Let me start by saying that I didn't want to go to IHOP. I knew it was going to be bad, but nothing could have prepared me for what happened in that smelly hole disguised as a restaurant. Here is a quick list: It smelled like fresh vomit. It was dark, and not in the sexy way. It took the waitress 15 minutes to get us water, and the place was pretty much empty. It took OVER AN HOUR to get our food. We're talking a burger and grilled chicken sandwich here, not a freshly made paella. And even that can take less than an hour. This IHOP is disgusting, and I will never go back. Ever.

We came out from a lab test and need to have a good breakfast. Arrive at 9 AM and hungry, Wife had FIT Veggie omelet and three harvest pancake. Me cause had egg yesterday stay away from it (take care of the liver) so I went wit the 55+ Tilapia Florentine, this time it was not that good, Tilapia was over cook and the sauce was not that good could be better. Coffee was good (decaf) for me and regular for wife. Hope next time will be better.

You know, this maybe a generic chain of restaurants, but it's my favorite when it comes to breakfast. I've been a fan of IHOP for years. I believe that their pancakes can't be beat. I'm not big on the specialty ones cause the original buttermilk with butter pecan syrup is all I need to satisfy my craving. My usual is the Bacon Temptation omelette with the pancakes. They're value items aren't half bad either, but I always invest of the regular meals because I believe they're worth it. Best place for breakfast or a late night meal.

I do not really go to IHop because of previous bad experiences I've Had. So Of course it was 3 in the morning and my boyfriend and I got hungry and decided to go to IHop. The server was such a nice lady and fast. I tip based on how good the service was so I gave her a little more than 20% tip. I know how tired she must feel so her efforts really touched me. On top of the service the food tasted amazing! I can't wait for another one of those nights again.

Been here on multiple occasions and the service isn't the greatest. Specially at night which is surprisingly busy..they hire one waitress to handle a full restaurant. Come with patience. Foods good though.

We visited this IHOP today and it was a total disaster. The manager didn't seem to know any fundamentals of management or professionalism. The place was understaffed and she kept seating guests and having them wait at times for 20 mins to place an order. The waitress who handled our table was not well trained and completely overwhelmed. She couldn't grasp the idea that eggs could be fried in more than one way. Had never heard of an over-easy or sunny side up egg. Then, she brought the wrong foot to our table after we had waited 30 mins for it. Her demeanor was sweet and she was really trying her best. I think it's up to management to train their servers our at least make sure they are ready to wait on tables. Two tables left without eating and another had a lengthy talk with the manager about their bad experience. Was not good day at IHOP.

I am giving this particular IHOP 1 star because I found a strand of hair in my food which I am absolutely positive wasn't mine and I informed the waitress. She apologized and had them remake my breakfast. The manager did not come to the table until I specifically asked for him to come and all he did was apologize. The only reason I still ate here was because I was super hungry. The manager should have done much more, offering me a free meal or something!!!!! Any other restaurant would have gone above and beyond to make sure they made up for me finding hair in my food! I mean, it is absolutely grotesque!!! And for that I give this IHOP 1 Star. THERE ARE MUCH BETTER IHOPS OUT THERE!! I will not return to this one ever!

I came here for breakfast with a few friends. I haven't been to an IHOP in years, because of bad service & food, so I didn't have high expectations for this visit. To begin with, our waitress was polite. I think her name was Karen, maybe? She brought our food out promptly, but forgot my friends pancakes. Kind of ironic since they are the International House of Pancakes. Oh well. Moving on. My eggs, hash browns, and bacon were pretty decent; nothing to get too excited about. I also shared the stuffed French toast topped with strawberries with my friend. She loved it. I thought it was just O.K. Overall my experience here was OKAY. Oh! And our orange juice was warm. YUCK. I'd only come here again if I wanted a cheap breakfast.

Just to get the order in- about 35 minutes. To get our food- about 45 minutes...what the heck?? for pancakes??? Salmonella anyone? This IHOP is nasty as hell. I'm writting a letter to their corporate offices this week and tell them of the all the health codes they are breaking at this restaurant. Please see attached photo. My sister ordered a Philly Cheesesteak sandwich and got a little more protein than she bargained for. A raw piece of chicken rolled out of her sandwhich. Whisky. Tango. Foxtrot?? What's worse? The manager didn't give a hoot. Seemed unphased and didn't offer an apology. He was more worried about other customer's seeing it and disappeared after this encounter. Did they comp my meal for my troubles? Nope. Never saw the manager again. I had to ask my waitress what they were going to offer us for giving my sister RAW food. To which she answered "maybe 10% off?"... :::headdesk::: This IHOP is gross. Stay away. The staff is overworked, food is undercooked and you will not feel appreciated as a customer. (by the way, this is the first ONE star I give away to anyone on Yelp)

Haven't been here in ages due to the long wait. Well today I was stuck in this strip mall waiting for my car tune up so I was like " let's go to ihop and kill time". We walk to the hostess and she tells us about 20 minute wait, we walk outside and begin to entertain ourself with "bubble man" making these huge bubbles and we get called in! Not even 5 minutes. We had an awesome waitress on top of everything. We ordered red velvet pancakes, stuffed French toast with strawberries and strawberry banana pancakes combos ( with hash browns, eggs and bacon or sausage) topped with vanilla coffee. We had to drag ourselves out with doggie bags . All we ordered was yummy and I appreciated the extra big coffee. Location was clean, busy but service was pretty quick. (Ah, yeah, we did do buisiness with bubble man and bought one his wands) lol

chocolate chip pancakes that all i got to say. i dream of these pancakes they are so delicious and with a side of hash browns i'm in heaven. ihop is the best! the prices are pretty cheap, the breakfast menu is really good, and the service friendly. after a late night of partying this is one of my favorite places to eat.

