This place is wonderful. I had family coming into town and they booked one of their suites for a couple of days. The rooms: their suites are basically just little apartments, complete with two floors, bedroom, bathrooms, kitchen with dining area, living room, and a little private patio in the back. There is also a big beautiful garden/yard with a patio and a water fountain that is shared by the guests. Everything is very clean and tidy and beautifully arranged. For example, the hotel owners (a married couple) put fresh flowers on the dining table, there are nice paintings on the walls, the shelf in the living room has various books, and there are magazines in the bathrooms. When my folks arrived, there were little snacks on the kitchen table and water, milk, and lavender lemonade in the fridge. Food: one of the hotel owners is a chef and she is amazing. The breakfast she makes is like a piece of art. She also makes dinner for the guests upon request, which is just as fantastic. I have never eaten a meal as good at any restaurant I have been to in Tucson and, in fact, most places. By the way, the meals are brought to the individual apartments; you can also eat outside in the patio. Staff: the hotel owners do almost everything themselves. For example, there are no employees who bring the breakfast to the apartments but the hotel owners do it themselves. They are extremely friendly and accommodating and always happy to chat a little with their guests. They also have an adorable little daughter who sometimes brought us the breakfast. I can highly recommend this place. My folks loved it here.

My in-laws' stay here has proven to be consistently pleasant! The breakfast is fabulous, and each room has tons of character. My personal favorite room is the Spanish Room, where the California King bed is atrociously big and comfy. Never disappointed!

Have been to so many BB places in the country, Jill and Ron's place is the best, without doubt. The whole place is so thoughtfully designed, They are so friendly and the kids are so adorable. Definitely will come back!

We love to stay in B&B inns and Peppertrees ranks among the best in which we have ever stayed. Jill, a classically trained chef, prepared amazing breakfasts delivered to our door when we were ready by her husband, Ron. They have great outdoor space, but it was a little too cool to eat outside during Christmas week. Her manchego cheese stuffed omelet is the best egg dish I have ever eaten. I am still dreaming about it and all of her egg dishes along with her creative vegetable and potato sides and beautiful and healthy fruit plates. The grounds of the inn provide citrus and herbs used in her cooking. Her homemade, lavendar flavored compotes were delicious. We stayed in the Casita which our children described as a Hobbit House. Nice clean space with a private patio and lots of seating areas. Lovely accommodations, really good food, great bed, and gracious hosts. Doesn't get any better than that (and we were there during Christmas week. They live on the grounds with their young family). Highly recommend.

We loved Peppertrees! Went to Tucson for a weekend getaway to see the All Souls Procession. Excellent location right by U of A campus. Many restaurants, bars, novelty shops in walking distance. Another couple, my husband and I booked essentially half a house. We had two bedrooms, 1.5 baths, kitchen, living room and patio all to ourselves. It was a perfect relaxing weekend. Breakfast was wonderful and almost too pretty to eat! It was a very nice treat to have a platter of snacks waiting and homemade lemonade in the fridge. The owners were very kind and accommodating.

I have stayed at several Bed and Breakfasts throughout the years and this one is by far the best. Often the rooms I have stayed in were all in a house with one entrance and the living room being a central dining area for all the guests. This can be a bit awkward (actually very awkward depending on the other guests). Peppertree is great. It is located right in the historical and cultural heart of Tucson next to the University district. If you are visiting Tucson, they are just two short blocks west of the Universities main gates (and Centennial Hall where I saw Wilco the night before). Their focus is serving great organic food and providing a more upscale, private environment than would be typically found in the standard hotel near the University. We were greeted immediately upon our arrival and shown to our suite. Each suite has its own private entrance, bathroom and private sitting/dining area. Most porches have cozy sitting areas in front. There is a central garden area in the middle that you can choose to dine/hang out in or you can eat in your room. The amount of privacy Peppertrees provides really sets this place apart. Our suite was adorable, very shabby chic and boutique style in décor. The fridge was stocked with Lavender Lemonade and Green Tea which were both delicious, and the sitting area had a spread of fruit, nuts and chocolates. This made a big impression and helped us to feel right at home. The beds were very comfortable, my only complaint is the light poured in a little too early. They really should put up darker curtains for those of us who stay out all night enjoying the downtown festivities. Breakfast was amazing! It is prepared daily by the very talented and award winning pastry chef Jill Light McCormick. See attached pictures; it included a wonderful egg and cheese frittata with fresh greens and bacon. There was also fresh fruit and a pastry covered in raspberry sauce. I cleaned my plate and that is rare for me with breakfast. Check out was a snap and the price was quite reasonable. If you happen to be visiting downtown Tucson I highly recommend Peppertrees for a delightful and unique experience.

