tips for outdoor wedding in Orlando, prepare for mosquitos, it's florida. Have some fans going near the bar so your guests get relief, and you might want to have additional lighting from a third party since the center courtyard is a little dark.

    Definitely VERY interesting place. It was quaint and clean and historic. We stayed 2 nights coming for a wedding at Dr Phillips house, so convenient that I highly recommend it if you attend an event here. The room was small but nice. My only big problem was that it was hot and we couldn't regulate the thermostat. Also when they "cleaned" the room they didn't really do anything but sort of pull the covers up, removed the trash, and replace 1 towel. I'm not picky but I expected that they would have taken back their glasses and carafe. They offer complimentary wine and allow you to take it to your room.... I wouldn't think you'd be expected to bring your glass back to the front office. I also found it odd that we were told nothing when we checked in. With a B&B I would have thought more informative friendly social aspect vs a hotel. I thought that's the beauty of a B&B right? I had to get my info about the place and the amenities on line and by reviews.... So I'll be quick and run them down: Complimentary wine anytime but certainly at check in. Ask for a carafe to take to your room red or white. There is a happy hour from 6-7 where you can get more wine. You can ask for ice at the office and you can ask for bottle water too. Breakfast is in the green house and during the week is 7-9 and weekends 8-10. There was a hot item like strata and then fruits and pasties and breads and coffee and juice. It was all pretty good and theta a nice room for dining. The main office also has a keurig and you can ask for k-cups. Each room had its own bathroom and our room had a sitting area/windowed porch. Some rooms have claw foot tubs.

    It is 3:44 AM as I write this. I'm convinced the walls and floors are made of cardboard. What I can only imagine is one of the wedding after parties is happening above us. After a call to the front desk the music stopped, but the stomping and slamming doors have not. I am about to place another call. So, if you want a quiet place to get some rest, look elsewhere. Don't let my sacrifice be in vein.

    4 stars description is "Yay! I'm a fan" and that is quite fitting for this review. Had I not been absolutely head over heals in love with my room, I would probably have to rate the place a little lower. Full disclosure, I have only stayed here for 1 weekend (Friday and Saturday) and I have not been back as a customer, but I have been here on multiple occasions and thought a lot of about this place, so I have engaged in a detailed and particular analysis. Now, I just stayed here for a wedding held on March 14, 2015, but I must take you way way back to 2012. I planned to get married to my fiancee on December 21, 2012 (yes, the day the Mayans said the world would end, or just when the calendar stopped, who knows, but just like the fact the world did not end, our wedding did not happen either, we are still engaged, we are just working on beating the record set by the movie... the 5 year engagement!). We picked the Courtyard at Lake Lucerne for our reception. We did get about 3/4 of our deposit back after we called off the wedding, but we nevertheless imagined a wedding here and were impressed with what they had to offer right in downtown Orlando (if you can get over the freeway running through the front yard... which I was easily able to because of how much I loved my room and plus it is not even really visible from the 2 different areas you have to choose for weddings and receptions). Now fast forward to 2014(ish) and my fiancee's best friend is getting married and asks my fiancee to be the maid of honor at her wedding, and wedding and reception are to be held at the Courtyard at Lake Lucernce. There are 2 locations for the weddings and receptions, the big house or the Dr. Phillips House, and the little house, or the IW Phillips House. Both myself, my fiancee, her best friend and her best friends now husband all agree the IW Phillips little house is the best. The huge balcony that opens up to the courtyard is so nice. The bathroom is huge and has a bidet (and yes I tried flushing it after drinking a decent amount and I got sprayed in the face, it was pretty funny to everyone but me). I would suggest that others in the wedding party rent out all the rooms in the upstairs. If you want my advise, I would say have your wedding at the IW Phillips house. The Dr. Phillips house is big, and that is where we stayed because it has the turret room. We stayed there and it was amazing. No bidet, but the bathroom was as good or better than bridal suite in the IW Phillips house. I cannot recall what the Dr. Phillips bridal suite looks like, but my room was so amazing that I kind of figure the turret room was supposed to be the bridal suite and we stole it from whatever group had the big house for their wedding. The turret room is amazing and I do not believe I have ever been in a cooler hotel room in my whole life. It is one of two rooms on the 3rd floor of the Dr. Phillips House. It was a bit awkward when I would walk down from my room because the other wedding going on was taking up most of the 2nd floor. There is also a balcony across from the turret room with a spiral stair case to sneak out into the courtyard behind the big house. Only a few issues that could have been better. First, there was that there was no fridge. There is in some of the other rooms, like the Welborn suites (almost like little apartments, we stayed in there on Friday night ant it was spacious and comfortable, but lacked the historic WOW that we got in the turret room). Also whoever used the room before us clogged the toilet and we had to immediately call maintenance when we checked into the room. It was not gross in the toilet, but we used it and then it would not flush. Maintenance could have been quicker, but it was not more than like 30 or 40 minutes and the issue was fixed. Finally, it seemed the Jacuzzi tub jets did not work. However, I generally advise not to use hotel Jacuzzi jets in the private tubs (it is okay if a big pool area) because after years working in the hotel industry, I have seen far too many horror stories were lots and lots of black crud comes out!!!! Service was very friendly to me, and helpful to the wedding from what I could tell. The wedding was truly beautiful. And most important (to me) is that I absolutely loved my room. The room 5 star, but really if you are not going to stay here in the wonderful historic rooms, as far as a wedding venue goes, I would have a hard time going above 3 stars (which is still A-OK). So since I loved my room so much, and paid decent for it too, and average everything together, the Courtyard at Lake Lucerne gets a solid 4 star rating. I will definitely come back to stay in the turret room again, unfortunately I think we will be shifting our wedding plans to somewhere like New Orleans (once we beat the movie).

