Wow. Great breakfast. First of all the service was great. We were seated right away and every step of the way we never had to wait for our waitress or flag her down. Our coffee cups were always kept full. We were here at 9am on a Tuesday and it was nearly full but they had 5 waitresses on to cover about 20 tables (I.e well staffed). Despite the name of the place being waffles, we went with other breakfast items. I went with the eggs Benedict and they were fantastic. Eggs were perfectly poached and the hash browns were perfectly cooked. Wife went with corned beef hash and that was also cooked perfectly the way she likes it. Portions were perfect. Don't get me wrong, I'm not saying the food is the best you'll ever have but it is WAY better than most places. I've eaten in some well reviewed restaurants in NYC and this place would be right up there at least in terms of breakfast. They have some outdoor seating too if you'd like a bit quieter setting or would like the fresh air with your breakfast. The decor is very nice - not at all what I expected. (I expected typical old decor like you get at your local diner) Modern yet cozy. All in all this is a great place for a great breakfast. Would definitely recommend and visit again. By the way if you are a Pittsburgh fan you'll feel at home with some sprinkles of steelers and pens stuff around the kitchen. (I'm a bills fan though)

3 Things are great here: service, food and price! Really can't imagine a staff being more attentive. Everyone that walked by asked if we needed anything, seemed to really enjoy working there, and it showed. I got the VIP omelet with egg whites and it was delicious. Home fries were crispy and delish. Food came out literally 5 minutes after ordering, and the place was packed. 5 stars all the way.

Some people come to the beach for seafood, me, I come here for great breakfasts. Never judge a book by its cover, from the outside you would pass this place by and say " I don't think so." What a colossal mistake that would be! Waffles, pancakes, French toast, omelets, hash browns, whatever you want, they got and it is all great! Oh and they have lunch too. When you come in they treat you like a neighbor and the prices are such that you can afford to come back over and over. They have a great menu, but don't let that limit you. If you want something different they will accommodate you.

Came from out of town and decided to go here with the family. The food is very good, simple, and has good prices to go with it. My son is a picky water but liked the eggs and waffles. I like their junior menu. So cute. Def recommend it especially if you are a Steelers fan.lol I personally am not but I won't hold that against them because I like the food here. :)

Great place for a morning brunch! Good prices and great family owned restaurant. The service is usually fast. This place gets very busy on the weekends though, so you might want to go early if you don't want to wait.

Great service and great menu! The waffle was really good... but I had to take away one star because the picture on the menu showed fresh berries, but that's not what the waffle came out with. I'm okay with strawberries from frozen, but the blueberries were more of a jam consistency which was weird. But I'd go back, and order something else.

Food was awesome. Plenty of options that cover any breakfast favorite dish you can think of. Waitress was horrible (forgot the name, dirty blonde hair just above her shoulders, glasses, hat, probably 60.) just so rude and inattentive. Manager was very nice though.

Great breakfast spot in a strip mall off of A1A tucked in the corner down from the old Food Lion which has been converted into a Dollar Store Market. This place can get packed but I can tell you from experience the owner works hard at turning tables so the wait for a table or food isn't very long. The wait can be contributed to all the condos and vacation properties located up and down A1A and their isn't much competition on this end of town. The inside is relativity small with a hand full of tables and a few stools at the kitchen bar we chose the bar and the service was great and we were able to watch the kitchen staff do their thing and they were really on top of it. I didn't hear one complaint nor did I see one dish return back to the kitchen. One thing that stood out was there is no lack of help I think I counted 8 or 9 servers working the Sunday morning shift so I doubt anyone waited on anything in this small restaurant. The staff was very friendly and was quick to offer refills on drinks, our server took our order and it was out in a flash fresh and tasty. Everything was cooked to order and they didn't seem to mind special request. I definitely will keep this place in mind when looking for a great breakfast on the weekend. I chose the meat lover's omelette but the pancakes and waffles looked really good. The prices were extremely fair and the portion sizes made this a great value.

It's okay -- it's not bad, but I guess I expected more. I'm not a fan of shredded hash browns, but the waitress was so enthusiastic about them, that I had to try. Well, they weren't all that great, honestly. Definitely needed salt or something. I came excited to have the chicken fried steak and it was not all that great. The steak was fine, but the gravy left a lot to be desired. Honestly, the breakfast was just okay, which means I could get the same quality somewhere else that charges less. The waitress seemed to be working the entire floor and then there were several back up waitresses filling in with coffee refills and other tasks. I adamantly asked for decaf and, on a couple occasions, was given regular. I had to literally verify every time. I know it can be hard to keep things straight, but come on, I shouldn't have to ask for decaf and then ask if it was indeed decaf every time I get my coffee.

