3.5 stars. I've found very few Indian restaurants in the US that offer chaats (Indian street food where deep fried crispy bits...and sometimes channa...are mixed with chutneys), and this place has a good number of them. I ordered the one with the three chutneys and liked it a lot. Hubs ordered the paper dosa, which was tasty. The lassis (sweet for me and mango for him) were very good. They don't have a bread area in the menu, but they make all of them. So you can ask for it. We would def return if we're in the area.

The place looked so dead from outside that we first thought of just leaving. But what could one expect at 4 PM on a Sunday. We decided to take a risk and went inside. And that is something which we would never regret! We ordered Gujrati thali, and hailing from Gujarat, we know it could not have been better. Taste was awesome with great portion size, and the rotis were so soft and fresh. Just wish that they can work a little with ambience and looks, which would attract more people. Another good part that I liked in particular is that it is pure vegetarian, which adds comfort level to the eatery.

I'm torn between food and service. Hence my 3 star. Food was awesome (short and simple menu, not much variety for adventurous souls) and everything else was just make do, including attitude and friendliness. When you serve food, take pride in your creation. These people just didn't care. Anyways, go for food. In and out. That's all!

First off, some of the other reviewers are confusing this place with one of a dozen Indian places near this intersection. There are no bus seats, its in a newer building, an the parking lot is a safer one. Amazing uttapam (dinner style pancake) and dosa. Great for vegans and vegetarians or non-vegetarians. I like that the location is more modern. Great refueling stop after Florida Mall trip.

Yummy food !!! After years I got a chance to eat the chaat similar to the one on the streets of Mumbai !!! Do try the paapdi chaat , ras malai and the best thing is daal dhokli for all my gujju friends !

Food wasn't anything spectacular. The environment was quiet and kind of boring. There was extra seating in the form of pull out mini van seats. Back onto the food thing there were no flavor dimensions besides saltyness and spicyness. They dont have actual plates for their buffet just 1970's styrofoam lunch trays and plastic forks an spoons. It's not that busy where they can't wash dishes. The naan bread was microwaved and that was the best part of the restaraunt experience. It wasn't even made there. They buy it. So Thats saying something. The veggie pakora was just potatoe,onion and jalapeño and it was way too salty. I'm not usually this harsh but after we left we regretted eating there. Another issue for me or just somethin to be petty about is they didnt have any music or Bollywood videos playing. Thats like my favorite part of eating at an Indian restaraunt. On a good note the gulab jamun was pretty decent. And the guy was pretty friendly. Eat here if you are only just trying to say you've eating at every Indian restaraunt in the Orlando area. But save it for last.

There is ZERO atmosphere here. I'm usually all about the food and could care less about the atmosphere, but it's dead silent and super awkward. No music at all. It doesn't help that you're eating off of really cheap plastic trays that make you feel like you're in a middle school cafeteria. The food, however, is actually pretty good. It's not as good as the Woodlands ( which is sadly closed on Mondays, the only reason we came here), but pretty good.

Um. Amazing food and not what you'd expect from the outside. Diamond in the rough. Worth the drive. If I lived in Orlando I would eat here 2-3 times a week. Please open more restaurants.

We visited Khasiyat last night. The Gujarati thali was so delicious. It included two curries,one dal, 4 or 5 small rotla(that were fantastic) a gota, chutney and the best carrot pickle i have ever eaten. The dishes all had a complex flavor. This food was obviously made with care and love. The Masala Dosa was huge, and of perfect thickness. The potato filling was delicious and well cooked. The sambar had lots of small veg and was flavored beautifully. I live in Tampa Bay. I will be traveling the 1.5 hours to go back soon

Pros: quick service, good service, good Indian street food. Low prices. Clean establishment. Parking in the front. Cons: a bit of a sketchy neighborhood. Not the most extensive menu. Mostly the place was devoid of curries. Overall: I'd go again if I need a quick Indian snack fix, but I wouldn't drive too far.

I would give it somewhere between 3 1/2 and four stars. It was very good but the options were limited. All were vegetarian options which is not a bad thing in my book., there were just few of them. It came with free puffed up bread pastry things which is excellent. Soft drinks were a little expensive at $.99 but that's not that big a deal. I think it may have gone better had I been able to speak Indian while ordering or if I could understand his accent, but he was very friendly and make it enjoyable.

Excellent vegetarian food. We are on vacation in Orlando and drove to this place seeing the reviews. We ordered the Thali and it was great. Serving size was too much so it may be a good idea to consider sharing. Will consider going again.