I needed a quick and new 'special' place in Orlando.Raphael put us in the nicest room in the house and treated us royalty until we checked out. Thanks to all the staff.

    This place is random, but its good for it. Room was basic and cheap. Its the oldest house in Orlando, and you can tell by the pictures. Drew at the front desk is a cool guy. Chatted with him during our free cocktail hour at which you pour your own drinks...yes you pour your own...as many as you want. Haha. I thought it was a little closer to the Church St area, but Id say its more of a short cab ride since its super dark in the area...and usually hot as hell. Id stay here again just because of the charm.

    Had a nice stay at the Courtyard at Lake Lucerne. We were in the Wellbourne building with a nice suite on the second floor. The room was spacious with a nice kitchen and okay bathroom. The grounds of the hotel are well maintained. The staff was friendly and accomodating. It's a 20 minute walk or a $5 cab ride to the Amway Center or Church Street. Our only complaint would be the blinds in the bedroom do not block the sun so we were woken up early.

    The Courtyard at Lake Lucerne is definitely not for everyone but it was to our liking. I picked the Summer Special where they pick the room and got the Wellborn Suites. They were simple, older looking, and definitely not fancy. It looked like a one bedroom apartment and was very roomy and private but decorated with simple class. There is a whole complex of buildings though, and I'm sure the experiences are all very different depending on the building. At any rate, we had access to the whole grounds, and they were lovely. I can see how weddings would take place there. The courtyard is filled with lovely lush landscape and fountains. The I.W. Phillips house housed the breakfast. It wasn't fancy per se but it was adequate. I loved the antique feel of the house. There was lovely sitting outside so that you could enjoy the beautiful courtyard. Also, there was seating inside where lovely Gregorian chant played on the Sunday morning we were there. The house is right off the toll road which was sad for the view of the picturesque lake from the houses. However, the neighborhood and the lake were just perfect for a walk. I loved walking amongst the old, grand houses in the morning after breakfast. It seemed a nice walk to downtown as well, although it was on the other side of a major road. Lastly, I liked the gentleman manning the reception desk when we arrived. He had a retired manner reminiscent of taste and class and was pleasant.