Have enjoyed omlets and the eggs benedict at this cute little breakfast spot. Food is good, when what you ordered is delivered. Like others have posted, we had missing drinks, missing parts of our meals and it seemed as if others around us had the same problem. While our server was an absolute sweetheart, the original host that sat us (man, who played music in his apron?) was less than stellar. I almost felt like apologizing for wanting to eat at his restaurant! If you're looking for a good, hearty breakfast near this part of NSB, definitely worth a shot.

Very good.. Probably the best waffle I have ever had service is fast and friendly the small place you may have to wait 10 minutes but it still gonna make waffles are very crispy better than IHOP or any other waffle spots that I've ever tried very large portions of hashbrowns. You know what's great? When a restaurant has a simple, no-nonsense name like "C's Waffles", and you set your expectations to be ready for a few different varieties of waffles -- maybe, say, cinnamon waffles, bacon waffles, blueberry waffles -- things like that. Oh, and, maybe some pancakes, too. But when you get there, you find that there's an entire menu full of options, not just waffles -- we've got scrambles! We've got Eggs Benedict! We've got omelets! Hell, we've got lunch! Want a tuna melt? A burger? Like a good, old-fashioned greasy spoon, the menu goes on forever. Beware if you're the indecisive type. Upon arriving, I thought I was in the mood for waffles, but based on another Yelper's review, I thought I'd go for the Southern Mess. Fantastic choice. Full of action on a Sunday morning, we sat right at the kitchen window and chatted with the staff during our meal. How was the food? Oh, c'mon. You know what to expect. The no-nonsense attitude carries to the food, too, and I do mean that as an utmost compliment. It's the perfect combination of the breakfast basics. Eggs. Cheese. Meat. Waffles. No, we don't have a fresh remoulade that goes with that, but there's salt and pepper if you need it, buddy. And that's exactly what makes a perfect breakfast. Do expect a wait on Sundays -- we were lucky and snagged the spot at the kitchen bar. It's worth it. It's in the corner of a small strip mall, and there's no sign on the outside, but you'll find it: just look for the crowd. They're on to something good.

I am a picky eater when it comes to how I would like my food prepared (extra crispy bacon, crispy hashbrowns, extra butter on rye toast) and they did a great job cooking everything to my specifications. Excellent service and the waffles were amazing!!! I went with my girlfriend and the waitress was kind enough to separate what we ordered since she knew we would be splitting our meal. Great service great food, I would not recommend the French toast though. I got the hungry jack and a chocolate chip waffle. I would definitely recommend it!

C's Waffles is a great little diner tucked away into the corner of a quiet strip mall. At the time of this review, they don't even have signage! (They're in the corner of the Dollar General Market plaza) It's worth tracking them down. The waitresses are prompt, attentive, hyperactive (in a good way!), and VERY nice. Our waitress was Beth and she was the best. The owner was friendly as well, taking a moment to come out of the kitchen and say hello. Very nice environment! In my opinion, breakfast is hard to screw up, but many restaurants are just okay. This was fantastic. Their waffles are appropriately delicious, the bacon was properly cooked, eggs are done ANY way you want. Coffee isn't too bad for the typically "diner coffee." This place is the best breakfast around and worth a visit!

Best new addition to the Plaza 44 between Burger King and Tire Kingdom. 1700 state road 44. Amazing people, Great food. We own the salon next door and our clients are raving about the convienence and service. You must try it out for your self whether your an early eater 6:30 a.m or a brunch kinda person full menu is available from 6:30 a.m to 2:30p.m. Definately a must!!!!!

Took my mother here for Mother's Day and had a pleasant experience. The food was great diner style food, served by a pleasant and helpful staff, in a homely clean environment (minus the Pittsburgh Steelers decorations though.) Go Dolphins.

With the ratings high here I was eager to try it but what a let down. French toast was good but it comes with imitation butter and what seemed like very old imitation syrup it took the actual French toast down a couple notches. The rest of my family ordered pancakes and eggs with biscuits and gravy. All mediocre and nothing to rave about. Terrible coffee too :(

I could write a book about this place. I went there 3 times in a week. This is a hometown kind of breakfast joint. Very casual and not pretentious at all. The staff is exceptionally friendly and helpful. They treat the customers pretty much like family. The good arrives hot and fresh and very fast. Portions are reasonable, though the hashbrowns are big enough for 2 to share. My favorite dish was the sausage waffle. You may also like the veggie mess, waffle-o-breakfast, or Greek omelette. You will be shocked at how low these prices are for the quality and quantity of food you receive. To get there, look way back in the "bend" of the shopping center. C's occupies the corner suite. A little tough to find (very hard to see from the road) but absolutely worth the effort. Among the best! Highly recommend.

Great breakfast! Had the country fried steak and eggs and it was excellent. I have had the eggs Benedict on a separate occasion and it was good but felt they were a little stingy with the holindais (spelling?) sauce. Overall, a nice breakfast and worth the stop.

