Avoid this location! It's Mother's Day and the children are running the show at this location. Our server was Sarah, and anyone else willing to bail her out. The place is not full, yet we were forced to walk to the kitchen in order to request coffee refill, since we were blatantly ignored. When food came we were informed what we ordered was not available, and they had just selected a replacement. No manager on the floor to reason with. I will not be back!

Try to avoid the kids eat free nights the service was terrible and my food was not worth mentioning. The parking lot was packed and all the tables were full but I'm still scratching my head about why. If you've been to IHOP before you know what to expect in regard to the menu but when it comes to the downside of this location specifically there are little kids kicking your seat and/or pounding on their table and shaking all the booths because the parents can't be bothered to teach their kids how to behave in public.

Great food and service, Very clean and professional. The management & servers tale great care to ensure quality. One of the best IHOP Restaurants I have ever dined in. I would HIGHLY recommend this location. Although is about a 30+minute drive from West City Park, downtown Denver, it is well worth the travel time to get great service like this. Scott T.

I have some serious issues with the IHOP restaurants in my area so I go to an IHOP for my breakfast food fix wherever I travel. I have been to IHOPs across the contiguous United States and Canada. This brings me to the IHOP in Highlands Ranch - the best IHOP I have ever been to (2 times this week) . I don't agree with the criticism in other reviews. With any IHOP you know what you are getting because everything from the menu to the decor is standard across the chain of restaurants. It comes down to execution and this IHOP performed all aspects of the IHOP establishment perfectly. I don't see how there are complaints. Don't go to an IHOP if you don't like IHOP. And yes, this IHOP is obviously located in the suburbs so go to a different IHOP in the city if you prefer that atmosphere. The exterior and interior were new, clean and nice. As we thoroughly enjoyed our IHOP dining experience all of staff from the kitchen to the cashiers demonstrated that knew what they were doing. Food quality was better than expected and certainly in accordance with IHOP standards. Well done folks.

Craving a late night pancake or some scrabbled eggs or pot roast maybe? This IHOP is the place! Our server, Jorge, was attentive and very courteous. The whole wheat pancakes were served with bananas and with an added dollop of peanut butter they'll make you wanna do the happy dance.

This was entirely my friends decision since its close to her house. So to IHOP #1831 we went. Was here with a couple of friends and their kids for lunch. Saturday February 11th 2012. Time : 12:45hrs ish. Man, at this hour, DEFINITELY this place is bustling with the CAPITAL B - "BUSY"... so busy and swamped with alot of patrons. Perhaps one was the weekends, and perhaps its the LUNCH hour. When we first arrived, we got to wait for abit since they need to clear some of the tables. There are like 5 adults and 2 kids in our party. I think it has been ages I have been to IHOP, the last I could recall but this was the first at this location. From their menu, they have some specials that I am unaware of such as 7 for 7, and perhaps many more items added. Anyhoos, from what I could recall here was what I ordered : * The SIMPLE & FIT Seasonal Fresh Fruit Crepes ($7.79). This dish comes with 2 crepes topped with fresh fruit, low-fat strawberry yogurt and granola. To begin with, I was not that hungry that afternoon and furthermore, later that afternoon, I am heading for an afternoon tea baby shower buffet Downtown. As for beverages I opt for Apple Juice ($1.49). From the food pictures that I could take of what my friends did ordered were of : * Country Fried Steak with 2 Eggs. ($9.69) This dish comes with an 8 oz. fried beef steak smothered in country gravy. It is also served with two eggs, hash browns and two buttermilk pancakes. That meal alone looks tempting, in which I managed to get one bite or two. As for the kids I think they opt for : * French Toast. This dish comes with two triangles of French toast with two crispy bacon strips. ($3.99) * JR Rooty. ($4.59) This dish comes with one scrambled egg, one strip of bacon, one pork sausage link and one buttermilk pancake crowned with cool strawberry topping, warm blueberry or cinnamon apple compote with whipped topping. The rest of what my friends ordered in which I forgot to take pictures were : * Stuffed French Toast Combo ($8.69). This dish comes with Cinnamon raisin French toast with a sweet cream filling, crowned with the choice of cool strawberry topping, warm blueberry or cinnamon apple compote and whipped topping. It was served with two eggs, hash browns, two bacon strips or two pork sausage links. * 2 Coffee ($2.19) each * 2 Jr Hot Chocolate for the kdis ($1.29) each * 1 Iced Tea ($2.19) All in all, its an A-OK experience dining in here. Nothing stellar nothing fancy. The service was a little spotty, since perhaps due to the "RUSH" hour of LUNCH at this location. If I am not mistaken our server, her name is Silvia T. @24/2012