    First let me say, I own a major cleaning company, one that takes care of state and federal buildings so I know what real clean is. Kudos to the housekeeping staff here-this place is real clean! Now this is an OLDE residence, so if you are looking for new and modern furnishings and style, this is not it-but if you love the quaint antique and classic like I do-you will love this place like I do. We stayed in the Dr. Phillips bedroom-the bed and bath is extremely large-although no sofa, and it would benefit greatly having one-there is certainly the room. The location is just ok-just outside main Orlando, and right next to a highway off ramp which can be a bit noisy, but wasn't enough to really bother me, and I am a picky sleeper. Room has a micro and fridge which is a must for a longer stay. shower is huge-six people could fit in there! Breakfast was a very good spread for just continental. Staff here is very pleasant and very non-intrusive, which I actually love-I don't like to be bothered. I will definitely stay here again, I love the charm and roominess of the place.

    While located on beautiful grounds, and a beautiful wedding venue, this bed and breakfast lacks severely in customer service and pest control. Cockroaches. Huge cockroaches. After spending a small fortune to have your wedding at an award-winning wedding venue, your guests can wake up to unwanted guests in their room, and then have the front desk offer no more resolution than to "make a note" on your receipt. I had my 2 month old baby staying with me and I cringe when I think of her sleeping in that pest ridden room. We asked for just 3 extra hours to check out, in order to get ready for a wedding on their property, and they wanted us to pay $70 to do so. I understand if you need the room vacated at check out, but either you need the room or you don't. Charging me such exorbitant hourly rates to keep my room to prepare for an event at your venue is ridiculous.

    B & B in the middle of downtown. Not to many knows of this hidden treasure. Each room has its own theme and uniqueness. I have tried several yet not found tow matching. Great service with happy hours on daily basis. You will find this much better than franchised ones.

    What started out as a scheduling booking nightmare, ended rather nicely, with just a tad bit of inconvenience. Booked over a month prior with a reservationist on her way out the door (moved to Japan apparently... good luck Hanah). Anyway Raphael did his darnedest to make things right. Apparently there are like 3 wedding every weekend and our rooms got double booked or something. Well to resolve we had to move three times for the 3 nights we stayed (I was down for a medical conference) but that was not big deal because we got to taste all the inn had to offer. We spent one night in the main house (Dr. Phillips) and one in the inn over the in-keepers hangout and finally one night in the ArtDeco restored hotel next door. So it was cool to experience all three settings. Of course the upgrade to the main house was awesome, giving us a bathroom the size of one of their regular rooms. Nice thing is that the staff was very apologetic and accommodating and this made up for everything. Nice thing about a convention town with a B&B or Inn... is that you are not crowded into a sardine can of a host hotel with resort fees and feeling nickle and dime'd to death. This was refreshing and also allowed us walking access to the downtown area which we thoroughly enjoyed. We will stay again, but be warned it is very popular with brides to be, and can get noisy at least until 10:30PM. Also they serve free wine and liquor at about 5PM... some cheese and crackers and fresh fruit would be nice. Breakfast is a warm Continental each morning. Finding the place and parking can be a bit of a challenge. GPS's don't always get your there.

    Stayed here for 2 nights last weekend for a wedding. The good: 1. We stayed in the Dr. Phillips room and it truly was a beautiful room, the bed was large (king?) and comfortable. Very spacious room with sitting area. 2. The young girl at reception was extremely helpful and ran over whenever we needed something, including our hunt for remaining wedding cake on Sunday. 3. Common areas are beautiful, we didn't really get to use these but we all toured the house the night we arrived. 4. We had to come back on Monday to search for some missing wedding gifts and the front desk was extremely accommodating at letting us search the rooms we used and common areas. 5. Kitties, there were 2 friendly cats on the property that we ran into each morning. The bad: 1. Only one set of traditional keys per room, we had a mess of a time getting back and forth with room changes, lock outs, bridal prep. Electronic keys...or at least a second set would be nice. One couple accidentally got locked out of the room while their Jacuzzi tub was filling up. Someone did come to unlock the door. 2. When we needed to call the front desk no one would answer from the room phone. A few other guests made this comment. We made about 10 call attempts over the weekend with questions about wifi password, breakfast location/time, people needing doors unlocked, etc. We had to leave the yellow building and walk over to the front office each time. 3. Wifi was slow from our room when we finally connected. I was trying to finish up a group project between wedding activities and using Skype was out of the questions. 4. No hot water. The entire time we stayed there was no hot water in the room. I ended up washing my hair in the sink and using a washcloth to take a "festival" shower. The second night someone told us to run the water for a few minutes, we turned on the sink, Jacuzzi tub, and both shower heads...after 25 min (checking every minute or two) there was no hot water. This was a HUGE let down when one of the big selling points of the room was the tub. 5. Thermostat in the room had a sign that requested not to turn the air below 70 degrees. We are from CT and were sweating all night. The groomsmen got ready in our room and it felt like a sauna. 6. NOISE. This location is right in the corner of a highway and off ramp. We heard emergency vehicles and motorcycles all night long. 7. Breakfast: There was no staff around when we came in for breakfast, the linens on the table were dirty (both days), food selection was similar to continental breakfast at a chain hotel. Overall: If you're interested in the house I'd stop by and ask for a tour, but there are much more comfortable places to stay. Tip: If you do decide to stay here make sure you are staying in the correct building, the Wellborn building looked like an outdated 70's apartment complex.