Breakfast after all is my favorite meal.......delicious!!! The staff is friendly and always smiling. I went in for the kill...Southern Mess! Second time I've been here, fairly decent food. Service was alright, until I ran out of water! Then I got up and stood by the drink machine until my waiter asked if I was going to the bathroom. I told them I couldn't eat my food until I got some more water, waiter seemed a bit pissed! Way to crowded in here, can't even hear my own self think. FYI if you order the hash browns ask for them to be extra toasted, mine was smashed potatoes.

C's Waffles is a great traditional breakfast spot. If you are looking for a diner atmosphere with a menu to match, this is the place to go in New Smyrna Beach. The service was friendly and the food was delicious. I especially loved the hash browns which were perfectly cooked. It can be a little busy on holiday weekends but it's worth the wait.

(02/21/2013) Cute little place for breakfast and lunch in the Ocean Village Square shopping center next to Sea Woods on the beachside, off A1A. Got the Southern Mess (hash browns topped with cheese, sausage gravy, bacon strips, and 2 eggs with a biscuit), and messy it was; over easy eggs were perfectly runny (as expected), sausage gravy was flavorful and thick. Hash browns (could've been browner) were buttery; ratio of topping to potatoes was very high (mostly stuff, not so much potatoes). If you like gooey and savory, this is your plate. Have suspicions about the "fresh" squeezed OJ (possibly commercial juiced up with a fresh one or two), but the price is OK for a 16 oz. glass ($2). Coffee was deemed "good". The Hungry Jack breakfast was a substantial 3 large pancakes (well-risen, flavorful - vanilla, nutmeg? - oddly chewy, and we're not sure that's good), 3 strips of bacon, 2 sausages, 2 eggs, hash browns and toast for about $8. That's a pretty good deal, and it was overall pretty tasty. The dining room has surprisingly 3 6-tops for a little storefront with 2 and 4-tops lining the walls and a bar/counter at the open kitchen window for singletons. Place was pretty bustling for a weekday, had a significant early bird lunch crowd. Sufficient and efficient waitstaff; the main man, Richard Cotelesse, was at the grill with a helper. Waffles seem to be the family business for the Cotelesses, a previous family restaurant in New Castle, PA would explain the presence of the Terrible Towel so far outside it's usual domain. Overall, well-priced, friendly, decent food. Nice family place to patronize.

We went on a Monday, holiday weekend and the place was packed. It was a 25 min wait. Once we were seated, our server took very good care of us. She brought us our drinks and keep them refilled while we were there. They have a wide selection of breakfast items. They have something for everyone. Our food came out very quickly. We were greeted warmly right as we approached the door. There was one table left at 9:00 on Sunday so we got lucky. We were offered drinks immediately then shortly Brenda, our server, arrived. She was friendly and took our order quickly and our food arrived in short time. We ordered pancakes, french toast, eggs, bacon, sausage and waffles. The bacon was extra crispy like we ordered it, the sausage was not overcooked and dried out and the waffle was good. The french toast and pancakes were OK. Eggs were cooked as ordered. They were busy but we didnt feel rushed. The one negative was the sticky chairs which can happen when syrup is served. Had to wash our hands as soon as we sat down. We would eat here again but mainly because of location and not because of food.

Listen, breakfast food isn't rocket science, but to have everything done really, really well? That's special. The reviews are dead on...this place is great! Of course the waffles are good (when they're in the name, they'd better be), but it's the simple details done right, like the EXCELLENT hash browns, that really puts this place over the top. The service is also so friendly and prompt (ask for Beth!) that it's easy to overlook all the Steelers paraphernalia (hey, I used to live near Cleveland, now Cincinnati). Check it out; you won't be disappointed!

It's a shame that our waitress was so terrible because the food was really good. Sat forever watching table after table get their food from their much better waitresses. She was so disorganized and scattered getting other tables all out of order. It took so long to get her to ring us out I actually walked next door to get cash just so I could leave. OHHHHH SNAP!!!! Woah! This place was GREAT! It's in a little strip mall, kind of hidden in a corner, but they have FANTASTIC food!!! We got there, and the service wasn't too great, but we got seated fairly quick! I got the chocolate chip waffles, and they were GREAT!!! They were nice, and fluffy, and VERY chocolatey! Also, you HAVE to get either the hash browns, bacon, sausage, or all the above!!! They ALL were great!!! If I'm ever in this area again, I am DEFINITELY coming back!!!