Just like any other old IHOP, Decent service, decent prices. its open 24 so its great to go late at night if you want some breaky. They used to have theses country griddle cakes (pancakes with cream of wheat) but they discontinued them for their corn cake pancakes which are meh. Can't complain, pretty decent place. Just if you go with a group, ask for separate checks to begin with doing it after is always a pain for this place.

One star because I never got to order. I just called this location to place an order and the guy that answered (Emilio) hung up very rudely. I kindly asked him about their new French toast he didn't bother to even look at the menu or ask for assistance. I'm guessing he doesn't understand English, well I'm hoping that was the case. So I called again and ask for the manager. Emilio again answered. This time he understood. He asked me why and I responded because you rudely hung up on me. He just laughed and placed me on hold with out asking me to hold. The manager Fermine answered. He apologised but he didn't even know the employees name. Bummer. I will never call here again. I will drive to the one sunset where I have always been treated with courtesy.

HOOORAY!! My First review for the year 2015. IHOP is famous when it comes to their addicting good pancakes. Well, just one look from it will make you really crave for it. Even the smell of that perfectly cooked pancake will make you go crazy and try it out. I expected the pancakes to be the best but never expected the Service to be this good. I had better service before from other places but this one is also commendable. I love how they handle our orders, they give you a warm welcome and a warm smile when you arrive and get your order. A totally great breakfast restaurant for me. Expect to see me in this place from now on.

Hubby and I stopped here a month ago for breakfast. Our waitress was not the friendliest or most attentive. She kept waiting on tables and did not allow the other waitresses to do their jobs. Our food was delicious but it took a long time to arrive. My fork was dirty and since our waitress was so busy I ended taking the silverware from a table closeby. When our waitress poured our coffee, she spilled some on our table since she was agitated. Maybe if she would have been less preoccupied in taking most of the tips for herself and more concerned with being a good waitress then my rating would have been higher. Needless to say, she did not receive a good tip from us. ; )

I hadn't been to IHOP in so long & was so pleasantly surprised at what great service, atmosphere & food this Kendall IHOP has to offer! As I walked in, & was waiting to be seated, I was greeted, with a big smile & a kind, "Hello, we'll be right with you" by 5 IHOP employees.. They were busy but took the time to greet me with such kindness. I felt so welcome! :) I ordered one of the basic breakfasts..With scrambled eggs, bacon, sausage, 2-wedges of French toast & 2 pancakes. It was fresh & delicious! The waitress was kind & the restaurant was clean & comfortable. Great breakfast at IHOP! I will definitely be back :)

I had better service before from other places but this one is also commendable. I love how they handle our orders, they give you a warm welcome and a warm smile when you arrive and get your order. A totally great breakfast restaurant for me. Expect to see me in this place from now on.

IHOP is just ok. We only went because one of my little niece wanted to go. However, our server was attentive and provided great service. But I'm not really a IHOP kind of person. The decor is dated. Won't be back anytime soon.

Hubby and I stopped here a month ago for breakfast. Our waitress was not the friendliest or most attentive. She kept waiting on tables and did not allow the other waitresses to do their jobs. Our food was delicious but it took a long time to arrive. My fork was dirty and since our waitress was so busy I ended taking the silverware from a table closeby. When our waitress poured our coffee, she spilled some on our table since she was agitated. Maybe if she would have been less preoccupied in taking most of the tips for herself and more concerned with being a good waitress then my rating would have been higher. Needless to say, she did not receive a good tip from us. ; )

So I was hoping I would have a fabulous breakfast... All we got was pissed! No one even came to our table to ask if we wanted something to drink for at least 15 minutes. Then food didn't come for another 30 minutes! 4 tables walked out cause they were never attended to! What a mess! Avoid this ihop! It's not the servers faults! There were only 3 working that morning! It's managements fault for not having more servers that morning! Awful!

I really was impressed with the cleanliness of the restaurant. The presentation of what I ordered was magnificent. My server was attentive & friendly. I will definitely go back & dine there.

I hadn't been to IHOP in so long & was so pleasantly surprised at what great service, atmosphere & food this Kendall IHOP has to offer! As I walked in, & was waiting to be seated, I was greeted, with a big smile & a kind, "Hello, we'll be right with you" by 5 IHOP employees.. They were busy but took the time to greet me with such kindness. I felt so welcome! :) I ordered one of the basic breakfasts..With scrambled eggs, bacon, sausage, 2-wedges of French toast & 2 pancakes. It was fresh & delicious! The waitress was kind & the restaurant was clean & comfortable. Great breakfast at IHOP! I will definitely be back :)

Food was cold. Service was slow. And what kind of a breakfast place forces the waitress to charge you? Aren't you supposed to stand up to the counter and pay that designated person? The only thing the waitress didn't have to do was wash the plates. Poor lady.