    What a great spot for an intimate wedding! One of my best friends got married at the Dr Phillips house this past weekend and it was amazing. I was their "day of coordinator" so I was there at 2 pm on Friday afternoon for the rehearsal. It was weird having the rehearsal so early, but they had a wedding that evening and 2 pm was the only time available. Miranda (Im pretty sure that was her name), who would be our point person for the event the next day, sat down with the bride and groom when we first got there to go over all the details for the next day. They even talked about plans in case it did the R word the next day. Everything was in place JUST in case. Then she walked us all through the ceremony and made sure to answer any questions. We only had an hour there, but if we hadn't all been so chatty it would have been more than enough time. Myself and the bridal party arrived on site around 330 for the wedding which started at 6. The bridge and her MOH had a suite upstairs where they were getting ready. The catering was done by Puff n Stuff and since they are a preferred vendor we didn't have to even worry about them at all. They showed up when they needed to, did what they needed to, and got out when they needed to. Their staff was amazing! The food was amazing! The guys needed somewhere on site to get dressed and were provided with a suite in the building next door for 3 hours at no charge. It gave all the guys (and myself) somewhere to change and some of the family a place to sit (out of the heat) until it was time for things to start. The suite was in a "newer" building that didn't match the rest of the complex, but the room was beautiful and spacious. Miranda made sure that everyone was in the right places and that the wedding started exactly on time. The ceremony took place outside in the courtyard behind the Dr Phillips house. The bar was also outside which got people outside and mingling. The DJ was out on the porch so the courtyard ended up turning into the dance floor. Thankfully once the sun went down the weather was perfect for dancing. At the end of the night the only things that we had to worry about were taking down the centerpieces and loading them and the gifts into cars. We were able to get everyone out and everything done in less than an hour. It was amazing! If you are looking for a small intimate location for your wedding, definitely make sure to check them out. Don't let their downtown location and proximity to the 408 deter you. There was only one time all night that you could actually hear the cars up on the 408. Once the party got started you completely forgot where you were.

The courtyard is elegant, the back house where the wedding reception took place was just as awesome. The service was excellent, and the staff super friendly.     You will be swept away at this real B&B. Forget the magic of Disney, this is really where the magic is. The grounds of this place just gives you a calm, peaceful feeling. It's lush--lots of well-tended to plants, flowers, shrubs, trees with koi fish pond and some fountains in the magnificent courtyard. I recognized it immediately from one of the episodes of "Four Weddings" where one of the brides got married there! I can see why as the grounds are just gorgeous. There are a few different buildings...we stayed in the one where breakfast is served. The rooms were spacious and I think we were in one of the honeymoon suites as there were mirrors everywhere and our bed was grand and best of all, it opened out to a verandah that wrapped around the 2nd floor and looked over the courtyard. While the hubby was doing his business meetings I hung out all day on the verandah doing my own work using their wireless. It was so relaxing. The breakfast was delicious with homemade quiches and freshly baked pastries every morning aside from the regular continental breakfast. The location is great and tucked away from the road so it's a little hard to find but it makes it worth it because it's so quiet if that's what you're looking for. It's also a nice walk to the main road where there are lots of restaurants and a movie theater. there is a happy hour between 6 and 7 where the front desk will pour you any drink you'll like, and sodas and bottled water are available anytime. Friendly staff that executing everything we asked for with a smile on their face.

