    I have to say this ranks as quite possibly the best hotel stays I've ever experienced. My team and I were staying in Denver, CO for a big conference and wouldn't normally have booked a bed and breakfast but everything within a 3 mile radius was sold out. It turns out we ended up being the lucky ones! The Patterson Inn is just what we needed after a busy day at the conference. The entire staff treated us as if we were in their own home and they really took customer service to an entirely new level. I felt like I was staying in a family friend's estate. There are only 9 rooms and each one of them has a unique theme. Since there were five of us staying, we had the opportunity to see quite a few of the rooms they had to offer. Some of my favorites were the Antoinette, the Gusteau and for a more modern, fun theme - The No.9. I highly suggest this Inn to anyone in the area. In fact, I've been suggesting people go to Denver just to experience the Patterson Inn.

    Before our wedding, my wifeand I were given a suite at the Patterson Inn for our wedding night as a gift. Seeing as we'd heard it was very beautiful, we thought it would also be a convenient, beautiful place for my wife, her mother, and her bridesmaids to get ready before the wedding. Seeing as we wanted to make sure this was all right and allowed, we emailed the general manager to check on these options. The general manager, Susan, was quite snarky in her emails, telling us weddings ruin her sheets towels "which are VERY expensive" all the time. In the months leading up to our wedding we received emails from Susan nearly bi-monthly informing us of what the last wedding party had done and to BEWARE! It was as if we were being scolded for things other people had done. Both my wife and myself work in a service related industry and know how frustrating it can be to have disrespectful customers. We always work hard to be the people who abide by the rules, and leave a place in the condition we found it. With each email, we grew more and more apprehensive about the thought of my wife and her bridesmaids getting ready there and spending our wedding night at the inn. Weddings are such a joyous occasion and we didn't want it to be ruined by rude comments from a manager pertaining to things that had nothing to do with us as patrons. We started looking at other options because we were concerned about the customer service from the manager. We soon realized it would be obnoxious to have to find someone to bring our things from another location where we got ready to the Inn and pick up the key on our wedding day (The Inn keeper is only there until 6:30pm). We figured we would give it a shot and give the manager the benefit of the doubt and decided to bring our own towels to keep from "ruining any items." We booked the night before the wedding and the wedding night for The Royal room so we didn't have to worry about being checked out by a certain time or not being able to check in until a certain time. We also had The Davinci as our wedding night suite. In total we paid for and booked three nights at the Inn. We could have found much cheaper, with the same standards, elsewhere, but as said before, gave it a shot. My wife got to The Royal room on the night before her wedding, pulled down the sheets, and found a very large blood stain on her sheets and pillow case (see picture). This means the sheets were not even looked at or cleaned between guests. My wife had to sleep on top of the covers on the edge of the bed the night before her wedding, knowing nothing was cleaned. We were thankful for bringing our own towels seeing as how the cleanliness was very disturbing. The staff on her wedding day were kind and courteous, and the Inn is truly beautiful. However, after the wedding, while ON OUR HONEYMOON, my wife and I received another very accusatory email from the general manager. She stated the person who did my wife's make-up on her wedding day was verbally abusive to her staff and came in screaming trying to get something out of the room. My wife actually spoke to the make-up artist who left a blue-tooth speaker in the room and asked if she could get it back, and was told "no" though no one was in the room, as my wife and I had already turned in the key for the room, and it wasn't yet check-in time. The make-up artists explained she came in and was very courteous and was immediately given attitude, so she called to see if we (or anyone else) were using the the room to see if it could be entered. My wife's company sent a bottle of champagne along that was opened, without my wife's knowledge of where it came from until after the day of, and the general manager wrote us very rudely about how we broke policy. We were more than happy to have a bottle of champagne added to our bill for the breaking of the policy, and had my wife known it's origin at the time, we absolutely would have made sure to only buy alcohol through the Inn. While the Patterson is beautiful, the general manager's customer service is severely lacking, and the cleanliness was far from being sanitary. We wouldn't recommend the Patterson Inn to anyone looking to spend a joyous time or relaxing vacation in Capitol Hill in Denver. There are better options with far superior customer service.