Well, what can I say... It's an IHOP. But the service my wife and I received today was, without a doubt, the best service I've had at a restaurant in a very long time. Our waiter, Pinky (yeah, his name is Pinky) was very attentive, accommodating and just happy to be there. You don't get this kind of service at many places. Keep it up!

The food was acceptable. The restaurant was not very busy. The service was quick. We were seated very quickly. The waiter was very nice and friendly. We had our glasses of water refilled many times without needing to ask.

IHOP is as IHOP does. This IHOP does it better. The service is super friendly from start to finish. We have rarely encountered a wait (if so, it was an acceptable 10 minutes) and this is important. This is my daughter's absolute favorite breakfast restaurant and so we'll be back unless the fabric of the universe rips wide open. I am thrilled that this location is run at a high standard and I don't have to suffer through a miserable experience (we've had them at other locations). It also does not hurt that IHOP offers lighter meals that won't break the calorie bank for the day! Yay for the fresh and fit two by two by two!

Great breakfast and gluten free. No matter which location the service is punctual friendly and well run. If you get there after 8:30 be prepared to wait. Thats the only downfall. However, nonetheless I'm a fan. Fresh food and tasty too!

This is our go-to breakfast spot. This place is probably one of the best run places I have seen. I travel alot and dine out alot so that says alot even if it is a chain. The food is very consistent and very good. The manager is always out and about overseeing everything and the place is clean and bright. I have never been here for any meal besides breakfast but have never been disappointed. The place is clean and bright and the service is quick.

Clean, good service, typical IHOP that you could find in Ohio, Alabama, Nevada, California . . . anywhere. If you like IHOP, you'll like this location.

We used to go here with several different families after football practice since it was so close to the practice field. It was so much fun and we all enjoyed the change of pace of getting "breakfast for dinner". We also went every so often for a weekend breakfast. Service was relatively quick and you get quite a bit of food with each order. I enjoyed their seasonal pumpkin pancakes with the hot maple syrup. Yum!

I wouldn't call myself an IHOP fan but I don't despise it like some folks seem to. So when we found ourselves in the area, and in possession of a Get One Free coupon, we thought we'd hit them up. Food aside, this is probably the most depressing IHOP location I've ever been to - chain upon chain upon chain as far as the eye can see. Again, I'm not anti-chain, but where's the variety?? Grim. Anyway, I decided on a Monster Cheeseburger (I had one a couple of months ago, and it was surprisingly good). He chose the Bacon Temptation Omelette that he had also eaten before, and enjoyed muchly. We also chose an Appetizer Sampler just cuz we're crazy like that. The sampler consisted of super bland chicken strips (nice white meat, but virtually tasteless), onion rings (over-battered and also under-seasoned) and mozzerella sticks (actually really decent, but the accompanying marinara sauce was more like herby tomato soup). My burger was flavorful and nicely cooked but it was slathered in mayonnaise (not mentioned on the menu, and not requested by me), and the Swiss cheese had a slightly funky taste. His omelette was large, tasty and chock-full of bacon. The accompanying pancakes were a little mushy. So yeah, it was IHOP, so it's not gonna win any awards for innovative dishes nor fine dining. It was a-ok though. And service was fantastic.

This IHOP has the same menu as every other one, the service was fine and prices were decent. My issue with this place is it has no character. They have some decor on the walls, but I feel as though I spent my money at just another corporate location... I'd feel better spending my money at another greasy spoon.