    Nice place, clean comfortable room, wifi all around but a few things off the mark-- 1) the owner or operator owns cats and on the first of two nights they woke me up. Ughhh!! I counted 4 of them hanging out the next morning and found their food bowl on a porch. 2) no fresh squeezed OJ (this is a B&B in Florida!) and 3) the jellies were Smuckers in those little plastic containers. I expect a little more out of a B and B. In the end though, i'll still come back for this pleasant alternative to the typical business hotel but may bring some catnip....

    I have had the pleasure of attending 2 Weddings and 1 party at this beautiful historic venue and I can say everytime I am more impressed!!!! Its not only a Wedding/ party venue but a quaint Bed and Breakfast located in the heart of Downtown Orlando and convenient to all of the attractions and great dining. I wish I would have know about this place when I got married! We will def be going back to stay the weekend!

    I loved this venue. I have zero complaints and neither do any of my guests. Angie was excellent at answering all of my questions usually within 24 hours no matter how silly they were or was able to point me in the correct direction if I needed to talk to someone else. She was always helpful and responsive, something that every bride can appreciate. Lauren, who was my onsite coordinator was amazing. She wasn't a day of coordinator or anything, but she made sure everything was perfect and I honestly didn't have to worry about anything. Apparently 30 minutes or so before the ceremony there was an accident involving champagne flutes, right in the middle of the action... and not only did I not know about it until later but it was handled and things went on without a hitch. Also when I had a slight miscommunication with whether our cupcake vendor was going to be setting up our cupcakes, she immediately got on the phone with them and dealt with it. Based on what I was told her job deion was (basically to get me and mine down the aisle and then manage the bar etc) she went 100% above and beyond as far as I am concerned. I couldn't have asked for anyone better. In short, this was a fantastic venue. I had a chance to see the inside of quite a few of their rooms and they were all nice and clean and well decorated. No one could complain about anything. Don't think twice about having your wedding here.

    Beautiful location for a wedding! This place is located in the heart of downtown, but once you're in the Courtyard you'll feel like you've been whisked away to an older Florida, a private Central Florida home, one where ladies in ball gowns will be running down the stairs and out onto the veranda for a mint jullip or glass of iced tea. One of my best friends got married here and she was actually pretty bummed to give up her dream of a beach wedding, but the price was right and the date was available. Well, it was PERFECT. The venue was small and intimate enough that even though guests were able to spread out, we were all together. They had an adorable little dance area, and the wedding took place in front of the fountain. The guests stood for the ceremony - all except the family/VIP's - but I thought that was fine because ceremony's are short and there was no waiting around for the venue to convert for dinner. The porch and veranda on the house are both super deep, with plenty of chairs and tables that just beg for you to sit a spell and catch up with friends. And the food was really yummy as well. To Orlando brides looking for something unique with a little twist of old fashioned charm, check it out! I'm a huge fan!

    This is a very nice bed and breakfast inn in downtown Orlando. It is right downtown at Orange Ave. and the 408. Access is somewhat tricky due to dead ends and one way streets. We used to stay here before we moved to Orlando. The facility consists of four historic buildings clustered around a courtyard. The staff is quite nice and will help you out with whatever you want to do around town. A buffet style continental breakfast is served daily in the lobby of one of the buildings. At the front desk area they have a free happy hour every afternoon. You can stay in several old victorian buildings with antique furniture, or get a suite like set up in the art deco buildings which are converted apartments. Pricing is rather reasonable and we have always enjoyed our stays here. There is some road noise, as you are very close to the 408 passing by overhead. This facility also does parties, banquets, weddings, etc. and seem to have a very good business in those activities.

    This is a very lovely place to stay. We were very delighted with the size of our room and the french doors that opened onto the veranda overlooking the gardens. The tub was very large and enjoyable as well. Staff was friendly. The two things that would need improvement...there is a locked gate next to a walking path by the water so I was not able to go for a walk along the water, and I would not recommend their driver Bruce as I feel that even though he knows the way very well between the airport and the hotel his prices are steep for the length of the drive that it is. The breakfast is very nice. I say this is a yes place....