Finally I've had a chance to enjoy Khasiyat Indian Restaurant, located just off SOBT on blighted Lancaster Road. Nearby on the Trail are Abhiruchi, Woodlands and Bombay Cafe, giving this humble stretch of south Orlando a rich variety of truly fine casual Indian cafes. The humble Khasiyat offers a nice buffet for lunch, or you can order from the menu which features both North and South Indian selections. The large menu was just too much for me to take in on my first visit (I'll study it online before going back), so I chose the buffet. My only complaint about the buffet was that there were no descriptions of any items; but one of the very friendly staff members, perhaps the owner, took time to explain what everything was. Sadly because of his heavy accent, all I took away from the discourse were "lentils" and a mango dessert. He also explained that complimentary roti or puri is offered with the buffet. I chose the puri, a puffy wheat flour bread. He brought four nice sized puris to my table and said I could have more if I wanted. I can't say what I ate at Khasiyat, but it was all enjoyable. I've said it before: for good Indian cuisine, go south, young man.

We dined here last week, the food is awesome!! The folks are very nice. It is run by a gujarathi family. I hadn't tasted gujarathi food for ages and was craving for some. The night when we dined, they were having a buffet, yet, they very graciously gave us the menu and let us order from that. We had gujarathi and kathiyavadi thalis and kachoris. I thought, I died and went to heaven. The food was that good!! I loved my khichdi, the undhiyo and the soft rotis. Absolutely delicious!! We even packed food for the next day. All in all, a very satisfying experience.

This Indian restaurant is all vegetarian. Nonetheless, I was very pleasantly surprised how delicious everything was. Plus the staff working there was over-the-top nice and helpful in explaining all the different items on the buffet. The restaurant is very clean and the prices are very good. I definitely plan on coming back again.

This place is so yummy. Fresh, tasty and great variety. Do not be put off by the presentation or location. Gujarati food at its finest. Best Indian in town. Be sure to request fresh rotli and puri. The daal is so good. Also the bateta vada are the bomb. Go here!!! Happens to be vegetarian. Mmmmmmmmmm get in my belly. Buffet always has a paneer dish. Gulab jamun here is also da bomb.

Food and service were AWESOME. All the food was very tasty and came out very quickly. I can see how people would not expect this place to be good based on the simple design and decor - but do not be fooled! Will definitely return!

Food was delicious at a very reasonable price. Service was really good as well. They were not having 'Extra long masala dosa' that I ordered, so I was offered 2 Masala Dosas instead, which I took. I was almost full after having one dosa but I still had half of othe since it was sluurrppy..!

Food is delicious! It reminded me of my best friend's mother cooking in their home. I love Indian food and this restaurant incorporated the right amount of spices which did not cater to the traditional white American crowd, like ethnic restaurants normally do depending on the surrounding customer base. My husband and I came during the week for the lunch buffet and we're the first to arrive. We were a few minutes early and the food just arrived on the buffet line. Yes the flatware and plates were disposable, but who cares? The food did not disappoint. Service was also excellent. They also made fresh naan for us. The restaurant is located in a shabby looking building (from the outside), but the inside is clean and bigger than expected. I will definitely return.

This place really made me feel like I was eating my mom's food. I ate here several times before and every time it just gets better. Their food is freshly made and delicious. I like their pav bhaji and the kathiawadi thali alot. I read mixed reviews about their customer service, but every time I go, it has been excellent.

Went 3 times within a week and a half and all 3 times they were closed! Waste of time, and I went during reasonable hours. I like their food but its very disappointing to find the place always closed.

We went for the lunch buffet. The food was really good. The atmosphere is a little raw. They use plastic plates and cups. You can tell they focus on the catering aspect of the business. But the food is good and the staff is very nice. All vegetarian. We will be going back :)

not the best representation of Indian snackfood. We got the chole batura, which was ok. My friend got the dosa & sambar which was bad. The sambar was unacceptable. Atmosphere here is a bit dingy. We have frequented numerous other quick Indian snack type places including Houston, Chicago and New Jersey and New York and this one was the worst of all of them. what I'm trying to say is the flavor and taste were off. Unfortunately, not too many great options in Orlando. The Bombay vegetarian place in lakshmi Plaza was somewhat better than this option.

Went in for the lunch buffet with family. Food was really fresh and tasty. Dabeli was good. Potato vegetable was spot on. The chapatis were soft and easy to eat. The gulab jamuns were authentic and made with mava as opposed to Bisquick that other places might use. We were served chapati, puri and dosa at the table. They had a pistachio drink that was great. They had some snacks as well that we purchased separately. Glad to see filtered water served. Will return on next visit to Orlando. Very reasonably priced. Coconut chutney was made with fresh coconuts as opposed to dry types served at other restaurants. (Wish it was in a better location, though).