The general set up a few condo's around a super cute secret garden/patio. The breakfast here was one of the best I've had in Tucson. Only downside is when traveling as a couple, renting a two bedroom condo is a bit excessive. This would be an ideal place if we had kids OR traveling with a large group.

Peppertrees was my first Bed and Breakfast experience, and was a good one! I ended up with the Sunrise suite to myself (2 bedrooms, 2.5 bathrooms) and it was a very comfortable stay. The location is extremely close to the University and the same distance in the opposite direction leads to the fun 4th ave district. The bed was comfortable and breakfast was a well-balanced and tasty selection. The owners were very accommodating with my late departure and arranged for my taxi to the airport.

I travel quite a bit and it's rare to find a place as special as the Peppertrees Inn. I went to Tucson last weekend to visit my son who plays Rugby at U of A. I like to stay in more interesting places than the usual hotel and the Peppertrees Inn was a one in a million find. Jill is your host and breakfast chef. The home has been in her family for over 25 years. She and her husband ran a bakery in Washington DC before they relocated to her childhood home to run the Inn. The level of detail they take with the property and service is magical. Calling it an Oasis is a great understatement. The food she prepares is fabulous and the presentation so artistic, I took pictures so I could remember it. I asked her how it was done and she tactfully discussed her knife skills as a pastry chef. She Schooled me, a surgeon, about knives. Too funny! I can not recommend the Peppertrees Inn enough. I look forward to staying there again as my son progresses and graduates from the U of A.

Very clean and well thought out living quarters for the guests. Very clean and every need is considered; u forgot your nail clippers, there is a whole grooming set is supplied.. There are little (not so little to me) touches such as complementary homemade lavender lemonade waiting for you in the fridge upon arrival should be enough to give you an idea about what type of place this is: it is like your home but better! Great gourmet breakfast! The best!

Loved this establishment and wish we could have stayed longer to try out the breakfast. We were here for weekend orientation at U of A which is within walking distance and you can take the public transportation from the airport - no need to rent a car. If the sample refreshments and fruits/pastries and nuts set out on our arrival are any indication of the food if you decide to eat here...FABULOUS. The decor and privacy and care of their garden (note there aren't many lawns in Tucson; after all it is the desert). Wish this were our home.The attention to detail. Both Ron and Jill are four star hosts. I was told Jill was a pastry chef at Four Seasons back east. We will be back! Thank you again for making our brief visit to Tucson a delight.

Stayed here with my parents during our trip to Arizona and we stayed in the Sunrise suite. Jill was very nice and welcoming. I really liked how we had lots of privacy with our own little guest house (2 floors, 2 bedrooms, 1.5 baths) and I had my own room as opposed to sharing a hotel room with my parents for almost same price. I am a light sleeper and had a little trouble sleeping because I could hear Amtrak faintly at night and in the morning, the light would shine in even with the curtains closed. I was also super bummed that we didn't get any of the homemade lemonade or green tea :( but breakfast was delicious! :) Overall, a comfortable and enjoyable stay.

A wonderful place to relax and spoil yourselves in a very cute, warm, and welcoming B&B. Be sure to relax in the hammock at the end of the day (or after breakfast!). It is highly recommended that your breakfast be served outside in the patio near the fountain. The food is absolutely wonderful. For a person who likes eggs only fully cooked, I was blown away by the delicious flavors of the eggs over easy paired with sauteed vegetables and a cornmeal cake. My only gripe is the early morning sun pours in (even with the window shades closed) and the hen clucking right under my window as she's laying eggs kept me from sleeping in. Free wireless, myriad amenities, and complimentary beverages in the fridge (including fresh tea or lemonade made daily) are all the more reason I want to come back.

This B&B is a must visit! We stayed in the Sunset suite. Very comfortable, clean and wonderfully decorated. The breakfast was fabulous. The owner Jill is a wonderful chef. In addition, upon our arrival, there was fresh lavender lemonade and passion tea. A plate of fresh small cakes, jam and fruit too. They're only three blocks from the main gate at U of A. I walked back and forth to the school for two days. Very convenient! I'll definitely be back.

I haven't stayed in a lot of bed and breakfasts, but I have to say that this place is top-notch! The staff is super friendly and helpful, the food was just as beautiful as it was delicious, and the property was cozy with a lush central garden full of plants and trees. There was a plate of nuts, fruits, and chocolates waiting for us upon arrival and the fridge was stocked with Lavender lemonade (which happened to go great with our silver tequila) and a refreshing tea. I didn't get a chance to see the entire place, but it seemed that all of the units had private entrances and porches/patios for sitting and relaxing. The bed was quite comfortable and there was definitely no shortage of pillows. The bathroom was well stocked/equipped with toiletries and towels and the shower had decent water pressure for hosing off that Arizona sweat. The price was reasonable, check in/out was painless, and sitting just 2 blocks from the university and close to loads of shops and restaurants; the location is prime. I will definitely be back.