    A unique hotel experience for sure! So far, the only exceptional stay that I've booked via Hotels.com ... I'll break it down for you in a few bullet points, since most want the low-down when it comes to a hotel room. Pros: + HUGE room at a great value = No. 9 came in just under $200/night and it was pretty posh. Beautiful black and white striped accent wall with bright yellow pleather headboard and black chandeliers. Bathroom with claw foot tub, double sinks and dressing table. + Great location in Capitol Hill, within walking distance to a few great coffee shops, restaurants and just on the outskirts from downtown. + Flat screen TV on the wall with cable. + High-tech security system so guests can come and go at any hour with the proper access code at the two front doors. + Staying in a historic mansion with unique rooms beats a hotel any day! Cons: + This is a B&B, so be warned of couples everywhere! And I don't blame them, it would be a romantic getaway. But I was here for work and flying solo. + There was a slight expectation to hang out during breakfast in the morning wine hour in the afternoon. Wasn't interested. This is the one thing I don't like about B&B's - I meet new people every day, kind of want to keep to myself while out of town. + Walls are thin, so depending on your neighbor's understanding of "inside voices", you may have to hear their full conversations. Or as they scream down the hall to one another. Annoying! + Unlike a hotel, there's no 24-hour concierge/front desk staff. I checked out very early Sunday morning and just left my key (really a key, not a key card) at the empty front desk. Patterson Inn is very new, so if you find yourself in Denver for work or pleasure, I'd recommend staying here for a night. Unique and a great value.

    We chose the Patterson Inn as a location for our guests to stay with us for the weekend of our wedding. The entire inn was ours for the weekend, and it really felt like a big slumber party! Breakfast was amazing every morning, and the pub in the basement was the perfect place to hang out into the wee hours of the morning after our rehearsal dinner. The staff were on point at all times, the beds were SO PHENOMENAL, and the entire building felt cozy, comfortable, warm, and intimate. It was the perfect setting for our group. The interior decor of this renovated 19th century mansion is the perfect blend of original design and modern amenities, and it made for BEAUTIFUL photos of our wedding preparations. If I could give them 6 stars, I would.

    My husband and I decided to stay at The Patterson Inn for our first wedding anniversary. I was impressed by the gorgeous renovations to this beautiful old home as I had been inside before it was given a new life as a bed and breakfast. We stayed in the Library room and loved the "Clue" inspired decor and large jacuzzi tub. I was slightly disappointed that the LED candles in the fireplace had been left on and burned out because they would have really added to the ambience. The evening innkeeper was very friendly and knowledgeable. We enjoyed the complimentary wine hour before heading off to dinner at a fun neighborhood restaurant that the innkeeper had suggested. The bed in our room was perhaps the most comfortable bed I've ever had the pleasure of sleeping on at a hotel. The heavy curtains kept the room nice and dark until we were ready to wake up in the morning. There was a tiny rectangular window in the corner of the room that let just a slice of early morning sunlight into the room that I found very quaint. Breakfast was to be served from 8:30-10:30 on that next Sunday morning. My husband and I came down to eat around 9:45 and there wasn't much of a buffet left. They had run out of blintzes, but made us green chili quiche. The food was good, there just wasn't much of a selection, and the coffee was weak. Breakfast was the only part of our stay that we were less than satisfied with, otherwise we had a wonderful time and would recommend The Patterson to anyone, especially those seeking a romantic getaway.

    We had our wedding reception at the Patterson Historic Inn in June and it was the most wonderful event. We got married in Vegas, but wanted to have a celebration with our family. The Patterson Inn was the best decision we made, other than deciding to get married of course. We rented the entire venue for the weekend, which allowed the majority of our families to stay there and get to know each other. By the end of the weekend our families had bonded and didn't want to leave the Patterson. Because the Patterson has so much built in character and has been beautifully remolded, we didn't have to spend much on decorating. The venue is gorgeous and our guests loved it. The staff was great to work with during the planning and flexible with details. They went out of their on the day of the event to make sure everything went off without a hitch. But mostly, they relieved all my stress as a bride that day. The morning after our event at breakfast (which was fabulous) my father in-law informed us that it was "the best wedding reception he had ever been too, hands down". I think that says it all. We would highly recommend the Patterson Inn to anyone for an event or just a night away. It's truly a magical place.