WORST service in restaurant i have ever seen in my life. On very hot summer day in Orlando we decided to visit Khasiyat for lunch. Biggest mistake I have made by visiting this restaurant with three guests. Air condition was not working, I requested manager three times to turn on fan faster, as fan was on on lowest speed just for show, No response for 25 minutes. I was swatting due to heat and hot food. I drank 6 glasses for water without ice to cool down. (ice was not available) Very minimum quantity of food was available on buffet, Manager told us in few minutes food will be available so please start with what food is on buffet. So we start with Rice, Dall, raita. after 25 minutes still food was not available on buffet, When we were living restaurant manager come to turn on fan faster. This is one of my favorite places for Indian in Orlando. It looks like quite the dive and it is situated in a crummy shopping plaza but the food can be fantastic. Not a place to go if you want to impress anyone. I have eaten here over a dozen times and I always go for the buffet. Khasiyat serves only gujarati food which means all the food is vegetarian. The buffet is different every time I come. The food is fresh, and quite tasty. The quality can vary; at the worst of times it is only above average and at the best of times it is incredible. I've noticed the food is best when the owner is there; I guess he cooks or supervises. Most of the time it is quite good. I like their option to pay for taking out the buffet; you just pay a little less than the normal price and you can take away a whole tray of food. Great for when you don't want to dine in. The restaurant is family run and they clearly know what they are doing when it comes to food. I hope this place does well because it serves good Indian food at a good price and almost always hits the spot for me!

How is Khasiyat NOT the most popular restaurant in Orlando. I don't get it. Perfectly spicy. Exquisitely prepared. Accommodating service. Trust me if you're not dining here at least twice a week you are missing out. I don't know a plainer way to say it. Best samosas, incredible masala dosa, superb chole bhature. Eat here. Tonight.

I love this place. me and my wife were in the mood for some good Indian home cooked meals and that's exactly what we got. if you like authentic Indian food i def recommend it. i read the bad review before i went there and i was a little fussy about going but they were in the middle of remodeling the restaurant but my service was great and food awesome

Khasiyat should be awarded for serving cuisine supreme vegeterian meals that consist of mighty flavor. The curry potatoes here can cause a tastebud party in your mouth and the freshly made roti goes very well to cool down the spices from the food. The curried tofu had a cheesey texture but overall it's a new experience that goes very well enjoyed. This is hidden on Lancaster next to the Indian music store it is a tiny place. The aroma in here is spices galore, kind of gives you a sneak peak of what food to expect. However.. when trying a new restaurant it is always important that they have clear menu but they are lacking that here. You just go up to the buffet pick what you want and ask questions if you are struggling to understand what is on your plate they will explain to you...but if you will like to keep it simple just pick a samosas. Khasiyat you do not go un-noticed..your lunch buffet is mighty tasty I just wished I had somebody explain to me what I ate afterwards.

Another on the large string of vegetarian Indian restaurants in Orlando, Khasiyat is located in a run-down strip mall on a run-down street in a run-down neighborhood. The interior is not all that interesting, but they do have a a few things going for them. The service was pretty delightful. We saw a large family who must have been visiting the theme parks, and made the trip all the way out to this neighborhood for a taste of home. I'm also going to assume they might have been vegetarian, which can be a challenge at the local theme parks, unless you like salad. After having been to a few other vegetarian places in town, Khasiyat held few surprises, but they did sport a television with music videos and other Bollywood gems. I would certainly return, even though the bar next door was playing some loud and distracting music. The food was better than expected after seeing the exterior, and certainly a boon for our vegetarian and Indian residents and visitors.

This place is really small but their Masala Dosa is great! The curried potatoes inside are perfectly seasoned and delicious. The sambal for dipping is nice and spicy with lots of veggies, love it. Also, the samosas are pretty yummy. I would suggest getting takeout at Khasiyat because it is not in the best area and there is really nothing to look at inside. But, great for the masala dosa.

Khasiyat was an amazing restaurant. Staff was very friendly..great service. This was our first experience. We had Gujarati thali and the food was really tasty. Felt like homemade food. I highly recommend this place. Felt like we were in vishala in Ahmedabad. Anyone visiting Orlando and craving some good authentic Gujarati food Should not miss this joint.

Khasiyat encompasses everything I love in a dining experience: Great flavor, buffet (eat all you can!), friendly service, great prices. Wow. The last thing I expected in Orlando was GREAT, and absolutely the BEST Indian food I've had. Being a meat lover, I was at first reticent, but decided to pull the leverl, thanks to the reviews here on Yelp. The flavor on every single curry dish was amazing. Not a single item was bland. Favorite dishes were: the sweet yogurt dessert, my God, mmmm. Gulab jamun (waffle balls) were the perfect texture, and the squash garbanzo lentil and the batata vada. Best part: the friendly family-run service and warm atmosphere. Don't miss out on this gem.