From beginning to bitter sweet end, our entire experience was great! Service was extremely thorough and professional, food was excellent! Ordered the Waffle-O-Breakfast which the menu stated as a "crisp golden brown waffle" and it was just that! Perfectly crisp on the outside and delightfully light and fluffy on the inside, seriously THE perfect waffle. It came with eggs which I ordered scrambled, 4 strips of bacon and I also ordered a side of plain hash browns since yelp had raved on them and was overly pleased with all of it! Our waitress Michele was very sweet, helpful and kind and I can say the same for the entire staff who seemed nothing but happy to have us. Prices were great, two of us ate well for under $15. Only complaint which I had seen on yelp previously is that the chairs were sticky...the rest of the place looked very clean, so cleaner chairs would be an improvement but that is it. Will absolutely return!!!

Ate a fabulous breakfast this morning. Hubby had "The Southern Mess" which he loved. I asked them to change up their menu from a Southern Fried Steak breakfast to chicken - which they did without a blink of an eye. The owner even came out to talk to us about where to watch the world cup finals.

My wife and I are in New Smyrna a lot, so it was great finding this place. The food was really good so we went back another day. Service was quick and friendly, I had the Southern Mess the first day, really good, but I didn't care for the hash browns. Walked in and was nervous about the ambiance or lack of...bu all that disappeared when we got our food! Crisp Bacon, Delicious Hashbrowns not undercooked like most places, over easy eggs were great and waffle was great... My folks ordered off the senior menu and loved their omelette and biscuit which was cut in half and grilled... And the buckwheat pancakes were great... Overall one of the best breakfasts I've had, ever! Honestly! Servers were attentive and friendly, and price was very reasonable... Chef walked around to ask if we were happy which was nice to see too...I think they could chart 1.00 more per plate and not lose a customer ... Now if they can replace the dingy carpet with wood floors ... Get rid of the styrofoam cups and fake flowers on tables and worked on the walls they would go to the next level ! We showed up after a rush and if I were them I would hire someone just to walk around cleaning the floors tables and chairs... A busboy? Waitresses were doing their best.,

Exactly what you want from your friendly neighborhood diner. Don't be turned off by its shopping center location--this is good homemade food. Pancakes, waffles, eggs, bacon, hash browns... you probably can't go wrong. I wish they had Coke instead of Pepsi, but water's fine too. I can't believe with all the time I've spent in New Smyrna I hadn't been here until this fall. I'll be back, for sure, especially with such old-school-local-diner-style prices. Their lunches look good too; we may start stopping in here on beach days instead of grabbing subs or fast food on the way in from Orlando.

Love finding these breakfast jewels on my travels! Located in corner of strip mall, and packed with happy hungry diners. Waffles, pancakes, omelettes etc were as good as I have ever had. Best breakfast I hade had in a long time and the prices are so reasonable. I will go back again.

Let's be honest, I'm a Pittsburgh girl walking into decor a place with terrible towels and Steeler emblems on the wall - they are starting out with a bonus star. But I am happy to report that they didn't need it, stars earned with food and service! When we walked in the door at 10:00 am on a Wednesday it didn't look good, tables all full and a couple already waiting. But these folks were HUSTLING, bussing table and seating as quickly as people finished, we were seated within minutes. Hot coffee and juice quickly brought and orders placed as soon as we were ready. Based on a lot of reviews, hubby got the Southern Mess and the kids and I all got waffles. No disappointment in the group. The waffles were hot and crispy on the outside with soft, fluffy middle. The Southern Mess, which I worked hard to keep to just one bite off of his plate, was amazing. In trying to get the perfect bite I think I hit on hash browns, sausage, ham, gravy and eggs, did I say A - mazing! Service was attentive and swift they never rushed us, but we felt welcomed and well-cared for. We were warned going in wearing Steeler gear that there were Ravens fans at the counter, but the bellies full of carbs and gravy kept any potential fiery exchanges at bay. We will return, maybe even tomorrow!

Thank the waffle gods for great signage! I had no idea this place was here until they put up a new sign. Be prepared to wait during peak times and weekends. Saturday was over an hour for indoor seating. Outdoor seating was wide open so we opted to enjoy the oppressive humidity with our breakfast the first time. We smartened up up the second time and sat inside but we also didn't come during peak time. The waffles! Oh, the waffles. They are perfect. The apple/cinnamon ones and chocolate chip ones... DE-LICIOUS . The hashbrowns with cheese and onions, WHAT?! The gravy could use more pepper but still very good. This place is on my last meal list. I love that they make half sizes for the kids. My son couldn't keep his fingers off the waffle long enough for me to cut it up. All these praises, why the 4 stars? Service. We have ordered items and they weren't brought to the table, drinks were never refilled. There were 2 very nice gentleman that did walk around who had personalities larger than life which we loved. I'd like to see them pass that on to their staff.

Pros: Great service, low price, and tasty waffle. Cons: everything else is just average - coffee, eggs, sausage, bacon, toast, jelly, etc. Those things were pretty much the same as in any diner chain.