    Our stay at the Patterson Inn on our wedding night was less than ideal. The hubs and I are pretty low maintenance, and as nonprofit workers, we would rarely ever pay almost $300 a night for lodging. However, given that it was our wedding night, we decided to splurge and the Patterson Inn seemed to fit our style and needs for our special night. We stayed in the Royale Room. First, when we arrived at 11:30pm, we were locked out of our room and had to phone the owner for assistance. No one left a key for us, even though they knew we were arriving late. Needless to say, after a very, very long day, it was an inconvenience to wait 20+ minutes to get in our room. A minor oversight on the part of the staff, but a big deal to us because we were exhausted and it dampened the glow from a wonderful wedding. Once we got in the room, we were delighted at the amenities and the size of the room. However, once we got ready to go to sleep and turned off the light, we saw the huge EXIT sign glowing bright green just feet from the bed. The EXIT sign was next to the door to the balcony, which had a stairwell to ground level. This horrible light was so bright, and we could not find a way to turn it off. So we took towels and robes and covered the light. Again, an inconvenience, but nowhere in the room description or during our check in did anyone alert us to this 'quirk' of the room. When you pay almost $300 for a room, the last thing you need is a big, neon green light shining in your face. We would suggest either putting an optional curtain over the light or at least alerting guests of the light BEFORE they book the room. We definitely would have selected another room had we known about the light. We have stayed in other hotels/B&Bs with balconies with stairwells, and none of them have ever had such an intrusive light in the room. Last, we had no hot water in the room. When we called the front desk, the gal said, "Oh, well that's never happened in all of the time that we've been open." My response: "Well, it's happening now, so can you get someone up here to check it." The owner ultimately gave us keys to the room across the hall, and we had to walk across the hallway in our robes to shower. Again, a minor inconvenience that was the fault of no one, but combined with the other inconveniences, we had had enough by that point. Our biggest complaint is that no one at the Patterson Inn even apologized for our the cumulative issues during our 12 short hours at the B&B. We got an "okay, thanks! Bye!" when we left. Sometimes an apology or a gesture goes a long way, but we did not receive such an apology. We expected much more from an establishment such as the Patterson, especially since we paid such a high price for the room. All in all, we were quite disappointed with our stay at the Patterson, and frankly, we will not likely take our business there again or recommend it to any of our friends and family. I am sure that others have had a lovely experience at the Patterson, as it truly is a lovely place. But in this instance, we cannot in good faith recommend the Patterson to others. The Inn gets 2 stars instead of 1 because (1) they let us drop our bags off earlier in the day, and (2) it's a beautiful establishment.

    My boyfriend and I spent 2 nights at the Patterson Inn in late February and DID NOT want to leave. We stayed in the Prague Room. We got a tour of all the rooms and while I can safely say they are all beautiful and unique, I wouldn't stay in a room other than The Prague (unless the weather was beautiful and you wanted a balcony.) Our room had almost 30 foot ceilings with beams, a beautiful 4-poster bed and a bathroom to die for. A huge shower AND a clawfoot tub. So much charm. Mike hosts a wine and appetizer hour every night from 4-6 and was such a great host, as was Melissa who oversaw breakfast. Our second night, the hotel was almost empty (there was a blizzard) and Mike let us hang out in their pub in the basement. We invited friends over and put the Oscars on their bigscreen and felt like we had this big, beautiful mansion to ourselves (which we basically did). I may not stay in any other place when I return to Denver. I loved it that much. Also, in an excellent location, close to downtown. Capitol Hill is a beautiful area and has plenty of stuff walking distance. Definitely stay here!

    Absolutely charming. As a big fan of Downton Abbey, the Victorian Era, and antiques, this was just heaven for me. The building is beautifully and painstakingly renovated to fit with the modern needs and the nostalgic past. The inn is truly an escape from the ordinary. Having stayed in many hotels and inns across the world, I can truly say that this was true gem. Each room is themed, ranging from the tongue-in-cheek Clue (board game) room, to the Marie Antoinette room, to the James Bond room, each is a little haven that is sure to delight. The rooms all have flat screen TVs and free wifi for those who aren't quite willing to revert to an earlier, quieter time. We stayed in the Gusteau- the modern-French room with the lovely claw-foot tub. The bed was huge, piled high with down comforters pillows- and just divine. Unlike many other B&Bs, Patterson has taken care to have a very modern and streamline look, uncluttered with suffocating rose prints and knick-knacks. Both men and women would enjoy this inn, as there are both classically feminine and masculine skewing rooms. The common areas are spotless and beautifully maintained. The arrival area has a very secure double door system, and all the rooms are filled with gorgeous vintage pieces. The bar in the basement is retrofitted with the vintage wood bar from the now closed Burnsley All-Suite Hotel. The photographs of the previous owners and historical properties really adds in a feeling of the vibrant history that has flowed through the house. Breakfast was entirely a delight. The inn keepers took special care to ask about the food that was served and remembered which beverages I enjoyed. The quiche and french toast I ate were amazing. The sideboard also held granola, yogurt, fruit, charcuterie and fresh breads. I saw some prior guests mention that their portions were small, but I felt like it was more than adequate. I'm absolutely certain that the inn keeper would have given seconds and thirds if asked! They took such good care of us! Perhaps the most unique part was the expectation for community. Mingling and talking amongst the guests was encouraged, and even though the occupancy was low during our stay, we still enjoyed the socialization. This is definitely not a place to jet off and be secluded. That's certainly a consideration if you are traveling for business and don't enjoy unprovoked conversations. However, those who like the B&B attitude will certainly enjoy the quality of company here. In addition to breakfast, there is also a complementary wine hour in the stately bar. The evening we partook there were small snacks and both a bottle of white and red available. Each evening fresh cookies were laid out as well- a great way to end the evening. There were also 3 off-street parking spaces available at the inn. We never had an issue parking while we were there, but I can see that a high-occupancy time might frustrate drivers. VERDICT: If you love the by-gone era, you will fall in love with the Patterson. From each charming door knob, to each elegant chandelier, your heart will remember the times where you dreamed to be a Princess in a castle. Take the ones you love most dearly here and they will be absolutely pampered and delighted. Stay for several days to enjoy the full charm.

    This was our first visit to the Patterson Inn, and it will not be our last. We had "The Prague" room, which is a gothic inspired room on the top floor with gigantic vaulted ceilings, huge bathroom, and an out of this world carved wood 4 post bed. The whole experience was booked online without the need for any person-to-person interaction which is a big plus. I like all records to be email/web-pages and this was like booking any major chain hotel, hassle free and it just worked. The second we walked into the Patterson Inn, the hostess greeted us with smiles and was very friendly. We checked in instantly and were shown to our room. The services were explained very well, but unfortunately we could not take part in the dinner, wine, and cheese for the evening because we had reservations elsewhere. There was hot apple cider brewing in the dining room for any guest, and there was tea as well. The next morning we did have the complimentary breakfast and it was superb. We had french toast and quiche, both were excellent. We cleaned our plates. The building is secured with 2 digital locks with key codes and it is very nice. The only downside is that parking on the street can be a pain. After nightfall, when we returned we had to park a couple blocks away and walk. That's fine, but something to be mindful of. There is a loading/unloading zone directly infront of the hotel which we made use of upon exit to load up the car even though we parked blocks away overnight. Because every room is different, I would expect the quality of the rooms to differ as well. For instance there are 2 rooms on the first floor right by the door which I would guess (no proof, did not stay in them) would be noisy. One I think is the Antoinette room. The building is old and historic looking/feeling so the hardwood creaks and makes clacking noises like it should. Our room was on the top floor with no neighbours to either side or above. Only below and then across the hall to the Cheshire room. We never heard anyone else. The room was spotless, everything from the pictures hanging on the wall being dust free to the immaculate bathtub and neatly made bed. Very good service. The only thing I marked to 3 stars, is the value. I feel 3 stars is average value, and for the price per night we paid I expect this kind of quality. It did not disappoint at all, and I will stay there again without any doubt. But it is not a magical place with low prices and superb service. It is a diamond with high prices and superb service. Exactly what you would expect for a room at that price. Definitely stay here. Check out their website to look at the difference in rooms, they have more information and a back story for each of them.     Stayed in the Royale!! PRIVATE BALCONY!!! Wine hour in the afternoon was nice, too. Not sure we would have had as nice of a time if we stayed in the Antoinette room, which is directly next to the front door of the building. Breakfast was a ham/onion/apple/brie fritatta which was amazing. MY wife got vanilla waffles w/blueberry compote. Both were fantastic with plenty of options for coffee/tea. Staff was amazing, bringing our luggage up while we explored Denver, and buying us a bottle of bubbles for our wedding! We'll be back.

    Surprisingly charming find in an old neighborhood. Loved the mansion. We stayed in Royale room, great balcony attached, great bed. Towels a little scratchy n a turn down service would get the 5 stars. Nice breakfast. We missed the free wine hour, but love the idea. Some reports of it being 'haunted' but we slept thru any ghosts. Highly recommend.
